A PROPOSED FABRICATION PLANT PROJECT (I-1)

Statement of the Problem:

The client commissioned you to plan a Fabrication Plant on a five thousand (5,000) square
meter regular inside lot. The AMBF will have an area of one thousand eight hundred (1,800) square
meters. The building bulk will have dimensions of 30 meters x 60 meters.

Project Site Features:

The property is a regular lot located in an industrial zone. A 90-meter lot line of the property is
facing a 20-meter wide RROW. A 20-meter wide left and front setback is also to be provided with a
10-meter right setback.

Design Objectives:

a. To design and maximize client’s profit for the project proponent.

b. The project will serve as the landmark for the site.

c. To design the project to fit the site location.

QUESTIONS:

1. What is the zoning classification of the project as per PD 1096?

a. Institutional- 1 c. UTS

b. Industrial - 1 d. Cultural

2. Based on Table VIII.1 on rule 7 and 8, how much is the Unpaved Surface Area (USA) of the
project provided that it has a firewall at the right side of the lot?

a. 400 sq.m. c. 600 sq.m.

b. 500 sq.m. d. 700 sq.m.

From Rule VIII Table VIII.1: For Industrial 1 zone: USA = 10% of 5,000 = 500 sqm

3. Based on Table VIII.1 on rule 7 and 8, compute for the Impervious Surface Area (ISA) if the
project has no firewall?

a. 700 sq.m. c. 900 sq.m.

b. 800 sq.m. d. 1000 sq.m.

From Rule VIII Table VIII.1: For Industrial 1 zone: ISA = 20% of TLA = 10% of 5,000 = 1000
sqm

4. Based on the given data, compute for the Percentage of Site Occupancy (PSO).

a. 54% of the TLA c. 80% of the TLA

b. 33% of the TLA d. 36 % of the TLA

PSO = AMBF ÷ TLA = 1,800 / 5,000 = 0.36 or 36%

5. Based on the given data, compute in range the number of parking slots on the left portion of the
open area of the lot. Provided that it has a 3 meters wide driveway.

a. 55 – 60 slots c. 45 – 50 slots

b. 60 – 65 slots d. 70 – 75 slots

Lot size: 5,000 sqm

Building size (AMBF): 30m x 60m = 1,800 sqm
Left setback: 20m
Driveway width: 3m
Available length = 90m (along RROW)
Left setback width = 20m - 3m (driveway) = 17m usable
Assume each slot = 2.5m x 5m.
Along the 90m length:
Each car slot needs 5.0m + 6.0m (aisle) + 5.0m (slot) = 16m
But since we only have 17m, we can use double-loaded parking (back-to-back).

# of cars along 90m = 90 ÷ 2.5 36

6. Based on Table VIII.3 on rule 7 and 8, what is the minimum setback for the project?

a. 5.00m front, 3.00m sides, 3.00m rear

b. 6.00m front, 3.00m sides, 3.00m rear

c. 8.00m front, 5.00m sides, 5.00m rear

d. 5.00m front, 2.00m sides, 2.00m rear

7. As per PD 1096, what is the suggested minimum lot sizes and dimensions for this project?

a. 400 sqm., 16 m x 25 m

b. 500 sqm., 18.5 m x 27 m

c. 600 sqm., 20 m x 30 m

d. 365 sqm., 17 m x 21.5 m

From Table VIII. G.7

8. Given that the display area is 23% of the AMBF that is derived from Table VIII.3 of Rule 7 & 8, if
it needs to be tiled, how many 600 mm x 600 mm unglazed tiles will be used?

a. 2,650 pieces c. 2,465 pieces

b. 2,552 pieces d. 2,766 pieces

3994.2 SQM. X 0.23= 918.67 SQM.

0.6 M X 0.6 M= 0.36 SQM.

918.67 SQM./ 0.36 SQM.= 2551.86 or

2552 pieces

10. What is the allowable percentage of open space given that the project is to be constructed in an
inside lot?

a. 25% open space c. 15% open space

b. 20% open space d. 10% open space

10. Artificial Ventilation is provided for rooms or spaces with industrial equipment. What is the
minimum dimension of vent shafts?

a. 400 millimeters c. 600 millimeters

b. 500 millimeters d. 700 millimeters

Section 809 Vent Shaft

11. How many exits should be provided if the building has an occupant load of 500-799?

a. 3 exits c. 5 exits

b. 4 exits d. 6 exits

Section 1207 (Number of Exits).

12. Based on PD 1096, the distance of exits in a building without sprinkler system must be?

a. less than 45 meters c. exactly 60 meters

b. more than 45 meters d. more than 60 meters

Section 1207 (Distance of Exits).

13. What is the required air space requirement considering that the project is a type of factory?

a. 10 cu. Meters c. 14 cu. meters

b. 12 cu. Meters d. 16 cu. Meters

Under Section 807 of Rule VIII (Light and Ventilation), the code specifies:

"Minimum air space shall be provided as follows:

b. Workshop, Factories, and Offices – 12.00 cu. meters of air space per person"
14. According to the National Building Code of the Philippines (NBCP), what is the minimum live
load requirement for the first floor of a building per square meter?

a. 200 lbs/sqm c. 440 lbs/sqm

b. 330 lbs/sqm d. 550 lbs/sqm

15. According to Table VII.2 of the National Building Code of the Philippines (NBCP), what is the
maximum building height limit (BHL) for the proposed Fabrication Plant?

a. 15.00 meters, subject to additional restrictions based on occupancy classification only

b. 14.00 meters, provided it does not exceed the height of adjacent buildings

c. 15.00 meters, but not to exceed the duly-approved bhl in the major zone it is part of

d. 16.00 meters, unless otherwise approved by the office of the building officialx

From Table VII.2: For Ind-1 zoning, 15m max unless specified.

that of a higher floor, wherein the outermost building line of a higher floor is farther from the
property line

a. Lateral Offset

b. Incremental Setback

c. Vertical Projection Shift

d. Horizontal Extension Buffer

"Incremental Setback"
A zoning tool where upper floors are pushed inward (horizontally) compared to the lower
floors to allow light, ventilation, and reduce bulk.
