C. Tracing of Party’s Title for the last 13/30 Years:
I have examined the documents filed by the proposed Mortgagors which is
in the name of Title Holder namely: Mr.Jayaraman, Son of Mr.Selladurai, Residing
at Door No.83, Post Office Street, Keelakarai Village, Perambalur Taluk and
Perambalur District.
These schedule properties are situated in Perambalur District, Perambalur
Taluk, Esanai Village limit, and comprised in 1).S.F.No.440/22: 00037 Sq.Mts.,
Stand in the Names of Mr.Natesan-1, and Mr.Jayaraman, 2).S.F.No.440/23 :
00092 Sq.Mts., Stand in the Name of Mr.Sellamuthu, 3). S.F.No.440/21: 00032
Sq.Mts., Stand in the Name of Mr.Velmurugan, Instead of Mr.Sellamuthu, They
were inherited these properties from their ancestors, and then they were in
possession and enjoyment of their respective properties with all the rights, as per
their ownership and possession, their name was mutated in the revenue registries
as owners of their properties, these survey was taken and printed on 19.05.1993,
and on that date Government has prepared Natham UDR 'A' register for these
survey numbers. The True Copies of the Natham UDR 'A' Register is produced as
document No.1, herewith.
As per Natham Land Tax scheme Adangal Register extract produced for 1).
S.F.No.440/21: 00032 Sq.Mts., Stand in the Name of Mr.Velmurugan, 2).
S.F.No.440/22: 00037 Sq.Mts., Stand in the Name of Mr.Jayaraman,
3).S.F.No.440/23 : 00092 Sq.Mts., Stand in the Name of Mr.Sellamuthu, Given by
the S.R.O, of No.01, Esanai Village, Perambalur Taluk. The True copy of the
Natham Land Tax Scheme Adangal Register extract is produced as document
No.2.
And then that they said Mr.Sellamuthu Gounder-1, Son of Late.Mr.Sellappa
Gounder, and his Son's Mr.Sellappillai-2, Mr.Jayaraman-3, Mr.Periyasamy-4,
have entered into registered partition deed, in this partition deed they are all
signatories. The Partition deed dated. 20.05.1998, under the registered document
No. 1171/1998. Duly registered in the Perambalur Sub-registrar office, in the
presence of witnesses, and executed, attested, and registered as per law. The
Original Partition deed is produced as document No.3.
As per the Partition deed, they said Mr.Jayaraman is allotted the “C”
Schedule of properties. And other properties are allotted respectively to other
signatories.

The online certified copy of the partition deed is produced as document
No.3-A. (I have compared both original and certified copy of the Partition deeds;
there are no corrections, omissions, or discrepancies in these documents).
And then Mr.Natesa Gounder-1, Son of Mr.Nallu Gounder, and his son
Mr.Pitchaimani-2, had executed the registered sale deed, in favour of Loan
applicant Mr.Jayaraman, Son of Mr.Sellamuthu Gounder, Regarding the Property,
comprised in Natham S.F.No.187/1: Ac.12.60 cents, in which 1st Thakku of 236
Sq.Fts., House plot and 2nd Thakku of 182 Sq.Fts., Vacant House Plot, Dated.
26.06.2000, duly registered under the registered document No. 1957/2000, duly
registered in the Perambalur Sub-registrar office, for the valuable sale
consideration, and this sale deed was duly executed, attested by witnesses, and
registered as per law, and this sale deed is valid in the eye of law. The Original sale
deed is produced as document No.4, herewith
The online Registration copy of the Sale deed is produced as document
No.4-A, herewith, I have compared both original and registration copy, both are
same, there is no omission, or correction, or discrepancies in these documents.
And then on 23.02.2007, Mr.Sellamuthu, Son of Mr.Nallu Gounder, had
executed the Registered WILL in favour of Mr.Natesan-1, and his minor Son
Velmurugan-2, under the registered document No. 14/2007, duly registered in the
Perambalur S.R.Office. The Xerox Copy of the WILL deed is produced as
document No.5.
This one is the last WILL of Mr.Sellamuthu, and then he died 26.02.2007,
The Xerox copy of the death certificate is produced as document No.6, herewith.
As per the WILL Velmurugan, took possession of the “WILL” mentioned
property. And he got his name is mutated in the revenue registries.
And then Mr.Velmurugan, Son of Mr.Natarajan, had executed the
registered sale deed, in favour of Loan applicant Mr.Jayaraman, Son of
Mr.Sellamuthu, Regarding the property comprised in Natham S.F.No.187/1:
Hec.5.09.50 Ares, as per Ac.12.60 Cents, in which 345 Sq.Fts., as per 32.05
Sq.Mts., Vacant House Plot, Dated. 22.03.2024, duly registered under the
registered document No. 2466/2024, duly registered in the Perambalur No.1, Joint
Sub-registrar office, for the valuable sale consideration, and this sale deed was
duly executed, attested by witnesses, and registered as per law, and this sale deed is
valid in the eye of law. The Original sale deed is produced as document No.7,
herewith

The online Registration copy of the Sale deed is produced as document
No.7-A, herewith, I have compared both original and registration copy, both are
same, there is no omission, or correction, or discrepancies in these documents.
And then as per sale deed, Mr.Jayaraman took separate possession, from his
vendors, and then he becomes owner for his purchased properties, and he got the
absolute rights, and enjoyment over his purchased properties, and he got her name
is mutated in the revenue registries and he got exclusive patta in his name for the
entire schedule properties for the Natham Patta No.1887.
