GENERAL POWER OF ATTORNEY

This General power of Attorney is executed on this 3rd of


august 2015 by ;

SHRI. SHAILENDRA SON OF BALKRISHNA CHIKAHLKAR

‘EXECUTANT’ is hereby executing this power of attorney in

Khana, Mahal, Nagpur, --- Hereinafter referred as ‘POWER
OF ATTORNEY HOLDER’.

Whereas, one BALKRISHNA RAMBHAU CHIKHALKAR was

possessing the land BhumapanKramnak 12/2 , , ,


BhogwatdarVarg 1 (class 1) Mauza: Manewada, H.R 2.97,
Khatekramank, 92, 93, 94, Talathi Sazakramank 39/(A),
Standing in the name of CHIKHALKAR BALKRISHNA
RAMBHAU, Vyvasthapak, Sachhitanand Ashram, Nagpur
(Bhumiswami), Non-Agriculture, Assessment: 317.40

For the sake of convenience the land any part of that land

described above i.e, BhumapanKramnak 12/2 , , ,


Bhogwatdar Varg 1 (class 1) Mauza: Manewada, H.R 2.97,
Khatekramank, 92, 93, 94, Talathi Saza kramank 39/(A),
Standing in the name of CHIKHALKAR BALKRISHNA
RAMBHAU, Vyvasthapak, Sachhitanand Ashram, Nagpur
(Bhumiswami), Non-Agriculture, Assessment: 317.40 will
be hereinafter mentioned as ‘LAND’

The said BALKRISHNA RAMBHAU CHIKHALKAR was the


first founder member of the trust which was the registered

trust bearing registration no. 4785 named and styled as


SACCHITANAND ASHRAM. The said BALKRISHNA
RAMBHAU CHIKHALKARis now no more. That late
BALKRISHNA RAMBHAU CHIKHALKAR has formed this trust
for the purpose of fulfilling the objectives of the trust
mentioned in the bye laws and deed of that trust. He during
his life time tried his best to achieve the purposes as per his
capability. He died in the year ________.

Whereas, the object of the said trust, SACCHITANAND


ASHRAM was fulfilled as per the capability of BALKRISHNA
RAMBHAU CHIKHALKAR during his lifetime. But the nature
of the objectives are wide, it remains pious forever and
having perpetual characteristic to implement and fulfill
always for the betterment of mankind, and therefore there is
always a scope to achieve, improve and implement the
objectives of the said trust in a better way perpetually.

Whereas, that, the said late BALKRISHNA RAMBHAU


CHIKHALKAR was having ‘LAND’ mentioned above. After his
demise, the said ‘land’ remained as it is. The present
‘EXECUTANT’ of power of attorney is the son and the legal
heir of BALKRISHNA RAMBHAU CHIKHALKAR.

Whereas the said executant of the power of attorney shri


SHAILENDRA BALKRISHNA CHIKHALKAR wants to fulfill the
wishes of his father and also wants to secure and protect the
property left by his father and also wants to achieve the
objectives of the trust SACCHITANAND ASHRAM.

For the aforesaid purpose of securing and protecting the


property left by BALKRISHNA RAMBHAU CHIKHALKAR
and the property, if any in the name of the trust

SACCHITANAND ASHRAM and to fulfill the purpose and


objectives of the trust, the present ‘EXECUTANT’ wants to do
all acts necessary in respect of ‘LAND’in a capacity as a legal
heir of BALKRISHNA RAMBHAU CHIKHALKAR and in a
capacity of a son of first Founder member of the trust
SACCHITANAND ASHRAM, wants to appoint SUNIL BALAJI
PESHNE who is the resident of Tilak Putala, Ward No.7,
GadiKhana, Mahal, Nagpur as, only POWER OF ATTORNEY
HOLDER, to look after the affairs in respect of the said
‘LAND’ and in respect of the trust SACCHITANAND ASHRAM
for the purpose of fulfilling the objective of the trust by
submitting any proceedings before any authority or any
charity commissioner or Astt. Charity commissioner or
Deputy Charity Commissioner or before any court in the
absence of ‘EXECUTANT’.

Now therefore by this GENERAL POWER OF ATTORNEY, I,


shri SHAILENDRA BALKRISHNA CHIKHALKAR, do hereby
nominate, constitute and appoint shri SUNIL BALAJI
PESHNE, R/o, Tilak Putala, Ward No. 7, GadiKhana, Mahal,
Nagpur, as my true and lawful power of attorney and
authorise and empower him to do and execute all or any of
the acts deeds, and things in respect of the said ‘LAND’.

1. To make sign and verify all applications and objections


before any court or any other local authority including all
courts and quasi-judicial authorities, or any commissioner or
any Charity Commissioner or Astt Charity Commissioner or
Dy. Charity Commissioner or any Revenue Authority or
inspector in respect of said ‘LAND’.

2. To make sign and verify and execute all applications,


objections, plans, revised plans, schemes, affidavits, bonds,
indemnity bonds, etc required to be submitted before any
court or Judicial or Quasi-judicial authority or any other
Local or Semi-government or Government Authority or NMC
or Nagpur Improvement Trust or Corporation or Talathi or
any other Tahsildar or Collector or Commissioner or any
other revenue or administrative authority for seeking
sanction permission, no-objection, consent, or assentetc
required in respect of and in connection with the affairs of
the trust Sacchidanand Ashram or in respect of ‘LAND’

3. To utilize this ‘LAND’ for any other purpose including


any non-agricultural purpose and for obtaining any
permission from any competent authority or Government
authority or Department, and hence ‘EXECUTANT’ hereby
authorized and empowered their ‘POWER OF ATTORNEY
HOLDER’ to prepare an application for permission to use the
said ‘LAND’ for any purpose, sign the said application on
behalf of the ‘EXECUTANT’ and submit the said application
or applications or rejoinder or supplementary applications
before any authority or Government or Executive Authority,
and thereafter attend the office of said authority and to
follow up all the procedure till the permission has been
granted by the said authority.

4. To submit a scheme or plans or map in the office of


Nagpur Improvement Trust or Corporation or Nazul or city
survey and to submit any development plan or plan of
construction on the said ‘LAND’.

5. To sign and verify and submit various agreements with


any society, trust or person or company or corporation or
individual or proprietorship firm or any other authority or
any prospective purchaser in respect of sale or compromise
or settlement or memorandum of understanding in respect of
the said ‘LAND’ and to follow and modify the said agreement
or other deeds or document mentioned above if required
necessary.

6. To apply for the income tax or any other department or


Government or local department and to obtain any ‘no
objection certificate’ or permission or clearance certificate
for the sale, settlement or development of the said ‘LAND’

7. To engage any persons or agents or assignees or


representatives orexpertise to do any ancillary or major
work in respect of plan, layout, construction or development
or for obtaining any other permission required in respect of
sale or development in respect of the said ‘LAND’.

8. To deliver any part, any construction if made in future


on lease, rent or outright sale or any other transaction in
respect of the said ‘LAND’ or construction if any.

9. To apply to any electricity supply authority for the


purpose of connection or any other technical authorityand to
obtain any permission to use any technical or any other
service or facility on the said ‘LAND’.

10. To support or assist any purchaser or any prospective


developer or promoter for mutation of his name on the said
‘LAND’ under any scheme or any agreement or any

settlement or compromise or deed or contract in respect of


the said ‘LAND’.

11. To enter into any agreement or contract of sale or


development or understanding and to register the
documents or sale deed or agreement of sale or any other
instrument which is necessary to be required to be
registered in any Government offices or departments or any
Registrar or Sub-Registrar of documents or any office where
documents are registered or before any notary, and to
receive any consideration in Cash or Cheque or Demend
Draft or any other banking instrument or any other way of
telegraphic or Banking transfer or otherwise, in lieu of any
sale or agreement or any contract or understanding in
respect of the said ‘lAND’ and To receive any consideration in
any form from any individual or any person or any company
or society or any board or trust or society or any authority or
purchaser in lieu of that sale or development contract or
agreement of development or agreement of sale in respect of
the said ‘LAND’ on in respect of said trust Sacchidanand
Ashram.

12. To initiate any legal proceedings or cases or suits


against any individual, or any Government or Semi
Government authority or any other authority or Nagpur
improvement trust or corporation or Nazul or any revenue or
government authority, if required in respect of said ‘LAND’
and to declare and file any notes or pleadings or submissions
or affidavits or applications or papers or documents or
vakalatnamas or power or authority or appeals or revision or
writs etc in any court or authority or any quasi Judicial

authority, whichever is necessary any time whenever


required, in respect of said‘LAND’.

13. To compromise or settle or adjust or relinquish or


withdraw any claim in any dispute if any arises before or
after the filing of the any of proceedings before any authority
or court or body or Government or local authority, inrespect
of said ‘LAND’.

14. To appear and act on all or any court or authority in


any civil, criminal, quasi-judicial or judicial or revenue or
labour or any other court or authority, personally or through
advocate or pleader or attorney or agent, in respectof said
land.

15. to deposit or to receive or pay or refund or adjust any


money to any person or court or individual in discharge of
any liability or any entitlement inrespect on the said ‘LAND’,
by way of cheque or Demand draft or Cash or any any other
banking mode like telegraphic transfer or otherwise.

16. To apply and pursue and to obtain any certified or true


copies before any court or authority and to receive any
documents in any case or documents of public record or
document relating to ‘LAND’ or documents before public
servant or Government authority in any department and to
inspect any other documents before any authority or court.

17. To prepare sign and verify, affirm and to file any


evidence oral or written on oath or on solemn affirmation
before any court or authority or department, in respect of the
Sacchitanand Trust and in respect of the said ‘LAND’

18. To negotiate and to deal and to make any contract,


Memorandum of understanding, deed of settlement, joint
venture agreement, partnership agreement a or partition
agreement, arbitration agreement or mediation agreement
in respect of the said ‘LAND’.

19. To do all other necessary things necessary to complete


and performance, entitlements, obligations, contract, terms
of agreement in respect of the said ‘LAND’.

20. To do generally all other acts, deeds and things as may


be necessary and I the executant of the power of attorney
holder declare that, we will not withdraw cancel or revoke
any of the powers granted under this power of attorney,
which shall be irrevocable forever.

21. To delegate all or any of the powers authorities,


hereunder vested and to appoint any substitute or
substitutes to any one or more purposeas shall from time to
time requires and desires in respect of the said ‘LAND’.

22. To do generally to execute and to perform any other


act or acts , deed or deeds, matter or thing or any affairs
incidental thereto, what so ever which soever necessary to be
performed in relation to the said ‘LAND’ thereto as fully and
effectually as we ourselves could do the same, as if we
personally present.

AND we hereby agree and under take to ratify and confirm all
acts and whatever our said power of Attorney Holder under
this power in that behalf, herein before contained, shall
lawfully do execute and perform in exercise of power,
authorities an liberties, hereby conferred upon under and by

virtue of this power of attorney in respect of the said ‘LAND’


and in respect of the affiars trust Sacchidanand Ashram.

In witness whereof this power of attorney is signed and


executed on this 5th day of August 2015 in presence of the
attesting witness.
