• Doors: Flush doors (30mm) with laminates and accessories.

• Geyser: 25 Liters, up to ₹15,000 per bathroom.

• Vanity Cabinets: Under-counter as per architect design.

• Fans/Exhaust Fans: Ceiling fan up to ₹2500 and exhaust fan included per bathroom.

• Accessories: Mirror, toothbrush holder, toilet paper holder, towel rack, towel ring, up to

₹12,000.

• Switches & Sockets: Legrand, Norisys, or equivalent.

• Ligh ng: Branded ceiling lights up to ₹400 each, per room as specified.

• Fans: Ceiling fans up to ₹8000 each for bedrooms, and drawing rooms.

• Main Electrical Panel: Located in the parking area.

Points to Remember

• U li es: Water and electricity connec on for construc on to be provided by the owner.

• GST: Extra as applicable.

• Marble Work: Available at addi onal cost, with le cost adjusted accordingly.

• Li Sha : Pit, li room civil work in the scope of the contractor. Cost of the li , cabling,

and electrical work in the scope of the owner.


General Condi ons of Contract

1. Handover of Site

 The site must be handed over to RCC. Dismantling of exis ng building is in


contractor’s scope.

2. No Deduc ons for Specific Tasks

 No deduc ons will be applied for the non-performance of specific tasks such as
cutouts, li s, sha s, sunken areas, or combined wall and ceiling plaster.

3. Client Responsibili es

 The client is responsible for all liaison, sanc ons, and approvals from various
departments, as well as all other legal formali es.
 The client will cover the cost of all government taxes, du es, security deposits to
authori es/society/local bodies/police, building permits, plinth concrete, comple on
cer ficates, sewage connec ons, and both permanent and temporary water and
electricity connec ons on an actual cost basis.
 Any project-specific approvals not listed above (e.g., tree cu ng, pole shi ing) are
excluded and must be paid for directly by the client.

4. Payment Terms

 Goods and Services Tax (GST) at 18% is addi onal.


 Payments must be disbursed within three days from the due date.
 Subsequent payments will be made according to the running bills raised upon the
comple on of each milestone.
5. Coordina on with Other Agencies

 If other agencies need to work concurrently, they must be appointed well in advance.

6. Site Management

 The front-side plot will be covered with a TIN shed.


 RCC will adhere to Na onal Green Tribunal (NGT) norms.
 Minor repairs and cleaning at neighbouring proper es, if necessitated by
construc on ac vi es, will be undertaken by the contractor.
 All other issues related to neighbouring proper es will be addressed by the client.

7. U li es and Permissions

 The client will ensure the provision of water and electricity required for construc on
and domes c purposes for labour.
 The client will obtain all necessary permissions from relevant authori es/builders/
society/ maintenance agencies to facilitate the smooth movement of resources.

8. Material Cost Adjustments

 Should the market price of cement exceed Rs. 400 per bag (including GST) or the
price of steel bars exceed Rs. 60 per kg (including GST), the client will bear the
addi onal cost.

9. Structural Specifica ons

 The plinth height will be up to 1'-6" above road level.


 The s lt height will be 8’3”-9’0” feet, and the height from the 1st to the 3rd floors
will be 10’0-10’9” (floor finish level to floor finish level).
 Any altera ons in height requested by the client will incur addi onal costs, which will
be borne by the client.

10. Exclusions

 Air condi oners, li s, servo systems, generators, ovens and Solar Panel are not
included in this contract.
 Firefigh ng work, if required by regula ons, will be provided by the client.
 Interior designer fees and related work are not included and will be charged
separately.
 Ceiling plaster work is excluded except for the s lt, staircase, kitchen, balcony
ceilings, and passage areas.
 Interior Wall Panelling, furniture (sofa, bed, dining table etc), Pergola, Gazebo is not
in contractor’s scope.
11. Quality Control

 Cube tests for all significant concre ng work must be conducted and recorded for
future reference.

12. Addi onal Work

 Any addi onal work will be performed with the client's consent and will be ini ated
a er agreement.

13. Use of Site Photographs/Tes monials

 Site photographs and tes monials may be u lized for business or promo onal
purposes, including online pos ng on social media or for marke ng and adver sing.

14. Dispute Resolu on

 All disputes will be resolved through binding arbitra on in accordance with Indian
Arbitra on Law, with jurisdic on in Faridabad, Haryana.
 The arbitrator will be appointed by RCC.
