any difference between them as and when
they arise.

BETWEEN CLIENT AND CONTRACTOR:
Duties of architect relate to:
Extension of time
Variations
Removal of defective work
Interpretations of conditions of contract
Modification of design
Certification of payments

DUTIES OF THE ARCHITECT


STATUTORY BODIES:
Approval of plans by the local authorities
Design and execution of works as per
building by-laws and regulations
Environmental clearance where necessary
Clearance of other bodies such as
Archaeological Survey of India, Airport
Authority of India etc. as per requirement

DUTIES OF THE ARCHITECT


INDIAN INSTITUTE OF ARCHITECTS:
Compliance to code of conduct
Compliance to scale of professional changes
as prescribed by the IIA
Adherence to rules for architectural
competitions

DUTIES OF THE ARCHITECT IF HE


HAS HIS OWN INDEPENDENT
PRACTICE:
After getting the work he has to prepare sketch

schemes, final scheme, prepare working drawings,


estimates, call tenders, select a contractor, obtain
municipal sanction, supervise construction, oversee its
completion in all respects.
Selection of contractors and consultants
Ensure coordination of key players contractors, client,
regulatory authorities, sub-contractors and vendors.
Analyse the strengths, weaknesses, opportunities that
the project offers and threats/problems which can
affect the execution of the project.
Accounts Cashbook, ledger, profit and loss account,
assets and liabilities and balance sheet are all to be
maintained as per standard accounting practice.
All records must be accurately maintained on site
including field records, muster roll etc.

DUTIES OF THE CLIENT


Provide detailed requirements of the project.
Provide property lease/ownership documents.
Provide a site plan showing boundaries, contours,
existing physical features such as roads, trees,
paths, structures, services and utilities.
Furnish reports on soil conditions and conduct soil
and water level tests if required.
Furnish specific conditions, statutory stipulations,
codes of practice, schedule of rates etc. to be
practised.
Pay all fees, levies, security deposits and expenses.
Give effect to the pofessional advice of the
architect and not make changes without his
permission.
Honour the architects bills within 1 month of
submission.

DUTIES OF THE CONTRACTOR/SUBCONTRACTOR


Furnish all goods, materials and services as
per the contract.
Submit complete and accurate reports and
invoices/bills as per schedule in contract.
Respect the copyright of drawings and
information.
Ensure quality control on site.
Furnish estimates and requirements.
Follow drawings without making changes
without the architects permission.
Supervision on site.

DUTIES OF THE CONTRACTOR/SUBCONTRACTOR


Specify scope of work.
Define the completion period for the work
assigned.
Define a schedule of work with stipulated time
periods assigned for each task.
Define estimates of materials and overheads.
Define terms of payment and schedule of
payment.
Define penalty clauses.
Define labour requirements and keep updated
muster roll on site.
Specify Bill of Quantities.

TYPES OF CONSULTANTS
Structural (Civil)
Plumbing (Sanitary, drainage, water supply,
sewerage)
Electrical and I.T.
H.V.A.C., vertical transportation and other
mechanical systems.
Fire safety

DUTIES OF THE CONSULTANT


Furnish all services as per contract.
Submit complete and accurate reports and
bills as per schedule in contract.
Respect copyright of drawings and
information.
Ensure quality control on site.
Furnish estimates of costs and labour.
Maintain accuracy in accordance with the
drawings and specifications.
