ARKANSAS EVICTION NOTICE

(NOTICE TO QUIT)

Date: October 10, 2024

This notice is sent to Juan Iturriaga (“Tenant”) and further directed to all residents,
occupants, subtenants, and any others in possession of the Premises.

Property Address: 315 Taylor Rd, Clarksville, AR 72830 (“Premises”)

Lease Start Date: 01/05/2024 (“Lease”)

In accordance with your Lease and the laws of Arkansas, after service on you of this
notice, you are hereby given the following instructions: (Check the Appropriate Box)

✘ - NONPAYMENT. Within 3 days, the Landlord demands the total amount due:

✘ - Past Rent: $700 For the period of: October 2024


✘ - Late Fees: $10/day Details: Tenant owes $10 late fee per day if rent
is not received in full by the 5th day of each month. As of 10/10/24,
tenant owes $50 in late fees (in addition to rent).

Total Amount Due: $750 (if paid today, 10/10/24)

Payment Instructions: Payment needs to be deposited at Simmons Bank.

If the above payment is not made within the required timeframe, the Tenant will be
required to quit and deliver possession of the Premises. The deadline to make full
payment or move out is by close of business on Monday (10/14/24).

- NONCOMPLIANCE

YOU ARE FURTHER NOTIFIED that the Landlord hereby elects to declare that forfeiture
of your Lease under which you hold possession of the Premises if you fail to perform or
otherwise comply. Such noncompliance will institute legal proceedings to recover rent and
possession of said Premises which shall result in a judgment against you including costs
and necessary disbursements together with possible statutory damages as allowed by law
for such unlawful detention.
