CHAPTER 1:
INTRODUCTION
1.1 Introduction
RoomEase is designed to provide a user-friendly and efficient digital platform where property
owners can list available rooms, and tenants can search for accommodations based on their
preferences. It also enables users to connect with potential roommates by considering factors
such as lifestyle, habits, and budget, thereby ensuring a comfortable and convenient living
experience.
The increasing migration of students and working professionals to different cities for education
and employment has created a growing demand for reliable and affordable housing options.
However, the existing accommodation search process has several limitations:
To overcome these issues, RoomEase offers a secure, transparent, and efficient solution where
users can search for accommodations, connect with property owners, and find compatible
roommates, all within a single platform.
The RoomEase application provides a seamless experience for both tenants and property owners.
The key functionalities include:
Room & PG Listings: Property owners can list available rooms with detailed
descriptions, images, and pricing.
Advanced Search & Filters: Users can find accommodations based on location, budget,
amenities, and availability.
Roommate Matching System: AI-based recommendations help users find compatible
roommates based on preferences.
Rating & Reviews: Tenants can rate and review rooms to ensure transparency.
Chat & Communication: A built-in messaging system allows direct interaction between
tenants and property owners.
Map Integration: Google Maps integration helps users locate properties easily.
The project will be developed using React.js (frontend), Node.js with Express.js (backend), and
MongoDB (database) to ensure a scalable and efficient system.
This project aims to revolutionize the accommodation search experience by providing a smart,
reliable, and efficient platform for students and working professionals.
CHAPTER 2:
Finding PG accommodations and roommates is a critical need for students and working
professionals in new cities. Traditional methods involve word-of-mouth referrals, broker-based
searches, or classified advertisements, all of which are time-consuming, unreliable, and lack
transparency.
To address these issues, various digital platforms and mobile applications have been introduced,
aiming to simplify the accommodation search process. However, many of these solutions have
drawbacks, such as unverified listings, limited roommate-matching options, lack of
communication features, and high brokerage fees. In this chapter, we analyze the existing
solutions, their limitations, and the advancements in technology that can be leveraged to create
an improved and efficient system like RoomEase.
The major challenges faced by individuals looking for PG accommodations or roommates are:
1. Lack of Verified Listings – Many existing platforms allow users to post rental listings
without proper verification, leading to fraud and misleading information.
2. No Roommate Compatibility Matching – Most rental platforms only list properties
without providing an intelligent system for finding compatible roommates.
3. Dependency on Brokers – Many users have to rely on brokers, leading to additional
costs and possible exploitation.
4. Inefficient Communication – Tenants and property owners often struggle to connect
due to the absence of a direct messaging system.
5. Limited Filter Options – Many applications do not provide proper filters for amenities,
rent preferences, location proximity, and other essential factors.
6. Lack of User Reviews & Ratings – New tenants have no way to determine the
credibility of property owners or roommates before making a decision.
To solve these challenges, modern technologies such as AI-based roommate matching, real-time
chat systems, map integration, and a verified listing process can be incorporated into our project
RoomEase to create a more secure, efficient, and transparent accommodation-finding system.
2.3 Existing Techniques and Their Limitations
Several online platforms and techniques have been developed to help users find
accommodations. Below is a summary of some existing solutions and their advantages and
disadvantages:
From the comparison above, it is evident that existing solutions do not fully address the problems
associated with PG searches and roommate compatibility. RoomEase aims to integrate all
essential features into a single platform by combining the best aspects of these solutions while
eliminating their drawbacks.
Several research papers and studies have been conducted on accommodation search systems,
roommate-matching algorithms, and property rental platforms. Below are key references in
chronological order that provide insights into our project:

how filters, price range, and user feedback influence rental decisions.
5. "Smart Accommodation Search: Integrating AI and Location-Based Services"
(2022) – Examines how AI and geolocation can optimize rental searches.
These studies provide valuable insights into how technology can improve the rental and
roommate-matching process, forming the foundation for RoomEase's innovative approach.
2.5 Conclusion

CHAPTER 3:
PROBLEM STATEMENT
3.1 Introduction
Finding suitable PG accommodations and roommates in a new city is often a challenging, time-
consuming, and frustrating task for students and working professionals. The existing manual and
online methods for searching accommodations have several limitations, such as unverified
listings, dependency on brokers, lack of roommate compatibility checks, and inefficient
communication between tenants and property owners.
To address these challenges, we propose "RoomEase: Smart Roommate & PG Finder," a web-
based platform designed to provide a seamless, transparent, and efficient solution for finding
verified rental properties and compatible roommates in a hassle-free manner.
The current methods for finding PG accommodations and roommates have several drawbacks
that lead to inefficiency, inconvenience, and security concerns. Some of the major issues faced
by users include:
Many existing online platforms allow anyone to post listings without proper verification,
leading to fraudulent or misleading property details.
Users often fall victim to fake property advertisements or scams, which result in financial
losses and security risks.
Most rental platforms only list properties but do not offer intelligent roommate-matching
features.
Users end up sharing rooms with incompatible roommates, leading to conflicts and an
uncomfortable living environment.
Many people rely on brokers or middlemen, which increases rental costs due to
commission fees.
Brokers often prioritize their profits over users’ preferences, leading to unsatisfactory
living conditions.
4. Inefficient Search & Filtering Options
Many platforms do not offer advanced filters for searching properties based on location,
budget, amenities, room type, gender preference, etc.
Users have to go through hundreds of irrelevant listings, making the search process time-
consuming and frustrating.
Tenants and property owners do not have a direct and secure communication system on
most platforms.
Users have to rely on third-party apps or phone calls, which may lead to privacy concerns
and potential scams.
Many platforms do not provide rating and review systems for properties and owners.
Users cannot assess whether a property is well-maintained or if the owner is trustworthy
before booking.
Our platform will use Artificial Intelligence (AI) algorithms to match users with compatible
roommates based on:
Budget range
Location-based search (Google Maps integration)
Room type (single, shared, private, PG, hostel, etc.)
Amenities (Wi-Fi, AC, parking, food, etc.)
Gender preference (Male/Female/Co-ed)
In-app chat and call features to directly connect tenants with property owners without
sharing personal contact details.
Prevents spam and scam calls, ensuring privacy and security.
Users can rate and review properties and landlords to ensure better decision-making for
future tenants.
Verified reviews will help tenants find reliable and high-quality accommodations.
3.4 Conclusion
The existing rental search system is inefficient, unorganized, and prone to fraud. RoomEase is a
comprehensive solution that integrates AI-based roommate matching, secure communication,
verified listings, and transparent reviews to offer a seamless rental experience for students and
working professionals.
In the next chapter, we will discuss the System Analysis, including feasibility studies and
requirement specifications for developing RoomEase.
