The term lessor and lessee, unless repugnant to the context shall mean and include their
respective heirs, successors, legal representatives executors, administrators, trustees and assigns
witnessed

WHEREAS the Lessor is the absolute owner of the Flat A - 312, Century Saras, Ananthapura
Gate, Attur, Yelahanka, Bangalore – 560 064 more fully described in Schedule A hereto (“Scheduled
Premises”) along with fixtures more fully described in Scheduled B hereto (“amenities”)

WHEREAS the Lessee wishes to take the schedule Premises on Rent for her personal use to stay
along with his/her family members for which the Lessor is agreeable and to rent it out to Lessee on
the terms as detailed here under.

NOW THIS AGREEMENT WITNESSETH AS UNDER:


1. Term:

The Lessor had initially agreed to rent and the Lessee has agreed to take on rent the scheduled
premises along with the amenities initially for the period of 11 months with effect from 20th
September , 2021, to 20th August , 2022 with an option to renew the same for the further period
of 11 months as mutually agreed between the parties with an enhancement of lease rent by 10%.

Now the Lessor and Lessee has agreed to renew the agreement with enhancement of lease rent
by 10% for next 11 months with effect from 1st September , 2022, to 31st July , 2023 The Lessor
and Lessee would like to renew this lease with an option to renew the same for the period of
further 11 months, post the above 11 month period, if agreed mutually between the parties with
an enhancement of lease rent by 10%.

2. Rent other outgoings and Security Deposits:

2.1. The Lessee agrees to pay sum of Rs.18,700.00 (Rupees Eighteen Thousand Seven
Hundred Only) as rent per month in advance (Includes Rent plus Saras Society Maintenance
monthly charges) for the Scheduled Premises and Amenities by NEFT beginning of every
month on or before 4th of every month.

2.2. Lessee has already paid total Rs. 75,000/- (Rupees Seventy Five Thousand Only) as
Refundable Security Deposit (“Security Deposit”).

2.3 Lessee agrees to pay the electricity charges as per the separate meter installed by the Lessor
and as billed by the appropriate authority.

2.4 The Lessee shall pay the moving in charges (while moving in the premises) and the moving
out charges (on completion of lease and moving out of the premises) as per the society’s
norms and charges levied by the society.

3. Taxes:

The Lessor agrees to pay all payments towards property and other taxes, rates, cess,
assessments, duties and other outgoing payable in respect of the Scheduled premises to the
Municipal Corporation or any other Government authority.

4. Maintenance:

Lessee agrees to maintain the Scheduled premises in good order and conditions, and the Lessor
hereby agrees that Lessee shall not be responsible for damage caused by natural wear and tear,
reasons beyond its control or Acts of God.

5. Lessee shall not be entitled to make any additions or alterations to the Scheduled Premises,
which involve structural changes without the written consent of the Lessor.

6. Use of premises:

6.1 Lessee agrees to use the Scheduled premises for the residential purposes only and agrees
not to use the Scheduled premises for any commercial or business purposes.

6.2 The Lessee shall not sublet or underlet the scheduled premises or any part of thereof to any
third party during the lease period.

6.3 Lessee agrees to comply with all the rules and regulations of regulatory authorities (Century
Saras Association / Municipal Corporation / Government Authority) and agrees to vacate the
premises in case of any objections raised by the said regulatory authorities.

7. Inspections:

7.1. The Lessor shall, at all reasonable hours and after giving due notice to Lessee be entitled to
inspect the Scheduled premises and to carry out such works within the Scheduled premises
as required for general upkeep.

7.2. All minor repairs such as electrical fitting and civil damages made by the Lessee to the
scheduled premises shall be carried out by the lessee at their own cost and other major
repairs by wear and tear if any shall be done by the Lessor as deems it’s reasonable.

8. Termination of the Lease:

8.1. The Lessor shall be entitled to terminate the Lease, if Lessee is in default in the payment of
the rent for two consecutive months after the same has fallen due.

8.2. Either party shall be entitled to terminate the Agreement by giving One month written notice
without assigning any reason whatsoever.

8.3. Upon termination / expiry of the Agreement, Lessee agrees to hand over peaceful and vacant
possession of the Scheduled Premises and it is agreed to bear one month additional rent
amount towards painting/cleaning/repair charges etc. while vacating.

8.4. Upon termination of lease under provisions of clause 8.1 or 8.2 above, the Lessor agrees to
refund the security amount by NEFT after due deductions of arrears (dues up-to-date of
termination if any + 1 month rent towards painting, repairs, cleaning + recovery of damages
if any), within 03 bank working days of getting vacant possession of the flat.

9. Lessor’s covenants

9.1. The Lessor covenants that he is the lawful owner of the Scheduled premises, and has the
right, title and power to grant the Rent of the Scheduled premises to Lessee.

9.2. The Lessor further covenants with Lessee that Lessee paying the rent and other charges as
per this agreement and duly observing the terms and conditions hereof shall be entitled to
quiet and peaceful enjoyment of the scheduled premises during the subsistence of this
agreement without abstraction interruption or disturbance by the Lessor or any other person
or persons claiming through, under or in thrust for the Lessor.

Flat No A – 312, measuring approximately 1169 Square feet on the 3 rd Floor + Allotted Car
Parking No. 12, located at Century Saras Apartment, Attur Yelahanka, Bangalore - 560064 and
comprising of One hall + 1 Balcony Two bedrooms with one attached bathroom, one kitchen and
one common bathroom with full electrical & bathroom fittings.
