CC UPDATED SCRIPT V 5.0


Use this script when making outbound cold calls to gather the initial basic
information from a house owner to determine whether he/she is interested in
selling their house.

Hey (seller’s name)?


Confirm that you are talking to the house owner.

If you have not confirmed that you are talking to the right person,
ask if you are talking to (seller’s name).

Hi! This is (your name).

I’m calling about your house at (house address).


Confirm that they own the property.

Great! Hey, the reason I’m calling is that we’re looking to buy a
house in the area, and I wanted to see if you might be open to a
cash offer?
State the reason why you are calling and confirm if they want

to sell their house or at least willing to hear an offer.

ALTERNATIVE SCRIPT

Hey (seller’s name)?

Hi! This is (your name) calling.

The reason I’m calling is that we’re looking to buy a house in your
neighborhood, and I wanted to see if you might be open to selling the
house along (House address)?
If the seller said NO:

I’m working with a private investor/company name, and we buy


houses in as-is condition through cash, and we can close on
your timeline.
NOTE: Use your company name if you are allowed to mention
it or use “<state> + Local Home Buyers”.
i.e., California Local Home Buyers

The process is simple – I’ll just be asking you some basic questions
about your house, which will only take about 4-5 minutes of your time.

I’ll pass on your details to our home buying specialist, who will run the
numbers and they will call you back with an offer ready-to-go!

ALTERNATIVE SCRIPT

Okay! Well, I just need 4-5 minutes to ask you a couple of quick questions,
and then if it sounds like an opportunity, I will set you up with one of our
home buying experts to talk about the offer.
Okay, great! Let’s start with basic details about the house.

How many bedrooms and bathrooms do you have?

Can you please confirm the total area/square footage of the


house?

How long have you owned the house?

Are you currently living in the house?


Alternative questions: Is the house currently vacant?
Are there tenants?

NOTE: If there are tenants currently occupying the house, ask:

- If they are on a month-to-month or yearly contract?


- How much is the monthly rent?

Have you made any renovations/updates to your house in the


last 5 years?
Probing Questions:

How old is the roof?


Did you upgrade/replace your HVAC system?

How about your kitchen, bathrooms, electrical, plumbing?

Can you help me rate the overall condition of the house – is it in


Excellent, Fair or in Good shape?

Is the home free and clear? / Are you still paying for mortgage?
If they are still paying for mortgage, ask for their remaining balance.

“May I ask what’s the remaining balance?”


If the seller said NO:

Okay, sounds good! Well, if we presented you an all-CASH offer


that you’d like, when would you be ready to sell?
7 Days 30 days or 60 days+?

Wow, seems like a great house!


You should sound curious.
Why are you looking to sell or at least wanting to get an offer?
Is there any specific reason like maybe relocating, downsizing?
Or

(Seller’s Name) I know I called you out-of-the-blue today, but if you


had to narrow down a reason for selling, what would it be?”

Do you have an asking price in mind?


Alternative questions: How much do you want to walk away
with upon selling the house?

Do you a ballpark figure in mind of how much you want to


get from selling the house?

NOTE: Ask if the price is negotiable, if they have a specific price


range, e.g., “Is that price negotiable?”
NOTE: This depends on your client’s current process.

Only offer the listing spiel if the Asking Price (AP) is higher than
70-80% of the house’s Zestimate value on Zillow.

Example: Zestimate - $ 100, 000


Investor buying range:
($ 100, 000 x 70%) to ($ 100,000 x 80%)
$ 70,000 to $ 80,000

If the Asking Price (AP) is equal to the Zestimate, offer the listing option.

Just to let you know, we are a Real Estate Investment Company,


so, we don’t buy every home/house we look at.

However, we also have a team of Realtors that can assist you in


selling if we are not a good fit to buy.

Will you be interested in listing this house so that we can help you
get the Retail Value of it?

Okay. Thank you for this information!

What I’ll do now is have our Home Buying Expert run the numbers
and they’ll call you back with an offer ready-to-go. Sounds good?
