Dear Sir,
I/We have got an irrevocable Letter of Authority dated 31st July 2024 from Ms. Anjum D/o
Late Sh. Rahis Mohammad Khan along with Mrs. Jamila Begam W/o Late Sh. Rahis
Mohammad Khan, both resident of A-327, 01st Floor, Sector -II, Vijay Nagar, Ghaziabad,
Uttar Pradesh, India, 201009 (herein “Transferor”), who was allotted by you a villa / Unit No.
O-702 (Ornate Tower) in the project namely The Grande, Meerut (herein “Said Property”) on
terms and condition contained in Allotment Letter/ Agreement dated 06th Feb 2023 (herein
“Allotment Agreement”)
The Transferor by virtue of aforesaid letter has authorized the company to assign/transfer
his/her/their rights in the Allotment Agreement in my/our favor as their nominee (s).
I/We request you to give effect to the aforesaid letter and assign/transfer the Transferor rights in
the Allotment Agreement in my/our favor.
I/We understand and agree that the transfer/assignment of Transferor right in the Said Property is
subject to his/her/their clearing of dues against the Said Property and accordingly the Transferor
has cleared all existing dues.
OR
I/We understand and agree that the outstanding amount payable against the Said Property is paid
vide Cheque No____________ dated___________ drawn on __________to the Company. In
case said cheque gets bounced due to any reason, whatsoever, then the Company shall have right
not to give effect to the transfer/assignment of allotment of the Said Property in my/our favor and
to retain the allotment in favor of Transferor. I/We further agree not to raise any claim, dispute
etc. against the Company for not giving effect to transfer/assignment due to aforesaid reason.

I/We agree and undertake as under:
(i) To sign and execute the novated standard Agreement to Sale & Deed of Assignment
cum Novation of the Said Property.
(ii) To deposit with the Company the stamp duty, registration fee and incidental charges
for getting registration of Sale Deed/Conveyance Deed of the Said Property in
my/our favor, whenever required.
(iii) To execute and get registered the Sale Deed/Conveyance Deed of the Said Property
whenever asked by the company at its own behest or at the behest of the State
Government.
(iv) To pay any taxes, fee or charges including stamp duty, which may be levied, charged,
imposed now or in future by any local administration, state/central government on
assignment/transfer of right in the Allotment Letter/Agreement by the company.

I/We, the above-named deponents, do hereby solemnly affirm and state as under:
1. I/We state that vide Letter of Authority dated 31st August 2024, Ms. Anjum D/o Late
Sh. Rahis Mohammad Khan along with Mrs. Jamila Begam W/o Late Sh. Rahis
Mohammad Khan both R/o A-327, 01st Floor, Sector -II, Vijay Nagar, Ghaziabad,
Uttar Pradesh, India, 201009 (herein “Transferor”) nominated me/us for transfer of
his/her/their right in Villa / Unit No. O-702 (Ornate Tower), in the project, namely, The
Grande, Meerut (herein “Said Property”) allotted by ZTA Infratech Pvt. Ltd. (herein
“Company”).
2 I/We state that I/We understand and agree that the transfer/assignment of Transferor right
in the Said Property in my/our favor is subject to his/her/their clearing of dues against the
Said Property and accordingly Transferor has cleared all existing dues.
OR
I/We state that I/We understand and agree that the transfer/assignment of Transferor right
in the Said Property in my/our favor is subject to his/her/their clearing of dues against the
Said Property and accordingly the outstanding amount is paid vide Cheque
No____________ dated___________ drawn on ______________ to the Company. In
case said cheque get bounced due to any reason, whatsoever, than the Company shall
have right not to give effect to the transfer/assignment of allotment of the Said Property
in my/our favor and to retain the allotment in favor of Transferor. I/We further agree not
to raise any claim, dispute etc against the Company for not giving effect to
transfer/assignment due to aforesaid reason.
3 I/We state for getting transfer/assignment of right of Transferor in the Said Property I/we
shall sign and execute new Agreement to sale with the Company and execute Deed of
Assignment cum Novation & shall always abide by its terms and condition.
4 I/We state that I/we shall pay the transfer charges amounting to _______________ if not
paid by the Transferor.
5 I/We state that upon transfer/assignment of the Said Property to and in my/our favor then
all liabilities, dues etc in relation to the Said Property stands novated in my/our favor.
6 I/We state that I/we shall pay any taxes, fee or charges including stamp duty, as may be
levied, imposed now or in future towards transfer/assignment of right in the Said
Property in my/our favor by any authority/department.
7 I/We state that I/we shall pay the registration fee, stamp duty and other charges payable
for getting the Sale Deed of the Said Property registered in my /our favor, whenever
required.
8 I/We state that I/We shall always keep the Company harmless and indemnified against all
damages/losses/claims/costs/expenses and/or any other legal injury as may be caused
to/suffered by the Company on account of assigning/transferring the right of the Said
Property in my/our favor and its subsequent transfer by way of sale deed /conveyance
deed in my/our favor or concealment of facts.
