17 Lansdowne Walk
Level 3 pre planning advice has been sought from the Royal Borough of Kensington
and Chelsea prior to this planning application. The pre planning advice states that
“in principle there are no objections to the proposal, subject to the recommended
changes within this advice letter”. Following a site meeting with planning officer
Saima Iqbal on 7th March 2018, all changes have been made in accordance with
the advice. For further details, please see attached pre planning advice document
and use the reference below.
2. EXISTING PROPERTY
The existing property at 17 Lansdowne Walk is the easternmost part of a building
comprising of 17, 18 and 19 Lansdowne Walk. The property is a semi detached
terraced house of four floors with a rear garden and small paved front garden. The
façades are made of brick clad with stucco on the ground and lower ground floors.
The windows are sash windows with white painted wood frames, and smaller
hinged windows with white painted wood frames on the top floor.
The three separate properties on 17-19 Lansdowne Walk have been altered
from their original appearance, especially number 19 which has had significant
extensions and alterations made. Both number 18 and number 19 have roof lights
and dormer windows towards the front and back elevation. Existing elevation of 17-19 Lansdowne Walk
3. DESIGN STATEMENT
The proposal for improving living conditions and appearance of 17 Lansdowne
Walk consists of two parts; a new roof profile that provides more space for the
top floor and matches the surrounding properties better, and four new dormer
windows (two to the front, one to the rear and one to the side). The design has
been carefully considered to not have any material impact on the living conditions
of neighbouring occupiers, neither in regards to loss of sunlight/daylight, loss of
privacy/overlooking or sense of enclosure.
ROOF
The proposed new roof profile includes a higher ridge and a steeper hipped end
towards the east. This profile would better match the existing roof profiles and
heights of number 18 an 19 Lansdowne walk, and in so doing also enhance the
character of the conservation area. The new roof profile would significantly improve
the living conditions in the interior of the second floor, making the house more
appropriate for modern family life. The new roof would be made out of materials
matching the existing building, with the inclusion of two conservation roof lights
(one to the front, one to the rear) with a finish to match the colour of the roof. There
is currently no consistency in regards to the height and shape/form of the roofs
of the building that comprises number 17, 18 and 19 Lansdowne walk, and the
proposed new roof profile would greatly enhance a more composed and unified

DORMER WINDOWS
The proposal includes four new dormers windows; two to the front, one to the rear
and one to the side. All the dormer windows are designed to match existing dormer
windows on the neighbouring properties. By doing this the historical character of
the building as well as the surrounding conservation area will be enhanced. The
front dormer windows will have arched tops to match the front dormer windows of
number 18 and 19 Lansdowne walk, whereas the proposed side and rear dormer
window will have a flat tops to match the character of the surrounding façades.
The dormers would be made out of materials matching the existing building. The
number of window panes and frame colour/design is also proposed to match
existing, in order to enhance the character of the conservation area.
All elements are proposed to be executed with fine detailing using traditional
proportions and aesthetics that complement the existing building. The ambition
is to create an exceptional home that meets the growing needs of the family and White timber frame sash window
to create high quality architecture that enhances and preserves the conservation
area.

4. HERITAGE STATEMENT Conservation
Area
The character of Ladbroke Conservation Area is largely classical with detached
and semi-detached houses clad with brick and stucco. The scale varies slightly
between every building but is fairly consistent at 4 storeys including lower ground
floor and loft. Some of the properties in the area have had significant extensions
added to them, especially the Charles Jencks designed property of 19 Lansdowne
Walk. There are a few modern buildings in the conservation area, notably the
neighbouring property of 16 ½ Lansdowne Walk. Hol lan d Park

There are no listed buildings within view of 17 Lansdowne Walk, and no listed

buildings will be affected by the proposed development. The communal gardens
on the opposite side of Lansdowne Walk are Grade II listed, and will not be affected
by the proposed development.
The proposed development is designed in order to enhance the character of the 1970 1990 Date of Designation Royal Borough of Kensington
building that makes up 17-19 Lansdowne walk. The design gives the building a and Chelsea Boundary
much more symmetrical appearance, and a character of being more considered
as a whole. It will enhance the existing situation in which number 17 appears too
low in comparison to the neighbouring properties. The proposed development
will reunite the building and thus also enhance its significance for the surrounding
conservation area.
All materials and finishes used in the proposed development will be of high quality
and matching properties to materials and finishes used in 17-19 Lansdowne
Walk, which are also typical for the whole conservation area. All detailing will be
executed at a very high level of craftsmanship in order to enhance the appearance

5. ACCESS
The proposed works would not make any changes to existing access from street,
or car parking and bicycle parking. Holland Park underground station and multiple
bus lines accessible within a couple of minutes’ walk from the house.
8. WASTE MANAGEMENT
No changes will be made to existing waste management.
