Strategy:
Harmonic Integration: The design concept aims to create a "symphony of buildings" that
integrates seamlessly with the existing facilities within Nanded City township. It is
positioned at an oblique angle, acting as a focal point.
Accessibility & Connectivity: It is located in the West Pune submarket which offers good
connectivity to Mumbai and Central Pune and houses a large residential catchment.
Functional Design:
Three building typologies cater to different office space needs.
Connected podium creates a central hub for interaction and movement.
Two-level parking provides ample space for vehicles.
Targeted Amenities:
Building Façade: Grid pattern of tinted glass with varying shades on green, light blue, and
dark blue.
Signage: Ceramic frit glass with unique colors for each building, creating a visually
interesting backdrop from the podium level.
Building composition:
Eight office buildings (B1-B8) connected at the podium level with three typologies.
Utility Building: Houses electromechanical services.
Entrance Plaza Building: Serves as a welcoming entry point.
Security Office: Ensures building security.

LOMA IT PARK CASE STUDY
SYNOPSIS:
LOMA IT PARK, Ghansoli, Navi Mumbai is a 30 acre project built as an integrated township
project in MIDC. 40% area is built as a residential area and 60% area is dedicated for IT
development such that 12 acre area is residential and 18 acre area is for IT development.
IT park consists of 4 towers of IT buildings named as Q1, Q2, Q3, and Q4. Q1 building
consists of 12 office floors and G+4 parking podiums. Podium level consists of amenities
such as food courts, WiFi pods, wall of fame, amphitheater, sits both covered and open to
sky, medical center and library. Floor plate is having built up area of 50,000 sqf, with 10
passenger lifts, two service lifts, four fire rated staircases.
Designed for future growth, this integrated township is the first walk-to-walk campus of its
kind in the Mumbai metropolitan region. Large flexible floor plates, sustainable design and a
wealth of amenities are some of the features that distinguish the development as Navi
Mumbai’s new center for growth
It is designed as per LEED platinum standard emphasizing its ecologically conscious design,
high quality, safe and secure mixed use campus that stimulates and encourages the walk to
work concept to achieve a high level of success, increases productivity and upgrades
lifestyles.
The campus is a well thorough design, that creates a unique confluence of ‘Prakriti’ and
‘Purush” by the merger of the spiritual and the materialistic, the core and the surroundings.
The square forms of the building dictate the architectural expression of ‘Purush’ - the male
component.
The flowing forms dictate the landscape expression of ‘Prakriti’ – the female component.

to Suit spaces. Large flexible floor plates, sustainable design and wealth of up market

International Tech Park, calledITPL orITPB is a tech park located in Whitefield,Bangalore, 18
km from the city center. It is managed by Ascendas. It includes the450,000 square-foot Park
Square Mall, several sporting arenas, and the Vivanta by Tajhotel. It is the oldest tech park
in Bengaluruand is located in the Whitefield cluster. Itwas created as a result of a joint
venture between India and Singaporein January 1994.It is a large facility, comprising 10
buildings This park provides campus facilities formultinational giants like IPsoft, General
Motors, Société Générale, MuSigma, Xerox, Conduent, AT&T, Solis, Sharp, ScientificGames,
