A PROPOSED OPEN MARKET RESIDENTIAL

Proposed open market residential prototype project consisting of two (2) storey, single detached house with a 76
(seventy-seven) sq. m. total gross floor area cum site development planning project for a cluster of ten (10) prototype
house and lots on a site 10% slope.

Your client has decided that his property, a 1,934.72 sq.m. inside lot wit a low density residential (R1) zoning
classification. 10 prototype houses shall be exclusive/semi upscale structures, 6 of which shall be on lots each with a
132 sq.m. total lot area and 12m depth.

The 1934.72 sq.m. lot is rectangular in shape and has a 32m wide frontage facing east. The property may be reached via
a 15m wide main RROW which has a 1.8m wide paver-lined sidewalks on each side. An 8m wide cluster street bisects
the project site at its long axis and intersects the RROW at right angle. The 2 end lots at the westernmost portion of the
site is approx. 31.45% wider than the 6 lots at the center of the development. The corner lots defined y the cluster street
and main RROW are 2m wider than the 6 lots at the center of the development.
