portion of House No: 14 located in Village Malako, Tehsil & District Jalandhar,
with an area of 1 Marla 240 square feet (One Marla Two Hundred Forty Square
Feet), measurement as per Marla: 272 square feet bounded as East: Plot of
Ranjit Kaur, West: Plot of Kamla Rani, North: Road, South: Digre. As per
Jamabandi (land record) for the year 2016-17, Hadbast No: 298,

Ownership and possession are in my name as per Sale Deed No: 3859, Dated:
02-08-2019, registered by Sub-Registrar Jalandhar-1, through Mutation No:
3376, duly sanctioned and without any dispute or objections of any kind.

I (the seller) hereby declare that I have not transferred the mentioned property
to any individual, bank, society, institution, corporation, or any other entity
through lease, rent, gift, exchange, partition, equitable mortgage, or any other
means. The said property is free from all types of encumbrances, disputes, and
legal issues. There is no ongoing case related to the property in any court, nor
is there any stay order preventing its transfer. Additionally, there are no
outstanding dues to any government, semi-government, or private
organization.
Now, I have sold the aforementioned house along with all associated rights
from land to sky, including all structures, construction rights, passage rights,
and easement rights, for a total amount of ₹8,50,000/- (Eight Lakh Fifty
Thousand Rupees), half of which is ₹4,25,000/- (Four Lakh Twenty-Five
Thousand Rupees), have been received by me from Anand Ulabh (Aadhaar No:
9303-8733-5896), son of Shri Leela Dhar, son of Shri Khema Nand, resident of
House No: 14-A, Tower Enclave, Phase-1, Jalandhar. The total property in lieu of
Rs. 8,50,000/- has been out of which Rs. 6,00,000/- was received through
cheque no. 548627, dated 14-01-2022, drawn on Capital Small Finance Bank
Limited, Jalandhar and remaining ₹2,50,000/- was received in cash. There are
no pending payments from the buyer. No further financial dealings remain
between us in the presence of the Sub-Registrar. The buyer has been given full
ownership and possession of the property and may use, construct, or transfer it
at their discretion. Now, neither I nor my heirs have any connection or claim
over this property in the present or the future. All rights that I possessed in
relation to this house are now transferred to the buyer. If there arises any legal
or factual dispute, incorrect statement, or registration issue, I (the seller) will
be fully responsible and liable. The buyer, in my absence, can have the transfer
of ownership (mutation) registered in their name. If any dispute arises
regarding the said house in the future, I (the seller) will be responsible up to
this date. This sale deed has been written based on the statements and
photographs provided by both parties. Both the seller and buyer confirm that
the facts stated in this registered document are correct, and nothing has been
concealed. The mentioned property does not belong to any religious institution
or entity, and there is no restriction from any court regarding its transfer. It also
does not violate any provisions of the Land Acquisition Act or any other
government-issued directives. The area code and population details have been
correctly recorded per the Collector Rates. Both parties are also aware of
Section 82 of the Registration Act, 1908 (Central Act 16 of 1908). If someone
attempts to certify the registry by stating false facts, they may face
imprisonment for seven years, a fine, or both (i.e., both imprisonment and
fine). The original copies of ownership records related to the said land from the
year 1995 to the present have been included. This land is not part of any
unauthorized colony, and it belongs to a colony that was inhabited before the
year 1995. This document has been written based on the documents and
photographs submitted by the parties, and the parties shall be responsible for
any defects or discrepancies related to it. The cost of registration has been
borne by the purchaser.
