Thank you for requesting this General Quote & Specification Data. We are pleased to quote
our most competitive Rates for the construction of your proposed home in and around
Coimbatore. We undertake to execute all major projects in Coimbatore.

The below detailed Specification cum rates will give you a basic idea of our contracting
charges, materials used and also the construction methodology and if in case you prefer to
upgrade or downgrade any of the cited materials; We will provide you with a revised quote
after the final materials are chosen by you and before the construction work begins. We
believe you should get into your home on budget and on time and we will not surprise you
with any hidden charges. Once we sign the contract, the price we have set is what you will
pay, making it easier for you to understand your budget better. Of course, if you would like to
make changes beyond that point, we are happy to provide a “Change Order” which may
slightly alter the final price of the home.

ANNEXURE -1

SPECIFICATIONS & RATES FOR CONSTRUCTION Rs 2300

FOUNDATION AND BASEMENT:


 Earthwork excavation up to the required size and depth 6’0” maximum for RCC Foundation work
at basement.

 Footings Sizes and excavation will be differ depending the Nature of Earth Work.

 RCC Column footing concrete ratio will be 1:1.5:3 for required Size.

 10mm rod will be used for mate.

 Column and beam structure is based on Engineers design.

 Plain cement concrete of 1:4:8 mix Using 40-mm metal for a depth of 4” for footings.

 Brick work masonry in CM 1:6 using First Class fly ash bricks for Basement.

 Filling in the basement shall be done with gravel.

 The height of the basement as 3’ above Ground Level.

 Plinth Beam will be provided as per the Engineers design.

 Anti-termite treatment will be done before flooring concrete.

 Flooring concrete over basement filling with P.C.C, 1:4:8 mix upto 4” thick.

SUPER STRUCTURE:

 Outer walls with 9” Brick work in C.M 1:6 mix.

 Partition walls with 4 ½” Brick work in C .M 1:4 mix.

 Steps are constructed with bricks in C.M 1:4 mix.

 Floor to ceiling of 10’0” height. (Roof slab bottom – 10 ft from finished floor level as per
drawing)

 Height of sill – 3 ft. from floor finished level.


 Height of lintel – 7 ft. from floor finished level.

 Parapet wall– 3’0” height with Brickwork in C.M 1:6 mix 4 ½” thick.

RCCWORKS:

All R.C.C. works such as footings, column , beams, Lintels, sunshades, lofts, roof slab,
staircase waist slab etc., with M20 concrete ratio as per Indian standard 10262(2009) including
necessary reinforcement as per structural drawing.

 Lintels – throughout lintels 5” thick.


 Sunshades – as per drawing with 2” thick.
 Loft. – 2’0” wide in kitchen and Bedrooms with 2” thick.
 Roof slab – 5” thick.(Roof beam and concealed beam will not be provided unless it is
necessary)

PLASTERING WORKS:

 Ceiling plastering work shall be in cement mortar 1:3 with below 10mm thick.
 Inside plastering work shall be in cement mortar 1:6 with 9mm to 12mm thick.
 Outside plastering work shall be in cement mortar 1:5 with 15mm thick.

TERRACE ROOF FINISHES:

Weathering course shall be done using 6mm course aggregate (chips) concrete finish. Top
finished with cement mortar with tread lining, laid to proper slope .Necessary rain water down take
pipe will be provided using 4” PVC pipe.

SHELF DETAILS:
Three Racks of kadapastone self for kitchen only.
JOINERIES:
Main Door:
 Colombian or Kerala teak wood for outer frame 5” x 4”.
 Colombian or Kerala teak wood for designed shutters.
 Main door Mortise lock will be provided not exceeding Rs 2500/-.
 Main door glass will be provided not exceeding Rs 2500/-.
 Hinges, tower bolt and stoppers will be provided in antique finish.
Bed room Doors:
 Red or white Sal wood for outer frame 4” x 3”.
 Flush shutters will be provided not exceeding Rs 2500/-.
 Mortise lock, Hinges, tower bolt and stoppers will be provided in SS finish.

Windows:
 UPVC windows will be provided as mentioned in drawing at cost of 450 per sqft.
 Plain Glass or pinned type design glass of 5mm thick will be provided.
 UPVC fixed ventilators will be provided in bathrooms.
 M.S aesthetically designed polished rods with 12mm thick will be used for window grills.
Bathroom Doors:
 Standard quality PVC doors with necessary fittings (basic cost not exceeding Rs .2500/-).

TILE WORKS:
Flooring:
 Vitrified tile flooring (2’X 2’) shall be used for all carpet areas except
bathrooms. Cost of a tile (Range up to Rs55/sqft).
 Anti-skid tile flooring (1’X1’) for all bathrooms.
Cost of a tile (Range up to Rs40/sqft).
 Parking tile flooring (1’X1’) shall be used for only portico area.
Cost of a tile (Range up to Rs40/sqft).
Wall tiles:
 Kitchen wall tile will be done upto 4’ height from kitchen counter top at cost
of Rs.40/-sqft.
 Bathroom wall tile will be done upto 7’ height from bathroom flooring at cost
of Rs.40/-sqft.
 Elevation tile will not be done and not comes under company scope.
 Skirting tile will be done upto 4” height from flooring.
Kitchen counter top:
 Kitchen Slab with 2” thick and 2’ wide shall be provided with Granite slab at cost
of Rs.120/-sqft.
 SS sink (24”X18”) will be provided.
 Piping for fixing Aqua-Guard shall be provided.
 Provision for Exhaust fan.
 Piping Arrangement for cylinder connection shall be provided inside only.

WORKS ON ELEVATION:
All the works shall be accomplished as per elevation provided by the architect. Extra work
such as pergola, pagoda, gazebo will be charged out of construction cost.

PLUMBING AND SANTIARY WORKS:


All internal pipelines will be of ¾” CPVC pipes and concealed. All external pipelines will be
of 1” UPVC pipes laid open to facilitate servicing in future. CPVC pipes will be provided for hot
water lines. PVC pipeline shall be used for all sanitary works with 1 ½ “to 4” dia. PVC pipe with
suitable floor traps, p-traps and door openings wherever necessary. 4” dia PVC pipes are used for
disposing the soil from toilet to septic tank. 2 no’s of overhead water tank will be provided with
capacity of 1000 litre. UPVC gate valves will be provided.

 Bath fittings will be in parryware brand (jade model).


 White Colour European Western Closet with flush tank. (BASIC MODEL NOT exceeding
Rs.3500/-).
 Straight Wash basin or corner wash basin will be provided based on bathroom area.
(BASIC MODEL NOT exceeding Rs.1500/-).
 Wall mixture with shower set, wall mounted wash basin with pillar cock, western closet with
flush tank and health faucets will be provided only for attached bathrooms.
 Indian closet with two sets of long body tapes will be provided for outer bathrooms.
 Provision for geysers in toilets.
 Sink tap will be provided in kitchen.
 Wash basin will be provided for dining area.
 All other outer tapes will be in PVC (water tech).
ELECTRICAL WORKS:
 A/C Provision will be provided only for master bedrooms.
 Home Theatre Provision will be provided only for hall.
 High quality PVC pipes are provided for roof slab concreting.
 Aluminium Switch Boxes will be provided.
 Electrical wires - kundan brand.
 MCB –Legrand/L&T.
 Branded Modular Switches will be provided as GM (nine model).
 Electrical fittings such as lights and ceiling fans should be provided by the client at site.

1) 5.1 Home theatre Speaker wire provision will be provided in Hall.
2) DTH Setup box Cable will be provided from Terrace.
3) Bulket light points will be provided in all Sides of the building and terrace area.
4) UPS circuit wire will be provided in all LSB and PSB.
5) 3-Phase Power Distribution Box will be provided along with 4 pole Isolator, Rotary Switch and MCB's.

PAINTING:

 Interior ceilings with 2 coats of putty + 1 coat primer.


 All interior walls with 2 coats of putty + 1 coat primer and 2 coat emulsion.
 Front elevation exterior walls with 2 coats of putty + 1 coat primer and 2 coat emulsion.
 All other exterior walls with 1 coat primer and 2 coat emulsion.
 Grill works painted with 2 coats of Enamel paint over one coat of primer.
 All wood works for doors and window frames with 2 coats enamel paint.
 Asian paints will be used for all painting areas.
SEPTIC TANK & WATER DRAINAGE SOCK PITS:
 Septic tank will be done as per drawing.
 Septic tank will construct using septic tank rings.
 Sock pits will be provided where drainage facility is not provided for the site.

HAND RAILS:

 M.S pipe hand rails will be provided for outer staircase areas and upper living cut off areas.
 S.S pipe hand rails will be provided for inner staircase areas.

FEW IMPORTANT CONDITIONS:

1) All official and unofficial works and payments should be taken care by the client,
i.e Electricity ,water ,sewage connections and also the plan sanctions.
2) Construction of underground sump will incur separate charges.
3) All rates of material price increase up to 5 % variation are accepted.
4) Contract rate per sq.ft will be RS. 2300/-.
5) Prices may vary depending on your Location, Plinth Area, Flooring and Elevation, you
choose to construct your home.
6) Headroom will incur separate charges based on the above mentioned sq.ft calculation and will
not be included as a separate floor.
7) If the foundation happens to be pile foundation, extra charges will incur.
8) Extra work (other than agreement) will come under variation. The variation amount should be
paid within one week.
9) If any extension or construction work which is no specified in drawing will comes under sqft
area and amount will be charged as per building rate.
10) Once construction is done as per client requirment it will not be changed again. if changes
required ,the destruction and material amount will be comes under client variation.
11) Whatever may be the rate; all the above given specifications would remain the same and
therefore the full & final rate can only be confirmed after you finalize the floor plan, elevation
of your proposed home.

TERMS AND CONDITIONS:

1) Mode of payments
20% of the total cost to be paid at the initiation of the project.
20% of the total cost to be paid after the completion of the basement.
20% of the total cost to be paid after the completion of the lintel level.
20% of the total cost to be paid after the completion of the roof slab.
15% of the total cost to be paid at the time of finishing works.
5% to be paid before key handover.
If payment is by cash – then it will be a flat payment as mentioned in the quotation.
If payment is by any kind of Bank transaction – then all the necessary taxes will be added to
the bill amount.
2) The quotes as per the specifications requested, any kind of changes may lead to extra charges.
