CONSTRUCTION TECNOLOGY- NVQ LEVEL-5

BUILDING TECNOLOGY - 1
Module Code- F45C001M09
INTRODUCTION TO CONSTRUCTION INDUSTRY

 Construction is a significant part of industrial culture, a manifestation of its diversity

and complexity and a measure of its mastery of natural forces, which can produce a
widely varied built environment to serve the diverse needs of society.
 Shelter is fundamental need and housing is a people process and also process of
building human civilization.
 From prehistoric era, Human looked for shelter to protect against severe weather
condition, safety against animals. They were at beginning , under tree , in a cave,
hollow of the tree and started building housing associated with agricultural parties.
Then building technology developed step by step. Ancient buildings are evidence of
their skills on construction.
CONSTRUCTION INDUSTRY AND ASSOCIATED
INSTITUTIONS

CIDA
Construction Industry Development Authority is responsible for regulating
construction activities within Sri Lanka.
The institution involves in Grading and Registering contractors, training
labours and determining limitations of raw materials related to the
construction industry.
ICTAD(Institute of construction training and development) is old name of
CIDA. It grades civil contractors from C9 – CS2 , financial limitations were
determined to every grade by CIDA.
BUILDING DEPARTMENT
The Building department was established in 1969,considered as sole authority and
advisory body in the field of Building works of Government & semi government.
These functions are taken in different forms with time and are modified to satisfy the
requirements of client organization and also keeping with government policies.
The following services are handled by Building department,
• Project proposals
• Consultancy services
• Project management services
• Maintenance ,improvement to building
STATE ENGINEERING COOPERATION

State Engineering Cooperation , a semi government institution

functioning under the purview of the Ministry of Housing and
Construction was established.
The following services are handled by Building department,
• Provision of engineering services
• Provision of construction equipment
• Plan designing
• Provision of training and research
CECB

Central Engineering Consultancy Bureau was established as a fully owned

state enterprise by the government in 1979, presently it is attached to the
ministry of Mahaweli development and environment. Construction services
are undertaken by Central Engineering Services(pvt)ltd.
The following services are handled by Building department,
• Design
• Consultancy
• Design & built
• Construction
• Architectural & structural services
GOVERNMENT ORGANIZATIONS WHICH ENFORCING
BUILDING LAWS

Local Government
 Pradeshiya Sabha
 Municipal council
 The Urban Development Authority(UDA)
The Central Environmental Authority(CEA)
• Coordinates policy on overall environmental issues
Conservation bodies(Archeological Department)
• Concerns with the protection of buildings which have the historical and cultural importance
WHY BUILDING LAWS ARE NECESSARY?

To improve the Public health and safety against hazards

To regulate the Land use and zoning
Ensuring flexibility for future planning
Preservation of natural resources
BUILDING PROJECTS

PROJECT
Project is the process of creating a specific result by carrying out a series of
activities.
Project have specific objectives to be completed within certain requirements.
Have defined start, end dates.
Have funding limits
Need resources
Be a complex effort.
OBJECTIVES OF A SUCCESSFUL PROJECT

Fulfills the requirements of performance and quality specified by the client and
meets all statutory regulations.
To be completed within the budgeted cost of the project.
Should be Handedover on or before the date of completion required by the
client.

FEASIBILITY OF A PROJECT
Functional feasibility
Technical feasibility
Financial feasibility
TRIPLE CONSRAINTS OF PROJECT MANAGEMENT

DESIGN TEAM MEMBERS IN PROJECT

Architect - Drives the project aesthetics space planning and finishes

Contractor
Client - owner, sets requirement and Aspiration
Quantity surveyor - Responsible for budgeting and cost planning.
Project manager
Structural engineer - Ensures the structure’s stability and durability by analyzing the
strength
Civil, electrical and mechanical engineers - Responsible for Electrical, mechanical,
plumbing ingredients of building .
ROLE OF A DESIGN TEAM LEADER IN A PROJECT

State objectives and provide information to project

Agree on priorities and time-tables
Define roles and responsibilities of team members and methods of
communication
Define method of work, confirm tender procedures and contract agreements.
Confirm or amend all agreements of preliminary meeting
Agree checklist of actions to be taken.
Confirm planning and progressive techniques
Coordinate the entire operation
FUNCTIONS OF A QUANTITY SURVEYOR IN A PROJECT

Advise on what size and standard of structure can be erected for any given
expenditure
Advise on the economics of a project and the preparation of a budget
Cooperate with the designers to ensure that a building can be erected within
an approved expenditure
Advise on tendering procedures and contractual arrangements, prepare
documents for obtaining tenders and arranging a contract.
Exercise control during the constructions so that the cost is not exceeded.
EXTERNAL FACTORS WHICH MAY AFFECT THE LIFE CYCLE OF
PROJECT

Changes in government policy

Changes in the financial climate
Changes in people’s attitude
Political fluctuations & influences
Insufficient interactions between the client, architect, and structural
engineers
CLIENT REQUIREMENTS AND THE DESIGN PHASE

STAGES OF PROJECT DESIGN PHASE

Pre-design Construction
• Need definition • Construction pre-planning
• Need evaluation • Construction control
• Resource planning • Construction completion
• Site & brief • Contractual completion
Design Post-construction
• Outline design • Building operation
• Final sketch design • Maintenance
• Detail design • Performance appraisal
• Contract preparation • Improvement, disposal
ARCHITECTURAL AND STRUCTURAL DESIGN
CONSIDERATIONS

 Architecture which has been called a ‘mother of arts’ is concerned with design
arrangement & manipulation of the physical properties of a space and unite
other arts form.
 It provides spaces for daily activities , appears to our aesthetic sensibilities, by
choosing combining material, colour and shapes.
 Architecture has artistic qualities and must satisfy practical considerations
 A building can’t just be aesthetically pleasing it requires to accompany the
comfort and efficiency level of people in it.
 If building does not fulfill comfort, it fails architecturally.
FACTORS INFLUENCING ARCHITECTURE

Topography
Building Materials used for construction
Geological & Environmental conditions- influence of plan/wall/roof
Social infrastructure & history
Purpose for which building to be constructed
Financial feasibility
Structural design is the methodical investigation of the stability , strength,
and rigidity of structures.
The basic objective in structural design is to produce a structure capable for
resisting all applied loads without failure along its intended life.

FACTORS CONSIDERED ON STRUCTURAL DESIGN

Type of structure
Site condition
Loading condition
Environment exposing condition
Type of construction material
