DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

That I, CALLOPE DE GUZMAN, single, of legal age, Filipino


and resident of Nagsaing Calasiao Pangasinan, for an in consideration of the
sum of FIFTY THOUSAND PESOS (P50,000.00) Philippine Currency, to me
in hand paid by RAFFY S. NAVARRO married to Liezel C. Navarro, of legal
ages, Filipinos and residents of Brgy. Tandoc, San Carlos City, Pangasinan,
receipt of which sum is hereby acknowledged with my full and entire
satisfaction, by these presents hereby sell, cede, transfer and convey by way
of Absolute Sale, that parcel of land which is more particularly bounded as
follows;
“A parcel of land (Lot No. 10990) situated in the Barrio of
Nagsaing, Calasiao Pangasinan. Bounded on the N. by Lot No.
11126, on the E., by Lot No. 10987, on the S., by Lot 10991 and on
the W., by Lot No. 10992, with an area of TWO THOUSAND FIVE
HUNDRED ONE (2,501) square meters, more or less. Said parcel of
land is not yet registered under Act 469 nor under the Spanish
Mortgaged Law but may be registered under Act 3344. Declared
under TD. No. 3016 and assessed at P _____________c.s.

Of which parcel of land above-described, I am the legal owner; that I


have the perfect right to convey the same; that it is fee from all liens,
charges and encumbrances; that I have the perfect right, possession,
ownership and interest of the above-named vendees RAFFY S. NAVARRO
married to Liezel C. Navarro, to their heirs and assigns against any lawful
acts or claims of persons whomsoever;
That Article 1623 of the Civil Code of the Philippines has not been
violated.

IN WITNESS WHEREOF, we have hereunto set our hand this

HUNDRED TWENTY SIX (1826) square meters, more or less. Said
parcel of land is not yet registered under Act 469 nor under the
Spanish Mortgaged Law but may be registered under Act 3344.
Declared under TD. No. 3016 and assessed at P _____________c.s.

Of which parcel of land above-described, I am the legal owner; that I
