To enhance its identity in the world of film, Film City should do the following:
First:It should have programmes to continue improving its ability to serve professional needs of national & international film makers by providing
facilities & supporting serious of global standards.
Second:It should expand its ability to entertain the public by inviting them to enjoy & celebrate every invisible aspect of actual film making at
Bollywood Experience Theme Park.
These two things will create third opportunity, which will attract additional ancillary uses such as independent producer studios & offices, media offices
& film related service providers.
Based on this development strategy three schemes are developed:
Scheme 1: Chitra Chowk
Retains the existing alignment of Film City Road
A Bollywood Theme Park and supporting Entertainment Retail is located north of Film City Road. Most visitors will emanate from the west, where
parking is located on both sides of the road, adjacent to the retail mall and the location believed to be favored for the Bollywood Museum. The
sequence of parking, to retail, to theme park, maximizes retail sales potential by capturing arriving and departing visitors.
Between the Entertainment Retail and the Theme Park is the Town Square, which will become an iconic meeting place for tourists, locals, and film
aficionados. The Theme Park will include a large number of movie theatres, making it the logical site for premiers and other film industry promotions.
There will be Universal City-type rides, and F&B, and a Hollywood Bowl-style outdoor amphitheatre that will become the best known venue for music
and performance-art in India.
The existing lake in that area is maintained, and the river diverted only where it can provide a very handsome setting for the Bollywood Museum,
which could operate as an independent attraction.
The land west of the parking pool is used for employee housing (the extreme western piece), and as an opportunity to attract independent
producers, media people, and movie-related persons to Film City. It is envisaged as a 24/7 environment for people whose business revolves around
Film City. Immediately east of the Bollywood Museum is another opportunity for off-lot development of the same kind. If there is no demand, the land
can be used for expansion of core Studio facilities.
Expansion of on-lot Studio facilities will be confined to the two areas identified earlier for this purpose the north-eastern crescent, and the southwestern panhandle. Both areas can be sub-divided in ways that ensure flexibility, and both can be phased and grow incrementally.

Scheme 2: Chitra Sarovar

Realigns Film City Road to the South
The Lake scheme recognizes that site topography offers an opportunity to expand the existing river into an impressive lake by moving Film City Road
to the south. This adds an element that will: enhance overall project identity; provide a dramatic location for the Bollywood Museum on a natural hilltop; consolidate off-lot development into a contiguous land mass; and establish a clear distinction between the Studio itself, and ancillary uses.
Parking is moved further west, but the strategic sequence of parking-to-retail-to-theme-park remains in place. The land consolidation allows a larger
Theme Park project if market projections warrant it, and if not, some parts of the land north of the realigned road can be reserved for other uses.
For the Studio itself, the approach remains the same preserve the existing character of the Studio by avoiding developing the central area that
naturally links to the prime outdoor shooting area around the lake and limit growth to the crescent and the panhandle.
Scheme 3: Chitra Marg
Realigns Film City Road to the North
The Main Street scheme responds to the attraction of making all of the Film City land contiguous, which is achieved by realigning Film City Road to its
north. Boundaries, where they occur, thereby become administrative, not physical, which adds flexibility in planning and phasing long-range growth.
The re-alignment creates new frontage opportunities along Film City Road, which now no longer passes close to the existing Studio. There is therefore
an opportunity to offer an attractive location to more independent-minded film makers that nevertheless wish to locate at Film City for all the
advantages that promises.
As illustrated, the realigned Film City Road frontage serves as immediate access to four independents, and still leaves enough land for the
development of the Entertainment Retail and Theme Park without impinging on the existing Studio lot.
The creation of Main Street starts at the entry to a retail street, which leads to the Bollywood Museum, and from there to the Theme Park. As in any
other entertainment and/or shopping environment of this size, numerous modes of transportation will be available to move people as required, and
tours of the Film City Studio itself will be conducted by bus in a controlled environment.
Direct access to the Studio from Film City Road is still provided at the north-east side of the Studio and, as in the other two schemes, new development
