Preliminary Check: The final checker reviews the preliminary check for
completeness and notes any comments.
Mathematical Check:
Data: Ensure the surveyor used the best available data and that the data is sound
and undisturbed.
Control: Verify that the control traverse and/or triangulation are accurately
observed and computed.
Placing: Ensure all beacons are correctly placed within acceptable limits and
adequately checked.
c) Transaction Approval:
Most land transactions involving surveys and new deed plans or RIM amendments
require approval from relevant authorities.
The letter of authority should be examined to ensure the survey was conducted
properly for the transaction.
AUTHENTICATION
Authentication in cadastral surveying is a crucial step that ensures the accuracy, legality, and
official recognition of survey documents and plans

i. Final Stage of Survey Check: The authentication stage is the final step in reviewing
a survey, where approval or rejection is determined.
ii. Consideration of Comments: Comments and recommendations from preliminary
and final checkers are reviewed to decide on the survey's approval.
iii. Transaction Examination: Transactions related to the survey are examined during
this stage.
iv. Notification of Approval: If approved, the Commissioner of Lands and the Licensed
Surveyor are informed in writing about the approval and any checking fees to be paid.
v. Rejection and Feedback: If the survey is not approved, it is returned to the surveyor
with an explanation of the reasons for rejection and necessary actions to correct
errors.
vi. Section 33 of the Survey Act: This section outlines reasons for withholding approval
or canceling an authenticated plan, such as inaccuracies due to errors or omissions in
the survey.

Non-Conforming Plan: A plan may be rejected if it does not comply with the terms
and conditions of the land subdivision permission
vii. Notification of Approval: The approval letter includes new plot numbers, assessed
survey fees, checking fees, deed plan fees, or Registry Index Map amendment fees.
The total fees must be paid before the Director can affix the Official seal for
registration.
viii. Authenticator's Role: The Authenticator reviews the checkers' comments, examines
the transactions, and evaluates the job execution to decide if the survey is in order. If
not, it is returned for further fieldwork; if it is in order, it is approved.
Compliance with Survey Act: Ensure the survey meets the requirements of
the Survey Act and Regulations.
b. Plan Details:
Accuracy: Confirm that the plan is correct in every detail before approval.
Colour Border and Locality: Ensure the colour border is shown as required
and the survey locality is ascertained.
Appropriate Act: Verify that the survey was carried out under the correct Act
(RLA or RTA).
c. Other Processing:
Data Entry: Detect duplication in survey records during data entry and inform
the Authentication Officer of any corrections needed.
Storage: Plans under the Registration of Titles Act are charted on cadastral
survey index plans and stored, while other records are stored in appropriate
locations.
