1. INTRODUCTION:

This document explains briefly about the Integrated Building management System that is
suggested for this project, basic essential components of these systems and explanation on the
areas of implementation of each system.

3. SYSTEM OBJECTIVES:

Building The primary objective of the IBMS is for Energy saving and to control,
Management monitor & log key equipment related to HVAC equipments like AHU’s,
System TFA’s & CSU’s, ELECTRICAL System.

controllers for the purpose of alerting the people during emergency
cases.

BUILDING MANAGEMENT SYSTEM:-

Building Management System has a significant role to play in energy efficiency.

The design of integrated system shall have the integration of the smallest sensors to
operator work stations with all function of entire building services available at the control
station.

“Integration” shall mean all the parts of the system that are connected together through the
software and shall share all the information. The integration of all system shall be achieved
through software programs, electronic components, hardware packaging and data
communication network.

The BMS system will perform the following functions

Integrated Building Management System will be designed on the basis of truly distributed
intelligence to meet the I/O requirements. (Ref: I/O summary)

The DDC panels will be distributed all over the building based on Equipment locations.

Automation Server:

The Automation Server software is pre- loaded on Schneider Electric supplied


hardware that supports communication and connectivity to the I/O and field busses. The
distributed intelligence of the Automation Servers ensures fault tolerance in the system and
provides a fully featured user interface through WorkStation and WebStation.

Features:
The Automation Server is a powerful device that can act as a standalone StruxureWare
Building Operation server and also control I/O modules and monitor and manage field bus
devices. In a small installation, the embedded Automation Server acts as a stand-alone
StruxureWare Building Operation server, mounted with its I/O modules in a small footprint.
In medium and large installations, functionality is distributed over multiple Automation
Servers that communicate over TCP/IP.

MPM Controllers:

Multi-Purpose Management devices (MPM) enable the control, monitoring,


management of entire sites via StruxureWare Building Expert. They can also be used for
wired and wireless zone control in larger buildings.devices.

Enterprise Software:

The Enterprise Server is the Windows® application version of a StruxureWare Building


Operation Server that collects site-wide data for aggregation and archiving, yet is flexible
enough to run stand-alone applications. The Enterprise Server also serves as a as a single
point of administration through WorkStation or WebStation for StruxureWare Building
Operation, Schneider Electric’s intelligent Building Management System.

PUBLIC ADDRESS SYSTEM

The Public Address system used to make general announcement or to transit the fire
tone under fire condition. These different signals are transmitted through the same set of
speakers hence different levels of priorities are allotted to different signals. The music
optionally interfaced with least priority and the fire tone is having next priority and the
emergency announcements are having the highest priority level.

The Public Address System is designed to suit the requirements of the customer with
the state-of-the-art technology. This system is used to address the occupants of the building
whenever it is necessary. Also the system is interfaced with Fire Alarm System. Under normal
working condition of the system indicates the healthiness of the system.
The Public Address system used to make general announcement or to transit the fire
tone under fire condition. These different signals are transmitted through the same set of
speakers hence different levels of priorities are allotted to different signals. The music
optionally interfaced with least priority and the fire tone is having next priority and the
emergency announcements are having the highest priority level.
PA system mainly consists of zonal speakers located in all over the building (like Office
areas, lift lobbies and etc), Booster amplifiers to drive these speakers located in centralized
place (BMS Room) and centralized Announcing Console (BMS Room) with zone selector to
make announcements. The zonal speakers are grouped into 18 zones, these zones can be ad-
dressed individually/all zones at once by selecting the respective zone codes through zone se-
lector panel of the Operator console. PA system is also interfaced with fire alarm system. Dur-
ing Emergencies a Tone (emergency) will be relayed into zonal speakers after receipt of signal
from Fire alarm panel until it get released.

The PA system is designed to receive inputs from the following input sources
 Zone Announcement Console with MIC and Zone Selector Buttons
 Music CD Player

6W Ceiling Mount Speaker – LBD 0606:

In this speaker, three lead wires are provided in the matching transformer to allow se-
lection of nominal full power, half power or quarter power. This speaker comes with metal grill,
built in LMT, frequency response of 80Hz-20 KHz with 3W tapping. It has excellent frequency re-
sponse and high sound pressure level.

6 Watts Wall mounted Cabinet Speaker-LBD 3902:

In this Speaker, push terminals are provided to allow selection of nominal full power,
half-power or quarter-power. This Speaker can be easily installed with mounting brackets. This
speaker has excellent frequency response and high sound pressure level.

Rack Mounted Power Amplifier-LBD 1938:

This rack mounted power amplifier is available for increasing the power of the Public
Address system. It directs 100V input for power expansion.

Rack Mounted Voice Controller-LBB 1990:

The Plena Voice Alarm Controller is the heart of the voice alarm system. It is the basis of
the Plena Voice Alarm System, and has all the essential functionality for compliance with the
IEC 60849 standard, including full system supervision, loudspeaker line impedance supervision,
a supervised emergency microphone on the front panel and a supervised message manager.
The messages can be merged to allow even more flexible use of pre-recorded an-
nouncements and evacuation messages. The controller can be used as a stand-alone system
with up to six zones, or expanded to up to 60 zones using additional six-zone routers. Up to
eight call stations can be connected. Interconnections are made using standard RJ45 connectors
and shielded CAT-5 cable. A built-in 240 W amplifier provides the power for the emergency call
channel and BGM.

Rack Mounted Voice Alarm Router-LBB 1992:

The Plena Voice Alarm Router is an expansion unit that can add six zones as well as 12 input
and eight output contacts to the Voice Alarm System. It can use the built-in amplifier on the LBB
1990/00 Voice Alarm Controller, and provides inputs and outputs for one or two amplifiers in a
multiamplifier one or two-channel system.

Voice Call Station-LBB 1956:

The Plena call station is a stylish, high-quality call station with a stable metal base design, a flex -
ible microphone stem and a unidirectional condenser microphone. It can make calls to selected
zones (one to six and all-call) in a public address system built with the Plena Voice Alarm Sys-
tem. In addition to tabletop use, the special design allows it to be neatly flush-mounted in desk-
tops. Green flashing means standby (chime is sounding). Green indicates microphone active.
Amber indicates that the system has detected a fault (IEC 80649), and red indicates that the
system is in the emergency state.

FIRE ALARM SYSTEM

Fire Alarm System is a set of electric/electronic devices/equipment working together to


detect and alert people through visual and audio appliances when smoke/fire is present. These
alarms may be activated from smoke detectors, heat detectors, water flow sensors, which are
automatic or from a manual fire alarm pull station.

System Description

As per the requirement, the Fire Alarm System is provided with addressable multisen-
sor detectors, thermal detectors. Manual call Points are provided to trigger the alarms manu-

ally in case of emergency situations and also strobes cum hooters are provided to give the
alarms with sound as well as strobe indications.
The panels are modular in nature and can be customized to the specific require-
ment by selecting the suitable housing, rail and modules. The panels are configured based on
the requirement (as per BOQ) and will be located as required. Each loop capable of connecting
up to 125 devices / 125 detectors. Active repeater panels are connected to the main control
panel so that indications on the fire alarm control panel can also be seen at a remote location.
Also Mimic panels can be connected to the fire alarm control panel so that the LED on the
mimic panels can be programmed for certain important indications.
The control panel communicates with each device on the loop, and if an alarm or
fault condition is signaled, or if communications are lost with one or more detectors, the ap-
propriate response is triggered. The loop can be powered from each end so that if the loop is
broken at any point, no devices are lost. In order to give tolerance against short circuits on the
loop, short circuit isolators are inbuilt in all the detectors and devices. If a short circuit occurs in
the loop the isolators directly on either side of the fault will isolate that section. The panel will
detect the loss of the devices, signal a fault and drive the loop from ends, thereby enabling the
remainder of the loop to operate correctly and ensuring minimum loss of coverage.
The Addressable Fire Alarm System consists of the following systems as mentioned below:

These detectors / devices are connected to the fire alarm panel. In case of an emer -
gency on receipt of any alarm from these detectors, control panel will initiate the alarm using
the sounders and also inform the fire brigade or the proper authorities regarding the same.
The Addressable Fire Alarm System consists of thermal detectors, multi sensor detec-
tors, manual call points, and sounders, monitor and control modules which are connected to an
addressable Fire Alarm Control Panel using 2 Core 1.5 sq. mm Shielded cable. The control panel
communicates with each device on the loop, and if an alarm or fault condition is signaled, or if
communications are lost with one or more detectors, the appropriate response is triggered. The
loop can be powered from each end so that if the loop is broken at any point, no devices are

In case of emergency, as soon as the Fire Alarm control Panel recognises fire, it triggeres
the pre configured messages through the Public Address Sytem for emergency evacuation of
the occupants & releases all the access controlled doors. Announcements are made through
speakers which are powered from the amplifiers connected to the Fire alarm panel.

TALK BACK SYSTEM

A talkback system is a set of talkback speakers, amplifiers and micro controller with
goose neck microphone fitted in the console. This system helps to alert people in case of
emergency situations.

System Description

As per the requirement the Talk Back System is provided with Talkback speakers,
Zone selectors and a booster amplifier. Gooseneck Microphone fitted in the console is used to
alert the people in case of emergency via talk back speakers. And also the talkback speakers
enable the receiver’s to respond via inbuilt microphone.
