BMS Sequence of operation

FAN COIL UNIT (TYPICAL)

System Overview

FCUs will have a dedicated thermostat for local control and are linked with the BMS via the BACNET
bus and can be controlled/monitored by the BMS.
A dedicated unitary controller will control the BMS fan coil units.
The FCU controllers will be integrated to the Central BMS system via BACNET bus and the operator
would be able to monitor the data from the central workstation.

Temperature Control

The FCU thermostat monitors the space temperature. It is compared against the operator set point. The
FCU speed is decided based on the difference between the set point and the space temperature.
Demand for more cooling shall switch the FCU to higher speeds and the chiller valve shall be
modulated to open. As the temperature is achieved the speed shall be reduced and valve shall be
modulated to close position.
In occupied mode, the occupant will have the complete control of the FCU speed and temperature. The
occupant can change the set point and select the desired fan speed using the space thermostat.
In unoccupied mode, the FCU controller shall override the BMS and start the fan coil unit as the
temperature reaches 27ºC. Fan coil unit shall stop as space temperature reaches the set point.
The operator can override the current FCU speed from the BMS computer and manually run at the
desired speed.
A duct temperature sensor installed in discharge duct for monitoring the temperature.

Alarms

The following alarms would be generated on BMS.


Temperature Alarm:
The BMS raises and records an alarm for room temperatures more than 6 degrees (user adjustable)
above or below the set point.
The BMS raises and records an alarm for discharge temperatures more than 30 degrees (user
adjustable) above or below the set point.

TWIN EXTRACT FANS (TYPICAL)

BMS monitor the On/Off status , Run status from Fan control panels and alarm raised if trip alarm
occurs in the fan control panel

EXTRACT FANS OAF (TYPICAL)

BMS monitor the On/Off status ,Run status and rotor speed feedback from Fan control panels and alarm
raised if trip alarm occurs in the fan control panel

All extract fans shall operate under the dictates of one of the DDC controllers inbuilt time
schedules and control in the following manner.

• Once the selector switch of Auto status confirmed from control panel ,BMS issue command
based on the schedule of Extract fan

• When the Extract air fan start command is issued by the BMS, then BMS monitors the RUN
status of the fan and the TRIP status of the fan. In case that if any of the status goes to
OFF/ALARM condition, then BMS will generate a FAN FAIL ALARM.

FRESH AIR HANDLING UNITS (TYPICAL)

The unit is comprised of:


Supply air fan,
Supply Modulating damper
2-way cooling modulating valve.
Bag & Pre- Filter
The sequence of operation of the unit shall be as follows:

Supply Air Fan Control

• The AHU shall be started by the BMS when the Auto / Manual switch of the supply fan is in
“Auto” position. The supply air fan trip signal is in NORMAL position.
• After the AHU is commanded to start as per defined time program, BMS will automatically
command the Supply dampers to Open. BMS will monitor the damper open feedback
confirmation and will issue start command to the supply air fan.
• Once the start command is issued, the BMS will ensure the fan is enabled and then shall monitor
the differential pressure airflow switch of the fan. If the DP switch signal is ON then BMS will
issue a command to the 2-way cooling valve to open according to the temperature control loop.
• If the DP switch not once fan command given from BMS ,after predefined time, alarms will be given on
the BMS and the AHU supply air fan will be stopped.
• The operator can stop the AHU from the BMS anytime; however, the default state of the AHU
when the DDC is reset or powered up is START.
• When the AHU is stopped or if the airflow status of the AHU is not ON then the cooling valve will
be closed i.e., 0% will be shown on the BMS.

Temperature Control Loop

The supply air temperature sensor installed in the supply air duct, will relay the measured signal
(temperature) to the DDC controller, the DDC controller compares this signal with the set-point
(adjustable by the operator from BMS central) and generates an analogue output to the 2-way
modulating cooling valve. Based on the difference between the two values, a Proportional - Integral -
Derivative program will determine the percentage of the valve opening, and produces a signal to the 2-
way valve to achieve the desired condition. The 2-way valve is mounted on the CHW return pipe. The
default set-point value for the supply air temperature is 13.0 Deg.C

Alarm Reset

When the supply air fan start command is issued by the BMS, then BMS monitors the RUN status of
the fan and the TRIP status of the fan. In case that if any of the status goes to OFF/ALARM
condition, then BMS will generate a FAN FAIL ALARM (point will be displayed on the central
graphic). This alarm shall be latched until the operator resets it. The AHU start/stop command shall
be OFF from the BMS until this alarm is reset.

Plant Reset:

If the unit plant mode is in “Fan Fail” condition, then the operator can reset this alarm by using the
plant reset option. This point should be kept in manual mode during all the operations. If this point is
not in manual mode then the operator would not be able to reset the Fan Fail alarm.
