SPECIFICATION FOR THE CONSTRUCTION

OF TWO STOREY RESIDENTIAL BUILDING

OWNER: JUAN DELA CRUZ


LOCATION: Brighton Baliwag Bulacan

I. GENERAL CONDITIONS
These specifications are intended to cover all labor and materials necessary
for the complete of the proposed Construction of Two Storey Residential Bldg.
owned by Juan Dela Cruz, the entire structure shall be finished in first class
workmanship to full extent and meaning of the plans and specifications.

II. SCOPE OF WORK


The following are the work to be done:
1. Clearing and grading
2. Excavation
3. Structural Concrete and Masonry Work
4. Doors, Windows & Partition
5. Roofing, Tinsmith & Glazing Work
6. Electrical Work
7. Plumbing Work
8. Painting Work

III. METHODS OF CONSTRUCTION


1. Clearing and Grading
a) The lot shall be cleared of debris, grasses and any or all things that
may hamper the construction.
b) Staking out the building line accurately shall follow by erecting batter
board at such point where they will not be disturbed during the
construction of the footings. All grades shall be indicated on the batter
board. These staking and grading shall be done in the presence of
Engineer-in-Charge.

2. Excavation and Filling

All necessary excavation to grades indicated on plan are to be


excavated to neat size as far as practicable and each is to be leveled to
line on the bottom ready to receive the foundations.

3. Structural Concrete and Masonry Works


a) All concrete work shall be done in accordance with the standard
specifications for concrete materials as adopted by the government
and the following proportions shall be used unless otherwise indicated
on the plans.

Class "A" (l:2:3) for all footings, piers, columns and slabs as
well as beams (girder).

Class "B" (l:2:6) for all concrete slabs or step on fill or on


ground.

b) Cement Hollow Blocks

Cement hollow blocks as indicated on the plans shall be of the


approved quality. It shall be wetted by water prior to the laying. Use 10
mm standard steel bar diameter for all block reinforcement, spaced not
more than 0.60 meters apart.

c) Flooring

Flooring on the ground floor shall be 0.10 meter thick reinforced


with 10 mm diameter deform bars two way slab spacing of 0.30 while
for the second floor shall be of 0.125 m with 12 mm RCB at 0.20 meter
on center both ways. Concrete floor shall be finished with waring
surface of 1:2 cement mortar on 10.0 centimeter thick, applied after has
attained it's final set. The mortar shall be spread and trowelled to a
smooth and even surface with sufficient slope for drainage, straight V-
groove to avoid formation of unsightly construction crack later.

4. Doors, Windows, Partitions, Carpentry and Joinery Works

a) General

All lumber shall be of the approved quality, the respective


kinds for the various parts of the work. It must be well seasoned,
thoroughly dried and free from large looses or unsound knots,
saps, shakes or other imperfection impairing the strength,
durability or appearance of such materials. All exposed wood
works shall be smooth, dressed and well sand -papered.

b) Kinds of Lumber

The lumber to be used for the respective parts of the work


shall be as follows:

1. Tanguile for all door jambs and all wood in direct


contact with concrete for stud and facia board.
2. Apitong for all roof framing and ceiling joist.
3. Tanguile for all girts, girder and floor joist.
c) Doors
All Type of door shall be made of Glass w/ Aluminum frame,
use wooden panel type for each room and for comfort room w/ size
indicated in the drawings and as specified herein. It shall have a
minimum thickness of 1 ¾ and a height of 7 ft. Provide all doors
with sufficient clearance so as not to bind with the jamb during
expansion.

d) Ceiling

Ceiling as indicated in the plan shall be 1/4 thick ordinary


plywood. Ceiling for eaves shall be Kiln Dried. with decorative
corniza or mouldings around of all sides.

e) Partitions

All partitions shall be either made of Glass with Aluminum


frame or with 0.15 meter thick CHB layered with 3/8" bar diameter
for all blocks, spaced not more than 0.60 meters apart.

f) Windows

Windows shall be of powder coated aluminum type except for


the Toilet & Bowl which is steel casement type window with 1/8"
thick clear glasses.

5. Roofing, Tinsmith & Glazing Work

a) General

The sheets herein specified are commercial sheets, plain or


corrugated. Whenever the gauge of galvanized iron sheets are not
specified herein after, it shall be understood that the gauge used
are based on Philippine standards.

b) Roofing
The roofing shall be made of steel using angle bar for truss &
c-steel bar for purlins covered with # 26 gauge long span scale type
design. Tekscrew shall be 65 mm.

c) Ridge, Valleys, Hips, Gutter and Down Spout.


Ridges, valleys, hips shall be of # 26 G.I sheet shape to
section and dimension 10". Down spout shall be P.V.C pipes
standard with 3" in diameter.

6. Plumbing Works
a) General

All plumbing work shall be done under the supervision of a


master plumber. It shall conform at the Plumbing Code of
thePhilippines.

b) Piping

Every water closet and lavatory shall have a separate shut off. The
size of pipes shall be of the standard sizes based on Philippine
Standards.

c) Plumbing Fixtures

In the toilet and lavatories, all plumbing fixtures shall be of


the Philippine Standards.

7. Mill Works and Hardware

a) General

All rough hardware required for the construction of the


project including nails, spikes log screws, bolts, ets., shall be
provided. All finishing hardware herein specified shall also be
provided installed in place.

b) Butt and Hinges

Loose pin type shall be used for all doors, 3 hinges each.
hinges shall be 3 ½ " x 3 ½" or 4" x 4".

c) Cabinet

All cabinet door shall be provided with ½ " x 3" hinges,


1-chrome pull and 1-friction catch.

d) Lockset

All door locks shall be of Japan brand. Each lock to function


correctly for each type of door.

e) Metal Works

Provide iron grills where indicated, screw for doors shall be


optional.

8. Electrical Works
a) General

All electrical works shall be done in accordance with the


Electrical Code of the Philippines and all works shall be under the
supervision of a license electrician. The number and location of
outlets are indicated on the plans. All wires shall be concealed in

CHB 4" with plastering. On masonry walls, it shall run on P.V.C.


Pipes.

9. Painting Works

a) General

All painting materials shall be of first class quality,


specifically Boysen paints. All surfaces shall be dried and cleaned
before paint is applied. Wood surface shall be given a priming coat
after all defects such as holes, cracks and checks are being puttied
over the same color as the final coat. Sufficient time must be given
for the putty to set after which these spots shall be sanded over
until smooth two coats of paints shall be applied to all parts of the
building.

b) Woodwork

For all interior woodwork, oil paint shall be used except for
the plywood ceiling which shall be of flat paint. All window frames,
window head, base boards and door jambs shall be painted with
two coats of quick dry enamel after puttied and sand papered.

c) Masonry Work

Used concrete latex paint for all outside masonry walls.


Walls shall be given a priming coat before applying paint.

d) Metal Work

All metal work shall be given a coat of red lead primer and
finished with two coats of enamel paint.

IV. EQUIPMENT
All carpenters, masons and tinsmith shall have all necessary tools and
equipment for the consfruction of the project. Mixing of concrete shall be done by
concrete mixer machine.

The plumber and electrician shall have their complete set of tools for the
execution of their respective jobs.

For the painters, an air compressor and spray shall be provided for the
painting of all doors and cabinets.

V. WORKMANSHIP

The importance of workmanship which and good and sound cannot be


over stressed. All carpentry and joinery work, tinsmith works shall be governed
by this specification with equal forces. Lines maybe straight and through, and
surface must be plumbed. In a series of windows, angles may be square, lines of
mounting must be nearly straight as possible with a tolerance of 1/8". Door must
have sufficient clearance so as not to bind with the jamb upon expansion. The
door strike shall be so located as they hold the door sash in firm when shut.
Hinges shall be properly installed.

Masonry work must be finished with a steel trowel, plastering must be


such as to leave the mortar coat well bonded. Concrete mortar mixtures shall at
standard engineering practices.

All works must be supervised by duly licensed engineer.
