Set a - Day 2 Design Answer Key
INSTRUCTIONS: Choose the correct answer for each of the following questions. Shade only one answer in the provided
answer sheet. ERASURES ARE STRICTLY NOT ALLOWED.
I. Design Problem. Dr. Jasmine Curtis and Mr. Andy Santiago bought a foreclosed beach front lot in Bacong,
Negros Oriental for their beach house. Working in Metro Manila, the couple intended to stay there during
vacations or whenever they feel suffocated by the busy ambiance of the city life. They have chosen a Negros
Oriental-based architect who was recommended by their friend in Manila. Since the couple is based and
currently in the city, the architect will handle most aspects of the design and construction. Meetings and
documentation will be done virtually or online. Based on the initial meetings, the following are the space
requirements for this project:
a. The front and sides of the lot shall be maximized while the rear side adjacent to the beach shall have an
outdoor area including a 15m x 15m pool. This outdoor area has a depth of 20m and area of 800sqm.
b. The front yard connects to the front porch on the right measuring 20m x 8m and a 10m x 80sqm garage on
the left.
c. The rest of the building footprint will be the main living area that will include the kitchen, dining area, lots
of space and a 5m x 5m stairs on the southeast corner.
d. The stairs will connect the ground level to the 2nd floor where 4 large bedrooms are located. The whole 2nd
floor measures 800 sqm.
e. The third floor will be an extra space to enjoy the view of the beach. A 10m x 24m covered area is located
on the left side so the stair opening is protected from wind and rain. A 20m x 480sqm roof deck is adjacent
to the covered area and the utility room. The utility room will keep the water tanks and HVAC equipment
out of sight. It measures the same as the garage and located on northwest corner.
f. Low fences and gates will be provided along the perimeters. A 5m gate is provided in the front and a 3m
gate at the back.
II. Site Features. The property is a rectangular lot facing a barangay road with a 40m wide frontage. The lot cost
10,000php per sqm costing the couple 24 million pesos, located in Barangay Sacsac. The barangay is part of a
special low-density tourism zone. Residential, low-rise beach hotels and resorts are allowed but must follow
the mandated zoning ordinace for tourism zones in Negros Oriental. For residential use, required front setback
is 8m while rear and side setbacks are 5m. The 7-meter barangay road runs from north to south parallel to the
shoreline on its right side. The site is relatively flat. On the south side of the property is a 1,000 sqm beach
resort owned by the barangay captain. On the north side is a vacant lot. The east side of the lot along the rear
property line is a 15 to 20m beach with white sands. It is non-buildable and tagged as a public easement for
tourism and recreation.
III. Design Objectives. While the couple wants a beach house for their vacation, they will eventually convert it to
a small beachfront inn or hotel. The architect is expected to design the building in a such a way that future
conversion or alteration will be cost-efficient and easier. Because the couple wants this beach house as their
relaxation space, the architect shall consider materials and design strategies that are relaxing and with natural
vibe. The couple are expected to use this beach house during holidays and summer.

DESIGN PROBLEM NO. 2 – SINGLE-STOREY POLICE SUBSTATION PROTOTYPE
I. Design Problem. Arch. Alvin Guerrero was contracted by the Philippine National Police to design a prototype
for police substations in Bohol. The prototype design will be used to construct around 120+ police substations
all around the province. This was part of the plan to reduce criminality and improve the level of safety in the
Bohol which can help increase its population. After several meetings with the stakeholders, the following
space program was developed:
a. The standard area of the substation is 168sqm with 12m frontage.
b. A 32 sqm x 8m lobby receives the incoming visitors. On its left is the 4m x 4m investigation room. A 4m
x 6m counter space that includes a small filing room is also directly accessible from the lobby.
c. A 2m wide corridor leads to the two similarly sized cells at the end. Each cell is 4m x 4m with accessible
2m x 2m toilet each. Before leading to the cells, the commanding officer’s office and common toilet is
located left of the corridor both having an area of 12 sqm x 4m. Another room located on the left of the
corridor is the visiting area with 4m x 6m dimensions.
II. Site Features. Since this is a prototype, no specific site features are considered. However, to reduce additional
cost, it is assumed that the proposed sites of police substations shall be level and clear. The sites shall also be
fronting a major road for high visibility.
III. Design Objectives. The architect must be able to provide ample space for the users. He should be able to
maximize the given budget to create a functional public facility.
I. Design Problem. An ex-OFW finally saved enough money to setup a sustaining business in the Philippines
and buy a lot in a semi-exclusive subdivision in Lipa, Batangas. The client and his wife wants a 2-storey house
with two-bedrooms – one is their master bedroom while the other is a guest room. Their children already have
their own homes and family so it will be the two of them in the new house. A family friend recommended an
architect to design their new home. The architect will handle the conceptualization, architectural design,
architectural interiors and the selection of the contractor because the couple are already in their senior age and
doesn’t want to deal with anything much. The following requirements were established after several architect-
client meetings:
a. The lot setbacks will be minimized to give the client maximized space.
b. A 20sqm carport with concrete paving and half-roofed is located on the southwest corner of the lot with
4m opening.
c. A 2.5m wide and 2m deep foyer welcomes the guests. A 3m long outdoor decorative pathwalk leads to it
from the pedestrian gate.
d. On the right of the foyer is the 4.5m x 2m bathroom/storage.
e. The foyer leads to the large open plan living and dining area with full height glass windows on the west.
The large area measures 6.5m wide x 39 sqm. The glass windows allows the natural light to enter the large
space.
f. The 2.5m x 3.6m kitchen is on the northeast corner. Between the kitchen and bathroom is the 2.5m x 2.4m
staircase leading to the 2nd floor.
g. The staircase leads to a corridor measuring 2m x 2.4m. The corridor is enclosed by the 4.5m x 3.6m
guestroom on the north, a 4.5m x 6m master bedroom on the west and access to the balcony and shared
bathroom on the south.
h. The large balcony overlooks to the RROW and measuring 5.5m x 2m. The shared bathroom on the
southeast corner measures 3.5m x 2m.
II. Site Features. The lot chosen for the project is in the middle of a linear block at the rear part of the
subdivision. It is a regular rectangular lot with 11m frontage and 143sqm total area bounded by the private
properties on the north, east and west sides. The site slopes at 2% downwards towards the left side and 1.5%
downwards towards the road. An 8m road services the lot.
III. Design Objectives. The architect must satisfy the needs of the couple. They don’t mind the stairs leading to
their master bedroom upstairs because they always wanted a large hall for gathering of their relatives. The
architect is expected to provide the client hassle-free construction.

DESIGN PROBLEM NO. 4 – TWO-STOREY CONVENTION CENTER EXPANSION
I. Design Problem. The Baguio Teachers’ Camp is a historic and old educational complex. One of its oldest
building is the BTC Convention Center that needs a major renovation and expansion to modernize its facilities.
One architectural firm based in Baguio was chosen to come up with a new plan for the new convention center.
Another storey will be added to serve as a small training hall and an income-generating space will be added to
help maintain and further improve the services of this facility. These are the requirements for the renovation
and expansion project:
a. A 24m x 708sqm open court is situated between the east side of the building and the convention hall. At
the back of the court is the Storage Room 2 measuring 24m x 12m connected to the loading dock. This
court is landscaped with small trees and plants.
b. To the west side of the open court is the convention hall measuring 1800sqm with 40m front width. This is
a large space for multi-purpose use. The convention hall is connected to the east side of the building
through the 3.5m-wide loading dock with 45m length. Along the south side of the dock are the two
large storage rooms.
c. Storage Room 1 is slightly smaller than the Storage Room 2, having 21m x 12m dimensions.
d. On the east side of the open court is a 4m-wide side deck with 29.5m length. It connects to the 5m-wide
entrance deck fronting towards the Leonard Wood Road. The entrance deck is 33m long and connects to
another 3m-wide 45m-long side deck facing the east side.
e. The entrance deck serves the lobby and the convenience store. The lobby measures 17m x 280.5sqm while
the convenience store measures 16m x 13.5sqm. The store is on the southeast corner of the building.
f. Connected to the lobby is the combined comfort room and storage space on the north measuring 11m x
8m. The 6m x 8m stairwell is also adjacent to the comfort room and lobby.
g. To the right of the stairs is the administrative office measuring 16m x 26.5m.
h. The width of the front yard facing the primary road is 6m while the front yard facing the secondary road is
7m-wide. These open space will be landscaped with grass, trees and topiary. Benches for relaxation are
also considered.
i. At the back of the site is a large multipurpose open space used for parking, loading and unloading
supplies. The open space measures 120m by 30m. It is directly connected to the secondary road. On the
other hand, it connects to the primary road through a 6m-side driveway 50m-long situated to the left of
the convention hall. 35% of this large open space is unpaved.
j. A landscaped open space measuring 3m x 50m is in between the west perimeter and the driveway.
k. The additional second floor is smaller in area compared to the ground floor. The stairs in the lobby goes to
the second floor where it opens towards a 17m x 21.5m training hall. It also connects to a comfort room
and storage space similar in size as the one in the ground floor. The shorter side of the training hall
overlooks towards the Leonard Wood Road, covering a portion of the entrance deck.
II. Site Features. The project site is part of a small camp in the famous Baguio Teachers Camp (BTC), a
historical site that was established in 1907 to accommodate both American and Filipino teachers. The lot is
located at the intersection of the 15m-wide Leonard Wood Road and 12m-wide Teachers’ Camp Road. The
primary road runs from east to west direction perpendicular to the secondary road. The site measures about
a hectare (exactly 0.96ha) with 120m frontage on the south. The whole camp is in an area allocated for
national-level institutional use. The site slopes downwards at 5% towards the south where drainage is
catched by Leonard Wood Road, the primary road. Sidewalk follows the contour of the site.
III. Design Objectives. The architectural firm is expected to deliver a design appropriate for an institutional
facility. It should be grand but not too imposing. Simplicity is ideal but must retain the formality of a public
building. Because the expansion is aimed to modernize the old convention center, new and advanced
construction methods and materials are welcome. Design inspiration from Filipino architecture shall be
considered.

DESIGN PROBLEM NO. 5 – PROVINCIAL BUS TERMINAL
I. Design Problem. Philbus is a newly registered Filipino-owned bus company that provides travel to different
parts of the Philippines. The new bus company aims to be a pioneer of modernized bus terminal facility along
the EDSA in Metro Manila. To make this goal come true, the company hired the famous duo – Lopez &
Garcia Architectural Studio – an architectural partnership based in Pasig City to design the terminal. The
following requirements were established:
a. An open bus parking and maintenance zone is placed at the rear of the lot. It measures 70m x 2450 sqm
and connected to EDSA thru two 6m-wide driveways along the sides of the lot. The driveways are both
45m in length.
b. The front open space is composed of a 10m x 45m paved parking area in between two landscaped open
spaces which measure 5m x 10m and 8m x 10m.
c. Adjacent to the driveway on SE side is the passenger loading area that measures 15m x 35m. It
accommodates angled loading bays. ¼ of this space is covered while the rest is considered open space.
d. The passenger loading area is accessible through a waiting area similar in size and orientation. Adjacent to
this waiting area is the ticketing area and food court.
e. The administrative office is at back part of the building measuring 20m by 280 sqm. It is connected to the
ticketing office that measures 8m x 14m.
f. Along the driveway on NW side is the food concessionaires area and comfort room. The comfort room is
8m x 6m while the food concessionaires area is 8m x 120sqm. These directly serve the food court that
measures 20m x 420 sqm.
g. 50% of rear open space will be permeable pavement along with the triangular open space in the NW side.
II. Site Features. The project lot is along EDSA, one of the main and heavily congested roads in Metro Manila.
The road runs along NW-SE direction. Only Line 1-2 is bounded by RROW while the other boundary lines are
adjacent to private lots. The site is relative flat. The following lot descriptions were given:
III. Design Objectives. While the layout is very typical, the design firm is expected to make a unique architectural
experience for travelling Filipinos. This new and comfortable experience must be associated with the new bus
company. The design of this new bus terminal along EDSA shall be different from the other outdated and
uncomfortable terminals. The layout and provision of furniture and architectural elements shall also
accommodate the expected number of passengers especially during holiday season.
Situation 02 – The following questions relate to the Design Problem No. 1, Three-Storey Beach House and about SITE
PLANNING.
i.
10. Which of the following is usually on the ground level and not elevated?
a. porch
b. balcony
c. patio
d. bay
Situation 03 – The following questions relate to the Design Problem No. 1, Three-Storey Beach House and about
ARCHITECTURAL INTERIORS
11. Although not as durable as other countertop material, which of the following is famous for its elegant natural veins?
a. granite
b. porcelain
c. marble
d. resin
e.Note that granite (common appearance is granular) can also have veins depending on how it is cut, but
marble is more famous for its natural veins.
12. Which type of stone surface finishing is most reflective?
a. hammered
b. honed
c. polished
d. flamed
13. Which flooring is the least ideal for the front porch?
a. concrete
b. wood decking
c. WPC decking
d. porcelain tiles
e.The term “ideal” is sometimes a controversial term when it comes to the board exam because most of the
time, the question is experience-based. For this question, the best answer is wood decking. Although the
feel of natural wood decks is very elegant, it is not ideal in the tropical setting due to extreme weather and
risk of termites. You may see some outdoor decking that looks like wood, but most of the time they are
actually WPC or wood plastic composite. Even claddings that look like wood are now made of WPC.
14. Which of the following material is the least porous?
a. granite
b. marble
c. ceramic
d. porcelain
e.Natural stones are more porous than man-made materials so granite and marble are more porous than
ceramic and porcelain. Between ceramic and porcelain, porclain is the least porous.
15. Why is it common to store extra boxes of tiles after the installation is finished?
a. for replacement
b. for easy color matching
c. for the irregular corners
d. for acclimization
e.The best answer here is “for replacement”. Tile batches slightly differ so when some of the tiles are damaged
during or after installation, finding the exact tile that match will be difficult. It is a common practice to
store extra tiles for easy replacement of damaged tiles.
Situation 04 – The following questions relate to the Design Problem No. 1, Three-Storey Beach House and about
ESTIMATES.
16. How many CHBs are needed for the perimeter fence assuming the fence height is 1.2 meters from the ground and
with 0.4m underground extension connected to its footing?
a. 3,700 – 3,800
b. 3,800 – 3,900
c. 4,000 – 4,100
d. 4,200 – 4,300
e. Answer: Fence length = perimeter – (length of gates) = 200m – 8m = 192m
i. Fence wall area = (192m) x (1.2m + 0.4m) = 307.2sqm
ii. No. of CHBs = 307.2sqm x 12.5pcs = 3,840 sqm
17. How many volume of concrete is needed to raise the porch 600mm from the ground? Assume solid concrete
construction.
a. 85
b. 96
c. 57
d. 108
e. Volume of concrete = 160sqm x 0.6m = 96 m3
18. How many liters of priming paint is needed to cover the garage interior assuming a 6m x 2.4m garage door is
installed and the ceiling height is 2.7m? Assume a 25sqm/gallon coverage of priming paint.
a. 36
b. 130
c. 3
d. 33
e. Answer: First get the area of the interior minus the area of door = (80m x 2.7m) – (6m x 2.4m) = 201.6sqm
i. No. of gallons of primer = 201.6 sqm / 25 sqm = 8.064 gallons (don’t round up yet to avoid
wastage) ii. No. of liters of primer = 8.064 gallons x 4 = 32.256 liters or 33 liters (note 1 gallon = 4
liters)
19. If frog grass costs 200php/sqm, how much does it cost to cover the 50% of the rear outdoor area?
a. 60,000php
b. 70,000php
c. 80,000php
d. 90,000php
e. Answer: Outdoor area x 0.5 = 800 sqm x 0.5 = 400sqm x 200php = 80,000php
20. How much volume is needed to be excavated to construct the outdoor pool if it is designed with 3 feet shallow
end sloping to the 5 feet deep end? Provide 30% excavation allowance for the construction of walls and slabs.
a. 357
b. 274
c. 83
d. 514
e. Answer: First compute the volume of the pool = cross section area x width = 18.29 sqm x 15m = 274.35m3
i. Volume with allowance = 274.35m3 x 1.3 = 356.66 m3 or 357 m3
Situation 05 – The following questions relate to the Design Problem No. 2, Single-Storey Police Substation Prototype and
about ARCHITECTURAL INTERIORS.
22. Which prison wall color was believed to have a calming effect on prisoners?
a. green
b. yellow
c. red
d. pink
e.While green is a famously known for its calming effect, in the studies of prisons, the use of pink is actually
more considered and popular. You can search online regarding these studies. In fact, there was even a
popular color named “Baker-Miller Pink” known for its calming effect in prison setting.
23. What is the most ideal flooring material for the project?
a. granite
b. marble
c. epoxy flooring
d. polished concrete
e.Again, this type of question is somewhat subjective. But with careful analysis, we can choose the best
answer. Granite and marble is too expensive for a small police substation. Note that these substations do
not opt for elegance. Epoxy flooring and polished concrete seems to be the most viable choices. Between
the two, the polished concrete costs cheaper. Polished concrete is also as durable as epoxy flooring. Note
that if ceramic tiles or porcelain tiles are given among the choices, it would make the choices harder.
25. What do you call the lighting fixture installed on the wall and shielded by a horizontal panel?
a. wall sconce
b. tertiary lighting
c. valence lighting
d. cove lighting
Situation 06 – The following questions relate to the Design Problem No. 2, Single-Storey Police Substation Prototype and
about STRUCTURAL CONCEPTUALIZATION.
Situation 07 – The following questions relate to the Design Problem No. 2, Single-Storey Police Substation Prototype and
about ARCHITECTURAL DESIGN.
31. What is the standard height of a toilet seat?
a. 350mm
b. 420mm
c. 450mm
d. 500mm
32. What is the ideal spacing of the vertical grilles or bars for the cells?
a. 50mm
b. 100mm
c. 150mm
d. 200mm
e.There is actually no standard for this except the RIRR of Republic Act No. 10575. Of course, we’re not
expected to have read that particular law so we must analyze the given choices instead. Note that in cells,
it is important that the head of detained persons does not fit the bar spaces. It is also important that the
spacing of the bars are not too close that it blocks the security cameras. The average width of adult human
head is from 6 to 7 inches so 200mm (6”) is no longer a good choice and 50mm is too close. Between
100mm and 150mm, 100mm is a better choice and in fact, it was mentioned in the RA 10575.
33. What is the typical floor clearance of pedestal mounted toilet partitions for public use?
a. 50mm
b. 100mm
c. 200mm
d. 300mm
e.This question is actually experience-based. There are foreign standards regulating the height of the partition
panels including the floor clearance. But locally, there is actually no standard for this. The most common
height used is 150mm to 200mm because the pedestal components of toilet partition systems are available
in this height range (some designs are adjustable in height).
34. What is the optimum head clearance on the lower bunk bed?
a. 750mm
b. 2100mm
c. 850mm
d. 1500mm
e.Average sitting height measued from the seat to the tip of the head is around 750mm to 850mm for adults.
Among the choices, 850mm is the ideal choice because 2100mm and 1500mm are too high.
Situation 08 – The following questions relate to the Design Problem No. 2, Single-Storey Police Substation Prototype and
about ARCHITECTURAL FINISHES.
38. What material is the most ideal for water closets in the cells?
a. porcelain
b. vitrified
c. PVC
d. stainless steel
e.Water closets used by inmates in correctional facilities should be vandal-resistant. In this case, the standard
material is stainless steel. You can see it in many prison shows. However, since the substation is only for
short-time detainment, sometimes porcelain is enough. But since the question is “most ideal”, we shall
choose stainless steel.
Situation 09 – The following questions relate to the Design Problem No. 2, Single-Storey Police Substation Prototype and
about PROFESSIONAL PRACTICE.
42. According to SPP Document 206, how much is the recommended professional fee for a project manager?
a. 1.5 - 2% of PCC
b. 2 – 5% of PCC
c. 0.5% of PCC
d. 1 – 1.5% of PCC
44. How many years of practice is required as part of qualification to become an ASEAN Architect?
a. 5 years
b. 7 years
c. 10 years
d. 15 years
Situation 10 – The following questions relate to the Design Problem No. 2, Single-Storey Police Substation Prototype and
about BUILDING CODE.
47. Which of the following doors shall not be used as an exit door?
a. swing door
b. double-acting door
c. sliding door
d. fire door
48. The National Building Code of the Philippines or PD 1096 was signed by which president?
a. Corazon Aquino
b. Diosdado Macapagal
c. Fidel Ramos
d. Ferdinand Marcos
50. Who receives the appeal regarding the non-issuance of building permits?
a. OBO
b. PRC
c. PRBoA
d. DPWH
e.Section 307 of NBCP reads “Within fifteen (15) days from the date of receipt of advice of the non-issuance,
suspension or revocation of permits, the applicant/permittee may file an appeal with the Secretary who
shall
render his decision within fifteen days from date of receipt of notice of appeal. The decision of the
Secretary shall be final subject only to review by the Office of the President.”
Situation 11 – The following questions relate to the Design Problem No. 3, TWO-STOREY ATTACHED RESIDENTIAL
HOUSE and about DEVELOPMENT CONTROLS.
56. With the carport being paved, what is the maximum remaining open space area that can be paved?
a. 42.9 sqm
b. 22.9 sqm
c. 13.9 sqm
d. 20 sqm
e.According to Table VIII.1, the maximum ISA for a basic R-2 zone with firewall is 30% of the lot area. The
maximum ISA therefore is 42.9 sqm. Since the carport is entirely paved, the remaining open space that can
be paved is 42.9 sqm minus 20 sqm carport equals 22.9sqm.
57. What is the actual building height of the project if the structure is roofed with 30-degree pitched roof draining
away from the firewall with the roof tip at 9.0m from established grade elevation?
a. 9.0m
b. 10.0m
c. 7.65m
d. 7.20m
e. This question is a bit tricky. Note that the building height or building height limit is measured from the
established grade elevation (EGE) up to the topmost portion of the structure. However, when the roof is
pitched, hipped or gabled, the building height is only up to the average of the roof height. To get the
building height, you must be able to visualize it. Here’s a the solution:
i.
ii. Another note, the firewall extension above the roof is not considered in the computation for
simplicity’s sake.
58. Where is the appropriate established grade elevation?
a. N-W corner
b. N-E corner
c. S-E corner
d. S-W corner
e.The EGE is a confusing concept or factor in the NBCP. The EGE changes especially for very steep lots
where the change in elevation from end to end of the structure is greater than 3m. Given the slope of the
site and the depth (13m) and width (11m), we can check if the change elevation exceeds 3m. Because the
slope is only 1.5% and 2%, the changes in elevation is very small. Therefore, the EGE is easy to identify.
The established grade elevation is the highest adjoining part of the sidewalk. In the case of the project, the
EGE is in S-E corner.
59. What is the minimum suggested lot area for an basic R-2 inside lot?
a. 100 sqm
b. 80 sqm
c. 301 sqm
d. 150 sqm
e.If you’re familiar with the contents of the Rule 7 and 8, this is easy. Table VIII.G.7 provides the suggested
minimum lot sizes for any type of lot according to zoning. For basic R-2 inside lot, that is 80sqm.
60. What is the maximum allowable GFA for the project?
a. 214.5 sqm
b. 185.9 sqm
c. 251 sqm
d. 341 sqm
e.Remember that the maximum GFA can be computed by multiplying the TLA by maxFLAR. Table VII.G.1
shows the FLAR per zoning. For basic R-2, FLAR is 1.3 to 1.5. Since maximum is asked, we will use 1.5.
i. Max GFA = TLA x maxFLAR = 143 sqm x 1.5 = 214.5 sqm
ii. Note that 1.3 is not the absolute minimum FLAR. This is only the minimum FLAR to make the
project no underdeveloped. It means that the client can still choose a lower than 1.3 FLAR but the
lot is already underdeveloped.
Situation 13 – The following questions relate to the Design Problem No. 3, TWO-STOREY ATTACHED RESIDENTIAL
