What is Construction Management
Deals with the overall

• planning,
• budgeting
• organizing
• coordination, and
• control
• supervision

• of a construction process from the start to the


end.
Objectives of Construction management
1. to produce a project that meets client
requirements

2. To finish the project on budget and schedule,

acceptable risk

Construction Management
CPM manages the “ Ms” of construction,
• Manpower (men)
• Machines (equipment/tools ) ,

• Methods and procedure of construction

B. Construction management activities in general involves
the following aspects:
 Planning
 Budgeting/Cost of project
 coordinating with team and
stakeholders
 contract management
 actual supervision of
construction projects
 Deals with risk management
(earthquake, AoG, bankruptcy)
 Enforce safety in site /health
and safety .(accidents)
Management of construction involves
• Cost management: Maintain awareness
of all costs associated with a project;
budget management; anticipate any
changes to project scope that could impact
cost.
• Contract administration: Create
contracts for subcontractors and suppliers;
manage payments to contractors; source
materials and suppliers.
Management of construction involves
• Health and safety management: Ensure everyone
on-site follows health and safety regulations;
prepare health and safety documentation;
implement suitable protocols for ongoing practices
and regular monitoring.

• Quality management: Deliver projects that meet


clients' specifications; ensure all work complies
with quality standards; facilitate regular checks
throughout the project lifecycle; use a total quality
management approach (TQM) to help reduce costs
in remedial work; minimize delays; maintain
relationships with clients, contractors, and staff.
Who manages a Construction Project?

CONSTRUCTION PROJECT MANAGER (CPM)

• In charge of the overall coordination of the entire construction program for


the owner. (hired by owner)

• (preferably engineer or an architect)

• ( in charge over all for planning, design, procurement, and constructionon


behalf /for the owner.)
Skills required of a CPM
1. Establish leadership skills when dealing with site
management.
2. Develop a team approach (team Player) among their
site management personnel.
3. Delegate responsibility to the site management team.
4. Maintain good site records when reporting on
progress and on the contract profitability situation to
senior management.
5. Proficient in report writing and communications
with senior management, site staff, subcontractors and
the client.
6. Be able to implement company procedures and
policies
7. Act as mentor to immediately subordinate
management personne
Who are the Participants in a Construction Project?

• 1. The Owner (The Client)

Four Stages of construction process
• 1.Preconstruction phase(Design/planning)
• Conceptual design:
Owner and design professional selects the project site, and estimate ,schedule, and program.
Go or No GO for the project

• Schematic design(Basic Design phase)


materials to be used , construction methods, Basic design/drawings only

• Design development: (Detailed Design)


Detailed Design /Designing the main systems and components of the project. (CE EE ME
plans, drawings, specification)

• Preparation of Contract documents:


Contracts (agreement ) For bidding of project, Bill of Materials . Quantities (BoQ) , Estimates.
2.Procurement phase
(Bidding, Tendering and award phase)

• each work package will be advertised and bid out individually. (ex.
DPWH/govt)

• select highly qualified contractors (DMCI, EEI, etc)

• Usually lowest bidder obtains right to construct


• Tendering selection of best contractor to do the work
3.Construction phase
• - The actual physical construction of the project
stage by prime and sub contractors

• This stage takes the project from


procurement(phase 2) through the final
completion(4)
4.Closeout phase
• actual use of the constructed facility.
