REZ Script & Rebuttals

(Start with confidence and call seller’s first name)

Agent: Hi, Seller Name!


Seller: Who’s this?

Agent: My name is Andrew; we’re calling you about the property on (Property Address) to
see if you are interested in selling this property?
Seller: YES/Maybe (Move onto Condition)

(CONDITION)

Agent: Great, so as far as I can see it still has 3 bedrooms and 1 bathroom?
Agent: Does it need any kind of major or minor repairs to be done?
Agent: So, you still live in this property or is it rented out or vacant?

Optional: you can ask

If owner occupied: - How long have you owned the property?


If Vacant: - How Long has it been vacant for?
If Rented: - Is it a yearly lease or a monthly lease? And when does it expire?

(Listing Question)
Agent: is this property listed on the market?
If yes: you should ask, is it listed by you the owner or by a realtor?

(Asking Price)
Agent: We buy all properties in AS-IS condition, and we cover all the closing costs and fees so
there will be no realtor’s fees or commissions. So, with all that in mind, how much do you
want to get for the property?

(Selling Time)
Agent: how soon do you think you can sell if we come to an agreement?

(Reason For Selling)


Agent: Aside from the cash offer and me being the one who called you, I see that this
property is in a very good area so what makes you want to sell such a good property?

You can ask about the mortgage in the middle of speaking with the owner by:
- Agent: Do you owe any amount of mortgage on this property or is it paid off?
Note: If they refused to answer this question, you can skip it

Confirming Information Questions (Very Important Part)

Just to confirm:
- The property we just discussed is _____________? (Make sure you capture full address)
- Is this the best phone number to reach you at _________? (Full Phone Number)
- And I’m speaking with Ms/Mr. ________? The owner of the property? (Capture full name
especially if they’re related to the seller)
- I’m going to pass your information to our Acquisition manager, and they’re going to give you
a call back within 24 hours from now, what’s the best time to give a call back you in the
mornings or evenings?

(Rebuttal at the end of the call)


Agent: Do you happen to have any other properties that you would be interested in selling?

(Objections & Answers)

1- What’s your company’s name?


- We’re working with a local homebuyer/A private investor, and we’re looking to buying
houses in the area, that’s why we’re reaching out to homeowners to see if they’re open to an
offer on their properties.
If the owner asked what’s the private investor name, you can respond that we don’t disclose
names over the phone and you can ask for his E-mail address telling him that one of our
acquisitions is going to send you a formal E-mail with all the information that you might need
IMP Note: We don’t mention any names or campaigns names unless you are on a campaign
that requires you to do so.

2- I’m not interested in selling now.


- I understand, we have a flexible closing timeline which lasts up to six months if you would
like to work around but if you would like to hear the offer, I can have someone from the acq
team calling u tomorrow and we can do the closing within the upcoming 6 months
(Move to Condition Questions If they say YES)

3- Where did you get my number from?


- We mostly get our data from the county records. Are you interested in selling the property?

4- you are calling the wrong number


- I am sorry for the inconvenience. But we are buying properties all over the state so do u
have any properties that you would be interested in selling?

5 - I will need 7 months to find another property to move on.


- We have an open closing window it goes up from day 1 to 6 months, would you be
able to sell your property around this period?

We're looking for motivated sellers, if you receive an offer that makes sense for both of us,
would you consider selling the house?

7- 1) Sellers repeating: what’s your offer?


- I understand that you get tons of these calls every day, but do you really want to hear what I
have to say, or are you just tired of these phone calls?

2) So, what’s your offer?


- That’s why I’m calling Mr./Mrs. seller , so at the end of the day you will have someone of
our acquisitions giving you a call with an offer that relies on the information I’m taking now,
so could you tell me more about the property’s condition in general?
