PROJECT: Proposed Residential Building for G+1 Floors at Vaderahalli Village, Dasanapura , Bangalore

Subject: Terms and Specifications for the Construction of Residential Building

Design
 2D Floor Plan

Structure
 Steel Fe550- A-one.

 Aggregates - 20mm &


40mm

 Bricks –Standard Solid Concrete blocks 6” & 4” .For parapet and compound wall 4” will be used.

 Cement – Birla A1, Zuari, Priya of Grade 43 & 53.

 M -sand for Block work & P -Sand for Plastering

 RCC Design Mix – M25 or As per the structural Engineer design ( Base price per Cum Rs 4500 )

 Dr. Fixit or Fosroc Waterproofing

 Ceiling Height - 10 feet (Finished Floor level to Finished Floor level)

 PCC of 100mm thickness shall be provided below ground floor flooring.


 Height of finished floor level in the ground floor will be
up to1’feet above the existing ground level according to
site condition.

 Plinth beam depth will be 300mm.

 Two course of size stone will be provided forouterboundary below plinth beam.

 Internal Plastering (1:5 cement mortar), external plastering (1:4 cement mortar)
andceiling plastering (1:4 cement mortar) shall be done. The thickness of plaster
shall be12mm applied in 2coats.

 Chicken mesh shall be used near beam, column and masonry wall junction.

Kitchen
 Kitchen Dadoing up to 4 Feet with Tiles above kitchen slab (Up to Rs.40 per Sqft )

 Main Sink Faucet & Accessories (ISI Marked) up to Rs 1000/-

 Kitchen Sink Stainless steel Single Sink worth Rs.2500

 Polished granite of 600 mm width and up to 30 mm thickness shall be provided for the
platform with a sink(150 per sft).

 Provision shall be made for water purification inlet near kitchen sink.

Washroom
 Sanitaryware & CP Fittings Up to Rs.12000/- for Each Bathrooms

 Brands Considered are Cera , Kajaria

 CPVC Pipe – Supreme, Ashirwad (1 inch pipe)


 Bathroom Accessories – Floor mounted EWC, Health Faucet, Wash Basin,
Wall mixture, Overhead Shower.

 Total 2 Numbers of bathrooms are included in the package.

Doors & Windows

 Main Door – Burma Teak door along with teak frame of 4 inch by6
inch(40000), and Pooja Door - Burma Teak door along with teak frame of
3 inch by5 inch(25000)including fixtures, Door Thickness around 30mm.

 Internal Doors - Hard wood panel or Membrane Doors including fixtures,


Door Frames of Neem wood 3 inch by 5inch including fixtures costing Rs-
8000/-

 Windows – Upvc up to Rs.400 per sqft

 Bathroom doors will be water proof Flush doors worth Rs.6000 including frames and fixtures.

 locks worth Rs 1000 shall be used. The door shallbe provided with Handles,
Locks, Aldrops, Tower bolts and Hinges.

 Wall mounted magnetic door stopper shall be provided for main door and room doors.

 Main door size shall be 3’6”x 7’ Room doors shall be 3’ x 7’ and bathroom doors shall be 2’ 6”x 7’
Painting

 Interior Painting and ceiling– 2 Coat of Birla Putty + 1 Coat of primer + 2 coat of
Asian TractorEmulsion.

 Exterior Painting - 1 Coat of primer + 2 coat of Ace Asian Paint.

 Enamel paint shall be provided for all the MS grill works. All MS steel painting shall
be provided with an anti-corrosion coat before painting.

Flooring

 Living, Kitchen, Dining of Vetrified Flooring up to Rs 55/- per sq ft (2’x4’)

 Rooms of vetrified Flooring up to Rs 55 /- per sq ft (2’x4’)

 Toilets Ceramic wall tiles with 7 feet height Up to Rs 45 per sq ft.

 Staircase Flooring - Sadarahalli Granite of value up to Rs 80/sq ft

 Parking Tiles - Anti-skid tiles of value up to 40 per sq ft

 Skirting shall be of tiles/granite. The height of skirting shall be 100 mm.

 Granite Laying is included only for Staircase.

Electrical

 Wires - Fireproof wires by Finolex

 Switches & Sockets – Hi-Fi,Anchor Roma (white).


 MCB – Anchor Roma

 Distribution Board – Anchor Roma

 ¾” and 1” slab Electrical pipes (VIP Pipes)

 Rooms shall be provided with 2 numbers of light points, 1 number of fan points, 2
numbersof plugpoints near bedside table & TV and study/dressing & air
condition.

 Bathroom shall be provided with 2 numbers of light points, 1 number of geyser points,
1 number ofplug points near sink.

 Kitchen shall be provided with 2 numbers of light point; 4 numbers of plug points for -refrigerator,
mixer, oven, water purifier.

 Living/Dining/Family Hall each shall be provide with 1 or 2 number of


fan point, 4number oflight points, 4 number of plug points.

 One number of 2-way switch shall be provided for Bedroom.

 Provision for television cable connection shall be provided.

 Each house shall be provided with 1 number of calling bell.

Fabrication Work

 MS Staircase Railing for External Staircase Gauge 16 ( Rs 150 per sq ft)


 MS Standard Main Gate. ( Rs 250 per sq ft)

Plumbing

 1 No. PVC Sintex overhead tank of 1000 liters Capacity.


 Solar and Geyser connection lines will be provided.
 1 Sewage Chamber will be provided in setback area.
Other Works which are included
 Underground Sump of 6” Block Work and Waterproof plastered of
5000 literscapacity.

 Compound wall of Height 5’ with MS Main gate Towards East Side only.

 Parapet wall of height 3’6” Feet.

 Water proofing on terrace - Dr. Fixit or Fosroc.

 Outside Ramping and chambers in the setback area shall be provided.

 Electrical Vehicle Charging point provision will be provided in the Parking.

 Overhead tank platform will be of 5’x5’.

COST OF CONSTRUCTION

Total cost of construction (20x30 site Ground + First floor)=20,80,000.


(Turnkey project)
PAYMENT SCHEDULE

1) 15 % Advance for the start of the project.


2) 20 % after completion of plinth beam.
3) 15 % after completion of Ground floor roof.
4) 15 % after completion of First floor roof.
5) 10 % for Start of Plastering and Door Frames wood purchase
6) 12% for start of tiles laying and Electrical wiring work.
7) 10% for painting,PlumbingFittings and finishing works.
8) 2% for start of Compound wall work.
9) 1% handing over of key.
NOTE:
1) BESCOM Temporarypower connection, monthly electric bill and
water forconstruction should be provided by the owner.
2) KEB deposits should be paid by the owner.
3) BBMP plan approval and commencement certificate should be provided
by theowner.
4) During excavation if Rock or water body is found extra charges should
be paidto contractor from owner.
5) Water should be provided by the owner for construction.
6) All the Electrical , Plumbing , windows and doors openings will be
as perArchitect Plan.
7) Extra MS Works and other Extra unspecified Works are charged extra.
8) Any additional or alteration work will be charged extra.
9) Interior works like kitchen cabinets, wardrobes, TV unit and fall ceiling
are not inthe above contract.

10) Pit is not is include in this package.


11) Any other works which are not mentioned in the specification will
be chargedExtra.
