SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENT:

That I, FLORENCIO D. ALVAREZ, of legal age, widower, Filipino and with residence
address at Purok 4, Bagong Flores, Lupao, Nueva Ecija, by these presents do hereby name,
constitute and appoint, EDGARDO M. TOMAS, of legal age, single/married, Filipino and with
residence address at Eugenio St., San Jose City, Nueva Ecija, to be my true and lawful Attorney-
in-Fact, for me and in my name, place and stead to do and perform, any and all of the foregoing
acts and things, to wit:

1. To process the payment of the capital gains and documentary stamp tax of a certain
parcel of land under TCT No. 050-20223031 situated in Lupao, Nueva Ecija containing
an area of NINE THOUSAND SIX HUNDRED EIGHTY EIGHT (9,688) SQUARE
METERS, more or less, with the Bureau of Internal Revenue (BIR), Talavera Branch;

2. To get, obtain and secure the Electronic Certificate Authorizing Registration (eCAR) of
the Capital Gains Tax and Documentary Stamp Tax from the Bureau of Internal Revenue
(BIR), Talavera Branch, sign on my behalf whatever documents needed for me to sign
with the said office;

3. Process with the Assessor’s Office of San Jose City, Nueva Ecija as well as with the
Registry of Deeds of San Jose City for the transfer of ownership of the above mentioned
from its former owner unto my name containing an area of 9,688 SQUARE METERS,
more or less, of the same lot; sign on my behalf whatever necessary to effect the herein
authority given.

4. To do such any other act or thing that may be deemed necessary or incidental to carry out
effectively any and all of the purposes for which this authority is hereby given.

HEREBY GIVING AND GRANTING unto the said Attorney-in-Fact full power and
authority to do and perform all or any acts requisite and /or necessary to carry into effect the
foregoing authorities, as fully to all intents and purpose as we may or could lawfully do, if
personally present and acting in person, and HEREBY AFFIRMING, CONFIRMING and
RATIFYING all that our said ATTORNEY-IN-FACT may also do or cause to be done under
and by virtue of these presents.
