AGREEMENT FOR LEASE

This agreement for Lease (“Agreement”) executed on this day of 28th of


January 2025, at Chennai.

BETWEEN

Mr. Mohan Son of Mr. Duraiswamy Aged 58 years, residing at 11B/7


2nd cross street Jambukeswarar Nagar Korattur Chennai -600080
(herein after referred to as the “Lessors”) (which expression shall
unless repugnant to the context or meaning thereof be deemed to
include her Successors-in-title, heirs, administrators and permitted
assigns) of the FIRST PART.

AND
Mr. Kalpana Wife of Mr. Venkatesan Aged 50 years Residing at
NO.106/8 Ground Floor Four Square Apartments Venkatraman Nagar
TNHB Colony Korattur Chennai-600080(hereinafter referred to as the
“Lessee” which expression shall unless repugnant to the context or
meaning thereof include its successors-in-title, administrators and
permitted assigns) of the SECOND PART

WHEREAS the LESSOR is in absolute ownership and possession of a
Double Storied RC building bearing L4/1 East Avenue TNHB Colony Near
Police Station Korattur Chennai- 600080
Whereas the LESSEE wanted to take premises on Lease to conduct a
Hotel Named (V.R Tea Stall) Come and the Lessor having agreed to it,
on the following terms and conditions mutually agreed upon. Hence
this deed of lease
Terms and Conditions

1. The premises let out include the ground floor area of two shutter shop.

2. The period of lease shall be for Three Years, commencing from 05 th day
of September 2025. It is mutually agreed that the premises will be let
out to the LESSEE for a further two consecutive periods of two years
commencing from this date. From 10.01.2025 date onwards the
LESSEE is in occupation of the premises. Every 11-month agreement
must be renewed from the date beginning.
3. It is mutually decided between the parties that the monthly rent shall
be Rupees Fourty Thousand (Rs.40,000/-only) per month payable
by 10th Day of every subsequent English Calendar month. In case of
default, the agreement will be terminated, and Lessor will in under the
90 days’ Notice Period
4. An amount of Rupees Three Lakh (Rs.3,00,000/-only) is paid by
LESSEE to the LESSOR as security for the proper use of the premises
which shall be refunded to the LESSEE at the time of vacation without
interest and the LESSOR acknowledges the same.
5. It is decided that the monthly Electricity & Water Charges will be borne
by the LESSEE, and he shall remit the same timely and hand over the
receipt to the LESSOR. The LESSOR will be paying the Basic tax and
Property tax in respect of the property.
6. The LESSEE shall not make any additions or alterations to the basic
structure of the building, and he is permitted to make temporary
separations and fixtures for the convenient use of the premises to suit
his business requirements.
7. The period of Lease can be extended on completion of the present
period of Lease. The period of Lease has begun on 28.01.2025 and it is
mutually agreed that there shall be increase of 5% rent only on every
year starting from the month of January 2025.

8. The pending arrears of Water charges, Electricity Charges etc., will be


borne by the Lessee, While Handing over the promises the bills has up
to date.
9. The LESSEE shall occupy the premises and use it properly, peacefully
and conveniently for the above said purpose alone without causing
damages or deterioration to the properties diminishing its value. The
LESSEE shall not sub lease the premises or use it for illegal purposes or
in any way detrimental to the interest of the LESSOR.
10. The LESSEE will be liable to compensate the LESSOR in case of any
unusual damages that may occur in the premises because of the rash
and negligent use of it.

11. In case of violation of any of the terms and conditions made


mentioned above, the LESSOR shall cause three months’ notice for
vacation, to the LESSEE and vice-verse or pay rent amounts equal to it.
12. The LESSOR undertakes that there are no pending claims from any
quarter in respect of the demised premises and any disruption to the
business of the LESSEE that may be caused due to litigation with the
LESSOR from any quarter will be compensated by him.

Agreeing upon the above terms and conditions the


parties have signed this before the witnesses whose particulars are
mentioned below and handed over the premises to the LESSEE.
