This LEASE DEED executed at Hyderabad on this day of 1 st October 2024 by and
between:
Mr. Alahari Pattabhi Ramprasad s/o. Alahari Sivaprasad, aged: 41 years, Occupation:
Banker, Resident of 305, Jyothi Meadows, Whitefields, Kondapur, Hyderabad hereinafter
referred to as the 'LESSOR’ which term shall, unless repugnant to the context, mean and
include its administrators, representatives and assigns etc. of the ONE PART.

1. Krishna Rajeev, d/o Rajeevan N, aged 21 years, having address: 14/ 162 Anantha
Pathmam, Kakozhiyil Vayal, Pandakkal, Mahe, Pondicherry – 673310.
hereinafter referred to as the 'LESSEE' which term shall, unless repugnant to the context,
mean and include its administrators, representatives and assigns etc. of the OTHER
PART.
WHEREAS the LESSOR herein is the absolute Owner and possessor of the
Residential Space No. 302, Jyothi Meadows, White Fields, Kondapur, Hyderabad - 500081.
AND WHEREAS the LESSEE herein above referred has approached the LESSOR
and the LESSOR has agreed to give on lease the said property .
AND WHEREAS it was mutually considered expedient to reduce the said terms and
conditions of lease into writing.
1. The lease commences from 1st October 2024 and the duration of the lease is 11
Months
2. The monthly rent shall be Rs. 39000/- (Rupees Thirty Nine Thousands only), which
shall be payable to the LESSOR in advance by the LESSEE on or before 5th of every
month
3. The LESSEE in addition to the above rent shall also pay towards the actual monthly
maintenance and water charges on or before 5 th of every current month to the builder or
society formed for that purpose.
4. The LESSOR will bear the actual Property Tax relating to the above premises as levied
by the Municipal Corporation of Hyderabad from time to time.
5. The LESSEE shall pay the electricity bills in time and handover the receipt of the same
to the LESSOR as proof of payment of the same. In the event of disconnection due
to failure of prompt payment the cost of reconnection and penalty etc., shall be borne
by the LESSEE.

6. Default in payment of rent within the stipulated time for any month will entail forfeiture of
the tenancy without any notice. This applies after giving proper notice with a minimum
3 days grace period to rectify the default.
7. That the LESSEE shall neither lien nor raise any financial assistance from any
institution or individual affecting the interest of the LESSOR and the leased out
premises.
8. The LESSEE has deposited an amount of Rs.74000- (Rupees Seventy Four Thousand
only) at the time of execution, towards interest free deposit, which shall be returned by
the LESSOR to the LESSEE on the expiry of the License period after adjusting any dues
towards Rent /electricity/water/maintenance /any willful damage, not being the normal
wear and tear, caused to the said premises and attached gadgets by the Lessee and/or
his clients/acquaintances/workers etc. .
10. The LESSEE shall not modify/remove any of the structural, civil works,
electrical/sanitary fittings etc., before seeking permission in writing detailing the
modifications proposed from the LESSOR.
11. The LESSEE cannot claim any rights, or interest whatsoever over the said premises
or any part thereof except as a LESSEE.
12. The LESSEE shall not at any time demolish or cause to be demolished the said flat or
any part thereof agreed to be taken on lease by them, nor shall at any time make or
cause to be made any additions or alterations of whatever nature to the said flat or
any part thereof.
13. The LESSEE shall keep the Flat in a neat and habitable condition and shall not
cause any nuisance or disturbance to the neighbors and the LESSOR/Maintenance
Company/Welfare Association shall have the right to inspect the FLAT at all
reasonable and convenient times with proper prior notice.

14. The LESSEE shall use the said FLAT Space for the purpose of residential use and
related activities only.
15. The LESSEE shall not use the said FLAT for any purposes other than it is leased
out. The LESSEE shall not be allowed to either sub-let, sub-lease, transfer,
cause any such deed nor allow any unauthorized person to occupy the premises either
in whole or part thereof affecting the interest of the LESSOR.
16. The LESSEE at its own option shall insure all its items belonging to it at its cost and
expenses, for any kind of loss, damages, the LESSOR has no liability for any such
happenings whatsoever it may be. The LESSOR would be responsible for the insurance
of the property/flat.
17. The LESSEE shall quit and remove himself, and its belongings from the said
premises at the end of the termination of the Lease and any stay beyond the
termination amounts to unauthorized occupation.
18. The LESSEE shall deliver vacant physical possession of the leased out portion of the
Flat on expiry of the period of tenancy and the LESSOR shall have the right of
vacating the LESSEE without any further notice.
19. The agreement can be terminated on either side by serving one month advance
notice in writing.
20. The LESSOR shall have the right to adjust out of the deposit the arrears of rent or
damages to the Flat or Furniture (mentioned in Annexure 1) or any other dues payable
in respect of electricity charges, and maintenance charges etc., if applicable.
21. All correspondence between the LESSOR and LESSEE shall be communicated to
the respective addresses shown in this Deed, or to the change of address of
LESSOR and LESSEE.
22. At the time of termination of the lease, the LESSEE shall handover the Flat in tenantable
condition, normal wear and tear exempted. The FLAT is to be maintained including
painting etc., by the LESSEE at their own expenses and in the opinion of the LESSOR if
the FLAT is not maintained in reasonable manner, the painting and other work, will be
carried out by the LESSOR and collect expenses from the LESSEE.

23. This lease agreement will expire on completion of 11 months from the date of
commencement of this agreement. In case both the parties agreed to renew the lease
for further period, it can be done with an increase of 10% over the previous lease.
24. The LESSEE shall follow and abide by the bye-laws regulations and decisions of the
Owner's Association or the Society and shall do all such acts, deeds and things as
may be required by the Association/Society from time to time in common interest .
25. If the LESSEE vacates the premises or leaves the City, State or Country without
notifying the LESSOR in circumstances showing that he/she/it may not come back, or
may not come back within reasonable time and is untraceable, the LESSOR shall
have the right to open the premises, retake possession and dispose of the LESSEE's
belongings.
26. If the LESSEE acts against any of the conditions made in the Lease, the LESSOR has
the right to rescind the agreement and the LESSEE shall vacate the premises without
any objection/claim.
27. The LESSOR has got every right to sell away the said property agreed to be leased out
to any other person/ party/company under this agreed lease period and the
LESSEE agree for the same. However, if the LESSEE desire to continue the LESSOR
shall arrange for the LESSEE from the prospective purchaser to Lease out the said
premises with the same terms and conditions agreed under this lease deed.
28. The LESSEE may have pets in the apartment under the following conditions.
a. The LESSEE will inform the Apartment Association of having a pet by filling in
a provided application form.
b. The LESSEE shall maintain good standards of hygiene and cleanliness, so
that the cleanliness of the premises is managed, and other residents are not
inconvenienced.
c. The LESSEE ensures the pet is not left unattended for any unreasonable
time.
d. The LESSEE will always accompany the pet and keep it restrained when it is
out of the house, to maintain safety.
29. Any disputes arising regarding the execution of this Lease Deed will be referred to the
jurisdictions of courts at Hyderabad / Secunderabad only by both parties.

Whitefields, Kondapur, Hyderabad having super built up area of 2140 sq. feet , along
with a car parking space and other amenities

signs and seals to this indenture on the day mentioned herein and above.
