VISUAL INSPECTION & CRITICAL
OBSERVATIONS
 Building Common Area
1. Overall condition of plinth: Floor is leveled
2. Settlement: Not seen at plinth level.
 External faces
1. The building is a framed structure made of RCC columns, beams & slabs
2. Growth of vegetation is observed between columns C1,C20,C17,C18,C12,C9-C10,C7
3. Chajja near C19-C20 columns shows deep cracks and steel reinforcement is corroded at
Ground and 2nd Floor Level.
4. Pipe leakages between section C18- C19 columns at 1st & 2nd floor level and with algae
growth at traps 1st & 2nd floor level.
5. Bulging of beam is observed between columns C16,C17 at First floor level and columns C5-C22
6. Long cracks have been observed on beam between columns C13 and C15 at first floor level
and growth of termites are observed at many places & steel is exposed at several places.
7. Long cracks have been observed on beam between columns C13 and C15 at first floor level
and growth of termites are observed at many places & steel is exposed at several places.
8. Balcony wall shows moderate amount of surface cracks at 1st level between columns C13-
C12.
 Masonry & Plaster : Cracks have been observed at few locations on the exterior surface.
 Plumbing : The plumbing lines are having leakages from the building.
 Terrace : Cleanliness has been observed to be adequate.
 Over Head Water Tank : RCC water tanks provided at terrace resting on RCC platform which
is directly on the floor slab. Slab supporting Water Tank has shown high amount of distress &
steel is exposed at several places at terrace floor level.
 Internal Faces
1. Overloading : Not Observed
2. Mezzanine / lofts : Lofts are observed in Kitchen & above WC & Bath.
3. Vibration : Not felt
4. Termites : Observed, Majorly in Room No. 1 at Ground Floo
RESULTS OF NDT TESTS
REPAIRING OF COLUMNS

All Columns on Ground and 1st floor level which are having more than 20% surface
exposed or more than 10% reduction in diameter of Main Reinforcement or multiple
column stirrups are deteriorated or dislodged. It shall be done by jacketing columns
using conventional RCC / Reinforcement with Micro-concrete cover / Fiber Wrapping
with Micro-concrete cover.
Procedure:
i. Remove distressed surface / loose cover.
ii. Remove adjoining walls up to 1.0 m in width.
iii. Provide propping.
iv. Remove upper slab up to at least 0.60 m extra width.
v. Excavate up to footing top.
vi. Apply “RUSTICIDE” to reinforcement and remove scales of corrosion after 24
hours.
vii. Ensure removal of “RUSTICIDE” using wire brush / cotton swab. viii. Repeat this
procedure again to ensure that all the corroded portion of the reinforcement is
removed.
viii. Apply the RUST PASSIVATOR to the reinforcement.
ix. Place main reinforcement from top of footing.
x. Place shuttering and cast the column.
REPAIRING OF BEAMS
a) Minor repairs using PMM for beams
It is suggested for columns having up to 20% surface exposed and lesser than 10%
reduction in diameter of Main Reinforcement and no multiple column stirrups are
deteriorated or dislodged.
Procedure:
i. Remove distressed surface / loose cover.
ii. Apply “RUSTICIDE” to reinforcement and remove scales of corrosion after 24
hours.
iii. Ensure removal of “RUSTICIDE” using wire brush / cotton swab.
iv. Repeat this procedure again to ensure that all the corroded portion of the
reinforcement is removed.
v. Apply the RUST PASSIVATOR to the reinforcement.
vi. After 24 hours apply bond coat of epoxy and prepare surface for PMM by
sprinkling sand on the tacky surface.
vii. Use Polymer Modified Mortar as directed by the manufacture to hand-pack the
voids in the concrete core / cover.
viii. Cure the surface for at least 7 days and finish by plastering.
b) Major repair with micro-concrete (with additional bottom reinforcement and U
stirrupswhere steel reinforcement is heavily corroded).Procedure similar as that for
columns
REPAIRING OF SLABS

a) Minor Repair - (Minor spalling up to 40% and reinforcement reduction in diameter


lesser than 10% and instant, plaster may de-bond): PMM with epoxy coat with sand
sprinkling.
b) Major - (High vibration / Deflection / Cover Concrete spall more than 40% /
Reduction in diameter of rebar more than 10%)
Recasting of Slab : Procedure:
i. Immediately provide concentric propping from ground floor.
ii. Remove slab using low amplitude, high frequency electric chippers.
iii. Beam at slab junction to be shaped like wedge.
iv. Provide shuttering, reinforcement & provide lapping using “HILTI” anchors.
v. Casting of slab shall be carried out after due checking of design reinforcement,
lapping of reinforcement, cover to the reinforcement and the shuttering.
OR
Strengthening of severely damaged RCC slab panels using steel joists : Procedure
i. Provide steel joist at L/3 and
ii. Provide FRP wrap at top of slab above the steel joist locations to resist the negative
moment generated in slab.
iii. Repair slab using PMM/Cement concrete as the case may be.
