Case-Analysis

The document presents a case study analysis of five different building-related issues, including smart system integration failures, plumbing system failures, electrical overloads, poor indoor air quality, and code compliance issues. Each case outlines the scenario, building details, and investigation findings, highlighting key problems such as inadequate system performance, safety concerns, and non-compliance with building codes. The analysis requires proposing logical solutions, considering implementation feasibility, and presenting findings in a structured manner.

Case Study and Analysis

Instruction: Read and Analyze all cases presented below then create a digestive analysis about the possible
solution to the problem. You may opt to present your solution in a creative manner (e.g. flow
chart/diagram, construction drawings, and etc.). Place your hand-written analysis and solutions in the
template given to class.

Case # 1: Smart Building Integration in a Mixed-Use Development

Scenario:
A newly built smart mixed-use development (residential, office, and retail spaces) is struggling to
optimize its smart systems. While the building is equipped with IoT sensors, automated HVAC, and
lighting controls, tenants complain about unnecessary heating/cooling, sensor malfunctions, and
inefficient energy use.

Building Details:
• Smart Systems Installed: IoT-based lighting, HVAC automation, security cameras, access
control
• Energy Source: Grid electricity with solar panel integration
• Occupancy Patterns: Vary between office hours, residential nighttime use, and retail peak
hours

Investigation Findings:
• Poor system integration: IoT sensors are not communicating effectively with HVAC
controls.
• Over-reliance on automation: Manual overrides are not available in critical areas.
• Security vulnerabilities: Smart access control has experienced unauthorized breaches.

Case #2: Plumbing System Failure in a High-Rise Building

Scenario:
A newly constructed 15-story residential building is experiencing low water pressure on the upper floors
and frequent pipe leaks in the basement. Residents have complained about inconsistent water supply,
especially during peak hours.

Building Details:
• Water Source: Municipal water supply
• Pump System: Single booster pump located in the basement
• Pipe Material: PVC pipes used for both supply and drainage
• Usage: Residential apartments with multiple bathrooms and kitchens

Investigation Findings:
• The booster pump is undersized, failing to provide adequate pressure to upper floors.

Prepared by :ENGR. RVA, CE, MP, SO, ME-1

• PVC pipes are not rated for high pressure, leading to leaks in the basement.
• No pressure-reducing valves (PRVs) are installed, causing excessive pressure variations.

Case #3: Electrical Overload in a Shopping Mall

Scenario:
A three-story shopping mall has experienced frequent circuit breaker trips and overheating of electrical
panels in the food court and entertainment areas. Business owners are complaining about interruptions
in operations.

Building Details:
• Power Supply: 3-phase 400V system
• Electrical Panel Location: Centralized on each floor
• Main Loads: Restaurants, movie theaters, retail stores, escalators, and elevators

Investigation Findings:
• Undersized wiring: Some circuits have higher current loads than they were designed for.
• Unbalanced load distribution: The food court and entertainment zones are drawing excessive
power compared to other sections.
• Lack of surge protection: Power fluctuations are causing equipment failures.

Case #4: Poor Indoor Air Quality in a Hospital

Scenario:
A newly renovated hospital has received complaints from staff and patients about stale air, high
humidity, and an increase in respiratory issues. There are also reports of mold growth in some rooms.

Building Details:
• HVAC System: Centralized air handling system with HEPA filters
• Ventilation: Mechanical ventilation with outdoor air intake
• Common Spaces: Patient rooms, operating theaters, waiting areas

Investigation Findings:
• Low fresh air intake: The system recirculates too much indoor air, reducing ventilation
effectiveness.
• Improper humidity control: No dehumidification strategy in place, leading to mold growth.
• Dirty air filters: HEPA filters are clogged due to poor maintenance.

Case #5: Code Compliance Issues in a Residential Building

Scenario:
A 10-story residential apartment complex is facing legal challenges because it does not fully comply
with building codes. During a routine inspection, authorities found non-compliant stair dimensions,
insufficient accessibility for disabled residents, and missing seismic reinforcements.

Prepared by :ENGR. RVA, CE, MP, SO, ME-1

Building Details:
• Construction Year: 1995
• Code Compliance Required: Local building code, BP 344 and seismic codes.

• Key Issues:
• Stair risers are too high, making them difficult to use.
• No wheelchair ramps or accessible elevators in key areas.
• Structural beams are not reinforced for seismic activity.
• Tile finish used is a ceramic glossy type.
