Rent Agreement - Copy
This Deed of Lease is made on 9th day of MARCH 2025 between M/s DECCOR
through its partner Sh. Shingla s/o Sh. Shingla having regd. Office at House
GT Road Panipat (hereinafter called the LESSOR) in respect of Ground Floor
covered area of Industrial NSEZ Phase-2 Noida, Distt. Gautam Budh Nagar, Uttar
Pradesh. (hereinafter called the PROPERTY)
AND
M/s- lamps Ltd through its Director Mr Aggarwal S/o - Sh. Agagrwal,
Registered Address –Manihari Road, , Distt Sonepat- Haryana (hereinafter
called the LESSEE)

AND WHEREAS the LESSOR has agreed to let out to the LESSEE the property
under subject for the purpose of business operation of the Lessee and the LESSEE
has agreed to take the property on rent.
AND WHEREAS the above mentioned Parties are desirous to reduce the terms and
condition of this Lease Dead into writing as follows;-
1. COMMENCEMENT: - That the LESSOR has agreed to let and LESSEE has
agreed to take on lease the aforesaid industry/the said lease to commence on 01
April 2025, and shall be for the duration of 5 Years.
2. That the LESSOR declares that the property having address at.
……………………………………of this lease belongs to him ( vide Sales Deed No
…………… dated…………….) and he is an absolute owner and is competent to
execute this deed
3. RENT: - That the LESSEE has undertaken to pay the sum of Rs.60,000/-
(Rupees Sixty Thousand Only) for the Entire Groung Floor of the property
as rent per month which will be payable in USD/ INR
4. GST or any other tax applicable on rent in future also during this lease period as
applicable shall be paid by the Lessee to the Lessor along with the Monthly rent.
Lessee can deduct the TDS, if applicable, from the Rent and provide the TDS
Certificate for the same.
5. That the LESSEE will bear all charges, security deposit or expenses for
Electricity Board on extended of Power Connection from above 5KVA. The
Lessor give a Power Connection of 15KVA to the Lessee and Lessor will put a
submeter for the Lessee and Lessee will pay Electricity dues as per the Sub-
meter reading.

6. HOLDING OVER: - In case the LESSEE holds over or does not deliver
possession of the Property on the expiry of the period fixed in this lease or on
termination of the tenancy as provided above, the LESSEE shall continue to be
liable as provided of rent for the period the LESSEE so remains in possession or
deprives or prevents that LESSOR from taking vacant possession of the said
Property.
7. That the LESSEE shall pay all charges regarding, water, electricity, internet,
building maintenance and the phone used in the above said Property.
8. That day-to-day repairs including minor repairs to the electrical, sanitary and
water supply system such as replacement of switches, fuses and leakage or
change of water taps etc. shall be effected by the Lessee at his own cost in case
of any major repairs such as bursting in electricity or leakage of sanitary pipes or
any damage to the structure, the same shall be repaired by the Lessor at his own
cost.
9. That the LESSEE shall not be liable to pay any other charges/levies, ceases
taxes, whatever which will be payable and paid by the LESSOR to NSEZ
Authority or any other department/ Agency
10. That the LESSEE shall be responsible for all damages and breakages caused to
the above said Property and fittings due to his negligence but shall not to liable
for any damage, breakages, etc. occurring due to natural wear and tear due to
inherent defects in the material and those due to forces over which the LESSEE
has no control.
11. That the LESSEE shall make no structural change as will materially alter the
condition of the Property. If any such addition or alterations are considered
necessary by the LESSEE written permission of the LESSOR shall be obtained
beforehand in advance. The Lessee is permitted to fix the temporary structure at its
own cost anytime within the premises for the smooth functioning of his business.

12. To permit the LESSOR and its agents, to enter into and upon the “Demised
Premises” at all reasonable times with prior intimation thereof only for the
purpose of viewing the condition of the “Demised Premises” or for doing such
works and things as may be required or necessary for any additions or
improvement of the “Demised Premises”.
13. The Lessee shall not use the property for any dangerous, noxious manufacture or
occupation or for any illegal or immoral act or purpose.
14. That there is a lock-in period of 24 months, after completion of two years both
The LESSEE can vacate the demised premises by giving THREE months’ notice
to the LESSOR. However, the LESSOR also reserves the right to get the
premises vacated after giving Three months’ notice to the LESSEE after
completion of lock-in period.
15. That if the LESSEE vacate the premises before LOCK-IN period i.e. 24 Months,
then LESSEE will pay the entire amount of rent calculated for Balance period
then 24 months or as decided as per mutual consent between both the parties.
16. The lease deed is being executed at Noida and any dispute arising out of this
lease will be subject to the jurisdiction of District court, Gautam Budh Nagar.
17. That this Rent Agreement will be valid for the said times after increasing 10% rent
after completion of each and every year during this lease period.
18. That if there will be breach of any above said terms and conditions particularly
payment of rent, the lease shall automatically, come to an end. The Lessor will
take the possession back by giving 60 days’ notice.
19. Guidelines lay down by relevant statutory authorities. The LESSOR shall render
all co-operations and sign all applications, documents in connection with
obtaining any permission/clearance from any relevant authority/agency for the
above said purpose and which is required for benefits of the Lessee.

20. That all the expenses related to registration of rent agreement will be equally
shared by Lessor and Lessee ( The rent Agreement Expense has to be beared
by the Lessor)
21. That the LESSOR is not responsible of any illegal or unauthorized construction
done by the LESSEE on which any penalty, expenses raised by any Authority will
be bear or paid by LESSEE.
22. That the Lessee is Free to Work in the rented Premises 24 hours, including
Sundays and on holidays. There will be No restriction from Lessor on working of
the Lessee.
23. That All Customs related work will be done by Lessee and there will be
intervention of Lessor. However, In case of SEZ warehousing , the Lessor will
give approval to customs for documents clearance wherever required
24. In benefit given by the government on Exports of goods by the Lessor will be
claimed by the Lessor and Lessee will have No Right to it. If any NOC/Letter is
required from lessor it will be provided as and when required.
25. It is the responsibility of the Lessor to keep LOA and warehousing / other
Licenses updated at all times so that Export/Import Work of lessee is not
hindered.
In witnesses whereof the LESSOR and the LESSEE have set their hands to the rent
agreement to LESSEE in presence of the following witnesses:
