1.0 Preamble:

The schedule property is a residential building at site no..2724/2462/11/265, (265 and 265A, Old

survey No. 10/3 & 10/5) JC NAGAR, Bangalore - 560086, ward No. – 105. It is a freehold

property with total plot area 1878 Sft and 4954 Sft floor area.

2.0 Location of scheduled property:

The scheduled property is located in 5th cross of nanjappa layout, shanthi nagar

Bangalore - 560027, ward No. – 117. The landmarks nearby are temple, svk kalyana mantap.

The location map is shown in figure 01.

3.0 Floor details:

Total plot/site area is 1878 Sft. The building consists of stilt floor, ground floor, first
Floor and second floor. The total floor area is 4954 Sft. Stilt floor is completely kept vacant and

using for vehicle parking. It is a dwelling house with internal staircase, bedrooms, kitchen and

attached bathrooms in all bedrooms. Italian marble used for flooring in all the floors. From the

visual inspection, it is can be concluded that, the building is a framed RCC structure with good

quality maintained during construction. Part of the floor area at second floor is opened to terrace.

4.0 Construction materials:

Good quality construction materials are used in the construction.

 River sand used for mortar, both for rendering and bonding,

 Table mould burnt brick are used for walls and compound wall.

 Site mix cement concrete is used for columns, beams, slabs and other RCC work.

 Italian marble is used for flooring in all floors.

 Slit floor flooring is provided with 10 mm thick parking tiles.

 Bathrooms are laid with vitrified tile on wall and antiskid tile on flooring.

 First quality teak wood used for all windows, door and ventilator. (both for frame and

shutter). All window shutters are polished inside and painted outside.

 Teak wood railings with stainless steel vertical support are provided for internal

staircase. Stainless steel railings with 8mm thick glass panels are provided at all

balconies.

 At second floor aluminum and M S frames and shutter are installed to access the terrace.

 Good quality emulsion paint and weatherproof paint are used for inside and outside

painting respectively.

 M S compound gate and shutter are used at stilt floor.

 Fully furnished, false ceiling with veneer decoration, glass decoration at dining Hall.

 Good quality plywood wardrobes at all living rooms.


 Kitchen is provided with Italian style fittings.

 Good quality electrical and sanitary fittings and workmanship.

5.0 Value of the property:

The property bearing is freehold property with clear title deed and other legal documents.

It is having a total area of 1879 Sft. Construction of residential house is approved by the O/o

Assistant Director, Town Planning, Wilson Garden sub division, BBMP (South) vide permit-

Suvarna paravanige L.P no. Add.Comm./RTH/0612/11-12, Dated 10.12.2016. The building is

consist of stilt floor, ground floor, first Floor and second floor. The total floor area is 5450 Sft.

Workmanship and quality of construction materials are good. Based on the records and details

collected during site visit, it can be concluded that the construction value is around. Rs. 2,650

per Sft, which includes the cost of civil work, electrical, sanitary and interior. The details of the

valuation of building are as below:
