DIVISION 1 GENERAL REQUIRMENTS

SECTION 1A GENERAL PARAGRAPHS

1.A.1 GENERAL INTENTION. It is declared and acknowledged intention and meaning


to provide and secure the Proposed iCafe Interior Fit-out, complete and ready for use

Omissions and misdescription of details or work which are manifestly necessary to carry
out the intent of the drawings and specifications , or which are customarily performed,
shall not relieve the contractor from performing such omitted or misdescribed details of
work but they shall be perfomed as fully and correctly set forth and described in the
drawings and specifications.

Deviations from the drawings and dimensions there in given, whether or not error is
believed to exist, shall be made only after written authority is obtained from the Architect.

Anything mentioned in the specifications and not shown in the drawings shall be verified
with the Architect prior to construction. In case of discrepancy either in figures, in the
drawings, or in the specifications, the matter shall be relayed to the Architech.

1.A.2 GENERAL DESCRIPTION OF WORK. The work includes the following:

1.A.2.1 The Contractor shall conduct site investigation and inspection of the area
in order to familiarize himself with the extent, condition, and nature of the work
involved.

1.A.2.2 The purpose of this project is to construct an interior fit-out at the location
as described herein. This new interior fit-out, to be known as the Proposed iCafe

1.A.3 LOCATION. The work shall be located at

1.A.4 LIQUIDATED DAMAGES.

The time of completion of construction of the project is of the essence to the contract.
Should the Contractor neglect, refuse or fail to complete the construction within the time
herein provided, then in the event and in view of the difficulty in estimating with
exactness the damage caused by delay, the Owner shall have the right to deduct from
and retain out such moneys which may be due, or which may become due and payable
to the Contractor, the sum of one tenth (1/10) of one percent of the contract price for
each and every calendar day that such construction is delayed on its completion beyond
the specified time, as liquidated damages and not as penalty; if the amount due and to
become due from the Owner to the contractor is insufficient to pa in full any such
liquidated damages, the Contractor and its surety or its sureties shall pay to and upon
demand by the Owner the amount necessary to effect such payment in full; provide,
however, that the Owner shall promptly notify the Contractor in writing of the manner in
which that amount retained, deducted or claimed as liquidated damages were computed.

1.A.5 TIME AND MANNER OF WORK


1.A.5.1 The Contractor agrees to commence the construction of the project within five
(5) days after issuance of written notice to proceed by the Owner.

The Contractor further agrees to prosecute diligently and to complete construction in


accordance with plans, specifications and construction drawings within the specified time
listed for each phase of work. The time stated for completion shall include final clean up
the premises. The whole project shall be agreed upon by the Owner and Contractor.

1.A.5.2 SPECIAL CONDITIONS.

DUST CONTROL.

The Contractor shall control the generation of dust and flying particles from the operation
to prevent creation of a nuisance to the public.

1.A.6 MATERIAL SUBSTITUTION.

Whether item or class of material is specified exclusively by trade name, by manufacturer`s


name or by catalog references, only such item shall be used, unless Architect`s approval for
substitution is secured.

1.A.7 SAMPLES AND BROCHURES PRIOR TO PROCUREMENT.

As soon as practicable and before installation, the Contactor shall submit for approval samples
and brochures of the following materials and equipment:

 Imported & Local Floor and Wall Tiles Painting System


 Special Exterior Paint Finish Circuit breakers and Panel Boards
 Floor Finishes Conduits and Wires
 Toilet and Bath Fixtures Lighting Fixtures
 Glass/Glazing Wiring Devices
 Sealants Mirror Glass
 Sanitary Pipes Gypsum Board and Flaming
 Aluminum Doors and Windows Fiber Cement Board and Framing
 Locksets, hinges, drawer slides, and door pulls Cabinetry Samples
 Baseboards, Wall Panels etc. Stoneworks

Other additional materials that require submittal requirements shall be as mentioned in the other
sections of this specification.

The Architect reserves the right to take samples of materials other than those listed above at
any time during the contract to ensure conformance to the specifications.

1.A.8 SHOP DRAWINGS REQUIRED OF THE CONTRACTOR.

The Contractor shall submit, for approval, three (3) copies of shop drawings of the following
prior to their fabrication or installation:

Shop Drawings of Electrical panel boards and control equipment


Shop Drawing of Aluminum Windows

Shop Drawing of Modular Kitchen

In addition to the drawings listed above, the Contractor shall furnish any and sketches,
drawings, perspective, and/or diagrams used in connection with the completion of the work to
the Architect. Drawings submitted for review or approval shall be clearly identified as to their
intended use in the project.

1.A.9 SHOP DRAWINGS, SAMPLES, BROCHURES, ETC. SUBMITTAL PROCEDURES.

The Contractor shall submit to the Construction Architect/Engineer all shop drawings, samples,
brochures, etc.; thereafter, the Construction Architect/Engineer will endorse same to the
Architect for approval. After the Architect`s action, retaining one copy; the Construction
Architect/Engineer after retaining also one copy will return all copies to the Contractor.

1.A.10 PROJECT COST BREAKDOWN.

A cost breakdown (labor and materials included), submitted by the Contractor as approved by
the Construction Architect/Engineer for every item of work, shall be used as basis for computing
the payments to the Contractor.

1.A.11 OWNER-FURNISED MATERIALS (OFM)

(OFM) as listed shall be furnished free of charge to the Contractor in the manner as stated
herein. All other materials and or equipment necessary to complete the project shall be
contractor furnished.

a.OFM will be delivered by the Owner at the job site within 5 days after notification of the
Contractor. If the materials, after five days were not delivered and will cause delay to
work as determined by the number of days until the materials are delivered.

b. The Contractor, in the presence of the Construction Architect/Engineer shall make


detailed inventory of the OFM. The Construction Architect/Engineer will issue
procedures and information required relating to the inventory to be used in writing.

c. The Contractor shall assume custody of the item of OFM received by him and shall be
responsible for safeguarding them. Any OFM, which is damaged, lost or taken by
robbery or theft while in the custody of the Contractor, shall be replaced by at the
expense of the Contractor.

d. Quality of OFM shall be the responsibility of the Owner. Proper placemnt and
installation shall be the responsibility of the Contractor.

e.OFM will, at all times, remain the property of the Owner and none shall be removed
from the job site, except as directed. Excess OFM remaining at the site after completion
of the work shall be disposed of, as directed.

SECTION 1B CONSTRUCTION QUALITY CONTROL


1.B.1 GENERAL.

The Contractor shall establish and maintain quality control for testing of materials to be
furnished by in accordance with the specifications and for determination of densities as
required in the specification to assure compliance as specified.

1.B.2 SAMPLING AND TESTING.

Unless otherwise specified, materials to be sampled, time of submittal of samles, and


other requirements for sampling shall be specified in the various sections of each
division under which the materials will be furnished. The Contractor at no additional cost
shall provide all samples for testing and evaluation to the Owner. The Owner reserves
the right to inspect or verify at any time the Contractor`s quality control procedures by
confirmation testing which will be at no cost to the Contractor. When confirmation testing
is made on test samples and the samples fail to meet specification requirements, the
materials represented by the samples shall be replaced, and the cost of re-testing will be
deducted from the payment due the Contractor. Where reports or manufacturer`s
certificates are required to be submitted by the Contactor, samples may still be required
for future Owner testing should the materials appear to be defective during or after
installation or application.

1.B.3 MAINTENANCE OF RECORDS.

The Contractor will maintain current records of all inspections and tests performed on an
appropriate approved format. These records will provide factual evidence that required
inspections or tests have been performed, including type and number of inspections or
tests involved; results of inspections or test; nature of defects; causes for rejection;
proposed remedial action; and corrective action taken. These records will include
inspection of materials as received at the jobsite for conformance with contract or
submittal requirements as well as proper storage for protection against weather and
construction activities.

1.B.4 TIME REPORTS AND DEFICIENCIES.

Records of jobsite material inspection must be received prior to installation or


incorporation of materials into the contract work. The contractor will not be permitted to
build upon or conceal any feature of the work containing uncorrected defect. Payment on
deficient items will be withheld until satisfactorily corrected or other action has been
taken and approved.

SCOPE OF WORK
SW-1 Furnish all materials, labor, equipment, and all other facilities for the satisfactory
performance of all work necessary for the complete construction of the project, ready for
use and legal occupancy, in strict conformity with the plans and specifications.

SW-2 The Principal items of construction works are:

Securing all necessary permits and necessary permit and final certification for the entire
construction and payment of all necessary fees in connection thereof.

SPECIFICATIONS

1.0 PREPARATION OF SITE

Verify all lots, monument, distance and Bearings by a Certified Geodetic Engineer. Clear
the shole site, Stake out the Building and establish in accordance with drawings and in
conformity with the actual building distances.

2.0 CONCRETE AND REINFORCED CONCRETE WORKS

2.01 MATERIALS:
4.01.1 PORTLAND CEMENT- Locally manufactured cement in bags, Republic
brand or approved equivalent.

4.01.2 FINE AND CORSE AGGREGATE – Hard uncoated granules, strong,


durable, reasonably clean and free from organic matters.

4.01.3 METAL REINFORCEMENT – Deformed bars conforming to ASTM 615-


82 specification for deformed Billet Steel Bars for Concrete reinforcement,
manufactured by PAG-ASA steel or approved alternative.

4.01.4 WATER – Fresh, free from oils and vegetable matters, fit for drinking.

2.02 CONCRETE WORKS


2.02.1 Sample test of concrete mixtures of approved graded materials must be
done before concrete works is started. Concrete must attain the following
strength in 28 days.

2.02.2 2500 psi concrete – For all slab-on-fill, sidewalk road and other non-
structural concrete.

2.02.3 Cement of approved brand shall be used for the entire project.

2.02.4 Clean and graded 1-inch crushed stones for footing concrete mix. Clean
and graded ¾-inch crushed stones for all concrete mix unless otherwise
indicated.

2.02.5 Clean and graded ½-inch crushed stones for cast concrete and spandrel
walls less than -4-inches in section.

2.02.6 Clean and washed sand from Porac, or approved equivalent, for all
concrete and mortar mix.

2.03 DISPOSING OF CONCRETE AND PROTECTION

2.02.1 Thoroughly roll, wet and tamp fill to required levels, place four (4) inches
of gravel bedding as top layer and provide vapour barrier under concrete
monolithically whenever possible.

2.02.2 Keep wetting concrete surface three (3) times a day for seven (7) days
after pouring.

2.02.3 Remove concrete forms per standard engineering practice.

3.0 MASONRY WORKS AND DRYWALL SYSTEM

3.01 CONCRETE HOLLOW BLOCKS

3.01.1 8 and 6 – Inch, Load Bearing Concrete Hollow Blocks, 650 psi for tiled
areas, “Jack-Built” Brand or approved alternative.

3.01.2 4 – Inch, Non-load Bearing Hollow Blocks, 350 psi for interior walls,
“Jack-Built” Brand or approved alternative

3.01.3 Soak blocks thoroughly, lay plumb and thru line on 3/8 – inch thick
cement mortar bed of 1:3 mixtures.

3.01.4 Plaster finish wherever indicated with cement and mortar of 1:3 mixtures.

3.01.5 Plastering of exterior walls, use one (1) bag cement, one (1)pack kilo
cement mortar aide and four (4) pack white sand, provide “ATALANA”
uPVC plastering guide

3.02 DRYWALL CLADDING


3.02.1 FIBER CEMENT BOARD CLADDING – Use 12mm. thk. “Hardiflex Pro”
Fiber Cement Board, (By James Hardie Philippines, Inc.). Drywall Studs
(DWS) and Tracks (T) (By PPR Light Steel Framing System, Inc. or PT
Petrojaya Boral Plasterboard).

4.0 CARPENTRY AND JOINERY WORKS

4.01 LUMBER

Submit all Lumber samples to Architect for approval prior to fabrication and
installation.

4.01.1 Approved quality of their respective kinds required, well seasoned and
thoroughly dry, free from large, loose unsound knots, sap, shakes and
other imperfections, impairing its strength, durability and appearance.

4.01.2 Dress smoothly all exposed lumber surface; provide close tight, well fitted
joints for finishing lumber.

4.01.3 Kinds and respective uses;

4.01.3.1.1 TANGUILE K.D. – For interior door jambs and headers,


door window casings and plinth blocks, baseboard, cabinet
door opening, frames, and other applications as indicated
on plans.

4.01.3.1.2 YAKAL K.D – For toilet door jambs and headers, casings
and plinth blocks. Refer to plans.

4.01.3.1.3 NARRA K.D- Refer to plans

4.01.3.1.4 “ARMOURWOOD FRAME SAVER S4S (Pre-treated) –


Refer to plan.

4.01.4 Except for “Armourwood” pre-treated wood, treat all wood with “Solignum
Wood Preservative” by Jardine Davies.

5.0 DOORS AND WINDOWS

Verify all door and window unit dimensions with actual masonry openings prior to
fabrication and installation.

5.01 DOORS – Refer to door schedule and door details.

5.02 FIRE-RATED AND NON-FIRE RATED METAL DOORS – By LEC Steel Mfg.

5.03 CURTAIN WALL, EXTRUDED ALUMINUM DOORS AND WINDOWS,


EXTRUDED ALUMINUM LOUVER – By Morning Sun Aluminum and Glass
Contractor. Refer to window schedule and details.
6.0 ROUGH AND FINISHING HARDWARE

6.01 HARDWARE LIST – As selected by the Architect and approved by the Owner.

Lockset: “Schlage”

Hinges: “Hager” or “H`a’fele”

Door Closers: “LCN” or “Yale”

Extension Flush Bolts: “Ives” or “Hager”

Sliding Door Hardware: “Centor”

Door Trim Units: “Ives” or “H`a’fele”

Door Closer: “Dorma”

Weather Stripping: “Zero” or “Pemko”

7.0 CEILING WORKS

7.01 GYPSUM AND FIBER CEMENT BOARD CEILING

7.01.1 Use 12mm. thk. “Boral Wet Area Plasterboard” Ceiling concealed grid
ceiling framing (By PPR Light Steel Framing System, Inc. or PT Petrojaya
Boral Plasterboard), with Roller-applied Two (2) finish coats of Low Odor
(EG-Free) FlatWall Acrylic latex Paint. Surface preparation and
application methodology as recommended by the paint manufacturer),
over primer for all areas as indicated on plans. Provide Ceiling
Termination Reveal as shown on plans (CF=2)

7.01.2 Ceiling Reveal and Curtain Cove as indicated on plans.

8.0 FLOOR FINISHES – Refer to Floor Finish Schedule

9.0 GLASS AND GLAZING

9.01 FACIAL MIRROR – Use 6mm. thk. Polished Edge Float Glass Facial Mirror with
6-mm. thk Marine/Ordinary Plywood Backing as shown on plans.

9.02 Windows – Use 10mm. thk. Clear Tempered Float Glass Window Panels (Refer
to Window Schedule and Details).

9.03 Doors – Use 6mm. thk. Polished Edge, Clear Tempered Glass (Refer to Door
Schedule and Details).

10.0 PAINTING WORKS

10.01 WORKMANSHIP
14.01.1 Of Sound standard practice and as per manufacturer`s specifications. All
materials evenly spread and smoothly flowed without run or sagging.

14.01.2 Lay drop cloth on affected areas to prevent staining of other work.
Remove at all times used rags and waste from the building.

14.01.3 Clean all surfaces from dust, oil, grease and all foreign matters, and let
dry before painting.

10.02 MATERIALS AND METHOD OF APPLICATION USE “DUNN-EDWARDS


PAINTS” as manufactured by Decopro Inc.

10.02.1 General: Provide the following paint systems for the various substrates,
as indicated. Refer to drawings for extents. Refer to
manufacrurer`s recommendations for surface preparation and
painting schedule. Unless otherwise indicated, all paint shall either be
spray or roller-applied.

A. Fiber Cement Drtwall (Wall): Roller-Applied two (2) finish coats of


Low Ordor “EG-Free” flat wall acrylic paint “Dunn-Edwards Paints”
by Decopro, Inc. over primer, Refer to Plan.
B. Fiber Cement Board (Ceilings): Two (2) finish coats of Low Odor
“EG-free flat wall acrylic paint “Dunn-Edwards Paints” by Decopro
Inc. over primer. Refer to Plans (CF=2)
C. Interior Walls and Ceilings: Roller-Applied Two (2) finish coats of
low-odor “EG-Free flat wall acrylic paint (“Dunn-Edwards Paints –
SUPREMA” by Decopro, inc. Surface preparation and application
methodology as recommended by the paint manufacturer); use for
all areas.

MATERIALS AND METHOD OF APPLICATION For “BOYSEN PAINTS” by


Pacific Paint “Boysen” Philippines, Inc.

D. Indicated Woodwork (Doors, jambs, Baseboard, Wall Paneling,


Cabinet Doors and Carcass and Baseboard):
a. Gloss Lacquer Enamel or Automotive Lacquer (DUCO) finish.
Use “BOYSEN Lacquer Enamel” or “BOYSEN Automotive
Lacquer” over primer (By Pacific Paint “Boysen” Philippines,
Inc.)
b. Oil Wood Stain finish, spray applied, over wood filler. Use
“BOYSEN OIL WOOD STAIN” (By Pacific Paint “Boysen”
Philippines, Inc.)
E. Exterior Metal Doors, Outdoor Stair Railing, existing Beams,
Columns and Steel Decking: Spray-applied two-component,
water-based acrylic epoxy paint system. Use two (“BOYSEN
EPOXY ENAMEL” both over “BOYSEN EPOXY PRIMER”(By
Pacific Paint “Boysen” Philippines, Inc.)
F. Others as indicated on plan
G. Surface preparation and application methodology should be as
recommended by the paint manufacturer.

10.03 EXTERIOR PAINT SCHEDULE

Use “PAREX DPR Synthetic Dirt Pick-up Resisnce; 100% Acrylic textured wall
finish, Color and Texture as selected by the Architect. (By Duretta Ventures Inc.)

11.0 STONEWORKS

11.01 For Common Toilet Lavatory Countertop, Top Bar Countertop and Waiter`s
Station Countertop: 20mm. thk. Imported “Ariston-White” Granite with Silicone
Stone Impregnator (“Hydrex-Tenax Waterproofing and Anti-Stain Sealer)
polished finish. (As selected by the Owner/ Architect). Refer to Plan.

12.0 PLUMBING WORKS

12.01 FIXTURE AND ACCESSORIES

12.01.1 KITCHEN SINK: As selected by the owner.

12.01.2 Floor Drain: Stainless Steel finish, U.S.-standard, flat type with strainer
for Kitchen (as approved by the Architect).
