B. Construction area of Ground floor is about 1900 Square feet
C. Construction area of First floor is about 1900 Square feet
D. Construction area of Second floor is about 1900 Squarefeet
E. Total Construction of G+2 Building
F. Total Area of Construction would be 5700 Square feet

A. Ground floor would be for Commercial open space


B. First floor would be for Commercial open space only.
C. Second floor would be for residential space.

SECTION-IVTECHNICALSPECIFICATIONS&LISTOFAPPROVEDMAKES

We would start with the Demolition works @ RS.90/sqft as


per your requirement, after agreement signed.

Super Structure:
1. RCC framed Structure as per design with reinforcement work of
Fe-550 grade of JINDAL or TATA for Slab, Column, Piers etc. and
with machine mixed concrete of M-20 Grade with cement of
Ultratech cement after proper shuttering, centring and propping
work for the same.

2. Complete RCC work for column, piers, abutment, posts and


struts, suspended floor, roofs, roof beam, landing, balconies,
staircase, lintels, weather shade and chhajja, cantilevers.
3. Walls,outer walls of ground floor will be 10” & on rest floor 5”
partition with RB walls as pre required, and Mortar 1:5. Sill
band will be provided at 3 ft height between the wall.

4. Plaster, Finishing of the brick work with plaster of 12mm


thickness on both sides of wall and roofs, suspended roofs,
chajjas etc, with cement mortar 1:4

5.1 part of Cement and 4 Parts of cores sand with cement of


Ultratech as required.

6.Roof,roof of the ground floor will be 12ft and rest floor will
provide 11ft height on each floor.

OtherAmenities:

1. Septic tank on the ground floor.


2. 3000Ltr Capacity Water Tank will provide on the roof top.
3. Main stair case with required slope, granite work on top will be
constructed as per approved drawings.
4. Glass & S.S-304 grade railing for stair case and balconies for the flats.
5. M.S Grills for all the windows. (Weight per Grill Upto 20Kg) with
three doors UPVC Window.
6. Waterproofing work with Sika/Chryso/Dr.Fixit water proofing
Chemicals in bathrooms.

Plumbing & Bathrooms: (Rates of Bathroom Fittings is fixed as per rate list
merged)

1. Plumbing work with CPVC/UPVC Plumbing material of Supreme/


Astral& Ashirvad or equivalent and installation of the pipes and
fittings with CPVC solvents.
2. Sewage water drainage system.
3. Wall mixture in each of the bathroom.
4. Outlet point sun roof top and balconies for wash basin & various uses.
5. Providing and fixing water closet wall hung commode with
concealed cistern

system, including flush pipe with all fittings and fixtures in rest of the
bath rooms.
6. Providing and fixing counter top wash basin with tower spout,
waste of standard pattern. Wash basin in balconies with
proper outlet.
7. Providing and fixing of two Stainless Steel kitchen sink with
brackets and tap in kitchen with drain board.
8. All the CP fittings and sanitary ware fittings for bathroom
would be of Jaquar artize-Range.

Electrical:

1. Wiring for Light point/Fan Point/Exhaust fan point/Sound System/


C.C.T.V. / Intercom / Call bell point with PVC insulated copper
conductor single core cable in surface/ Recessed medium class PVC
Conduit, with modular switch, Modular Plate, Suitable G.I Box etc,
as required.
2. Wiring for Light/Power plug with insulated copper conductor single
core cable in surface/ Recessed medium class PVC Conduit
along one number PVC insulated copper conductor single core
cable for loop earthling as required.
3. All electric wiring is in concealed PVC conduit with ISI Copper
wire of Havells Standard.
4. ISI modular Switches of Havells Standard/L&T.

5. LED Lights as required(Havells,Wiproetc.)

6. Electrical work will be done as per client drawing

Flooring&TilesWork:

1. GVT of Kajaria/Somany range of size 2’X4’ for Hall,Rooms &Kitchen.


2. Providing and Fixing 1st Quality Ceramic Glazed wall tiles of
Kajaria/ Somany or equalling in approved colour shades and size
2”X4” as approved by customer in skirting, arises of the steps and
dados including pointing in white cement mixed with pigment of
matching shade for kitchen and bath rooms.
a. In bathroom flooring with antiskid ceramic tiles of
Kajaria/ Somany of size 2’x4’with approved
colours,shades and design.
b. Granite slab with half moulding over the working
platform and ceramic wall tiles over the back splash in the
kitchen.
c. Ground first second, lobby living and dining area by tiles.
d. In stairs with granite slab with half moulding work
including machine polishing to edge to give high glass
finish etc.
e. Granite in parking area on ground floor

Painting Works & Exterior Include the Following aspects:

a. Wall putty 2 coat,


b. Acrylic Putty 1Coat
c. Primer 1 Coat
d. AsianPaintsorequivalent2to3Coats
e. Outside paint with weather coat or equivalent.
f. Outer elevation work as per design with MS
main gate and commercial shop Shutter and
toughened glass.

Doors &Window:

a. Al lt he door frames would be of sakhua(will be provided by


client ) & window by Zeenesta brand.
b. Flush Door shutter of Century for each of the doors with
both side door skin and all the fittings such as L Drop,
Tower Bolt, Hinges, Handle, and Door Stopper etc of ISI
quality with 32MM Ply.
c. The Main door would be wooden made of teak wood, with
polish work and all the fittings of ISI quality material and

Cost Estimation:-

The Rate For the demolition will be @ Rs. 90/sqft construction


rate of ground floor and First Floor for the above said work will
be Rs.1500/- per Sq. ft. The Construction rate of Second Floor
will be Rs. 1700/- per Sq. ft.

The total costing for the above said work for construction of

5700Sqft & demolition of 1900 sqft will be around

Rs.91,01,000/-Approx (Ninety One Lakh One Thousand only).

Measurement will be taken as per roof area i.e. Length X

Width of the Slab.

SECTION – V Standard Conditions of Contract Forms Terms

& Conditions:

The above price is including the material and labour charges and as
per the given area details. The final amount will be decided after
final measurement of total roof area and extra works. The price is
as per the described area and material noted in the quotation. If
any changes made in the materials, works and the area changes
then the price will be increased accordingly. Water & Electricity
shall be arranged by the Client. Soil filling will be in client scope.

Extra Works like ,Parapet ,Mumty ,Gardening ,Approach Path


Way ,and any other works beyond the built-up area will be
charged extra rates as per market rates at the time of billing, and
Inertial Works like, Cup-Boards, TV Unit, Curtain Rod.

The taxes / GST will be charged extra and would impose on the
amount paid by cheque / NEFT/RTGS.

PenaltyClause:
1. After signing of the agreement, if either of the party take there
step back 20% penalty of the total would imposed on him.
2. The tax liability would be imposed on the amount paid via cheque/NEFT

Period of Construction:

The completion of work will be done within 12 to 18 months,


however delayed if any, due to natural calamities, like rain,
storms or any reason beyond our control like Covid-19 and
covered under force major have not been accounted for the above
said completion period of the above work.

Payment schedule
Since it is all material based work, your financial protection will be
the essence of our speed in implementation.

Relation between Ghar Nirman & Owner.


a. Ghar Norman Shall Carry out the works in accordance with the
drawings & specifications and in accordance with any reasonable
instructions by the owner or by his/her representative.
b. The Owner agrees on the timely payment to the Ghar Nirman. As
the delay in payment can cause the extension of the time to
complete the work.
c. It is the responsibility of the owner to clear the land for the construction.
d. The owner shall provide the place to dump the material, and
provide the electrical connection and water supply to start the
works.

We agree the above said terms and conditions and after signing it, further
deviationsfromeithersidewillnotbeaccepted.Durationforthecompletionof
work 12 to 18 months+2months (Graceperiod)
