Subject: Search Report in respect of Plot No. D-74 admeasuring 1000.00 Sq.
Property Bearing Plot No. D-74 admeasuring 1000.00 Sq. Mtr., out of
Sinnar Industrial Area, within the village limits of Malegaon and out the limits of
Sinnar Municipal Council, Sinnar, Tal. Sinnar, Dist. Nashik Bounded as under:-

I have investigated the title in respect of Plot No. D-74 admeasuring 1000.00 Sq.
Mtr., out of Sinnar Industrial Area, within the village limits of Malegaon and

out the limits of Sinnar Municipal Council, Sinnar, Tal. Sinnar, Dist. Nashik. I
have gone through the papers shown by the applicant, I have also taken due
search in Sub-Registrar Office, since 2011 to till today. That the said documents
placed before me are genuine. I have verified tallied and compared these
documents from the records of the office of the Sub-Registrar of Assurances and

M/s. Suraj Industries through its Prop. Ravindra Laxman Rathod. The Lease Deed
registered before Sub Registrar Office, Sinnar at Sr. No. 1506/1996 on dated
It appears from the record that, M/s. Suraj Industries through its Prop.
Ravindra Laxman Rathod have obtained loan Rs. 50,00,000/- from ICICI Home
Finance Company Limited, Branch - Nashik & executed Equitable Mortgage Deed

accordingly file Notice of Intimation regarding said Mortgage Deed before Sub
Registrar Office, Sinnar at Filing No. 181/2024 on dated 13/03/2024. This fact

Development Corporation for Transfer lease hold rights of said property in the
name of M/s. Godavari Elec Mech Engineering through its Prop. Mr.
Vishwambhar Bhausaheb Kalwaghe & sanction to the same by MIDC vide its
14/01/2025 leasehold rights of said property transfer in the name of M/s. Godavari
Elec Mech Engineering through its Prop. Mr. Vishwambhar Bhausaheb Kalwaghe.
But till todays date Deed of Assignment not executed in favor of M/s. Godavari
Elec Mech Engineering through its Prop. Mr. Vishwambhar Bhausaheb Kalwaghe.
I am of the Opinion that, M/s. Suraj Industries through its Prop. Ravindra
1000.00 Sq. Mtr., out of Sinnar Industrial Area, within the village limits of
Malegaon and outside the limits of Sinnar Municipal Council, Sinnar, Tal.
Sinnar, Dist. Nashik. He having good, clear & marketable one as per the available
Nashik.
State Government has not issued Notification including the area as defined U/sec
2 (n) as “Urban Agglomeration” making the Urban land (Ceiling and Regulation
Act, 1976 applicable and therefore, the said Act is not applicable territorial Limits

FINAL CERTIFICATION.
Taking in to Consideration of all above entries and record, I find that M/s.
Suraj Industries through its Prop. Ravindra Laxman Rathod is the absolute Lease
holder of said property. The title over the above property is clear & marketable
one. Subject to Charge of ICICI Home Finance Company Limited, Branch -Nashik
favor of M/s. Godavari Elec Mech Engineering through its Prop. Mr.
