The Off-Plan market in Dubai refers to properties which can be purchased and sold before the project is
complete. This is a very large part of Dubai’s Real Estate market, attracting both end users (homeowners) and
investors. Unlike the secondary market where you can physically see the property that you are buying, with Off-
Plan, you are relying on models and renders of what the project will look like when complete.

Off-Plan developments often have attractive payment plans which allow the buyer to pay over the construction
period; some even have options where the payments continue after handover (a post-handover payment plan).
It is important to carefully choose a reputable developer here within Dubai when buying Off-Plan. In order to
make sure the project is delivered on time and most importantly that your funds are secure, this is usually done
with your instalments being paid into an escrow account set up by the developer.
Capital appreciation is also something to consider: More often than not, as construction progresses, the
property will appreciate in value. For an investor, that means that even though there won’t be rental income
until the property is complete, the value will increase throughout the build stages, so this is something to take
into account.
Re-sell: You can usually sell the property once 30% of the total amount due is paid, so whether that is because
you are happy with the capital appreciation at this stage or you just need to release the capital invested, this is
another flexible term that you can take advantage of with Off-plan.
New property: This is one of the main advantages of buying Off-Plan – you are going to be part of a brand-new
development, as opposed to buying an older, secondary project.
Developer Incentives: The developer may offer, for example, a waiver of registration fees and/or service
charges for a set amount of time, or there may be an option to have a higher standard of finishes at no extra
cost.
On-time delivery: This is one thing that needs to be considered, as in some instances, the project could be
delayed due to unforeseen circumstances. This is why it’s important to go with a reputable developer that has
a good track record for delivering on time.
