• To assess the condition of Civil & Interior works, MEP Services (including HVAC,
PHE, FLS/FPS, IT, AV and BMS)

• Collation / observation of all technical data of floor Infrastructure

• Gaining an understanding of the technical condition and design of the property, including
identifying defects, poor performance and opportunities for improvement

FLOOR INFORMATION AND STATUS
Floor information and status
C&I:
1. Seepage was found in multiple locations on walls and ceiling in reception area and pantry (left
wing & right wing), ceiling of female restroom (left wing).
2. Gypsum ceiling and Grid ceiling were damaged at few locations.
3. Glazed partition (Wideline make) are in good condition. Partition frames may require
replacement.
4. Board partitions (workstations) in moderate condition.
5. Wall laminates, pinboard panels, column laminates and wall artworks in good condition.
6. Carpet flooring in worn out/ very poor condition in left wing. Stacking of materials has
additionally damaged the existing flooring.
7. Male, Female and Handicap restrooms, Male and Female changing room are fully functional
and in good condition. All sanitary fixtures (Hindware make) in good condition. Few fixtures
may require replacement.
8. Workstations (Haworth) and Chairs (Herman Miller) in good condition.
9. Workstation power socket functional- 1 switch, 3 sockets and 2 CAT6 port (Roma RJ 45)
10. Most of the furniture (Loose and Modular) are in good condition and can be reused.
11. Extra tables available in Right wing- all in good condition.
12. Service lift available in each wing and functional.

MEP/AV & IT:
1. Seepage in pantry, restroom area being rectified by the builder.
2. Main plumbing lines are functional and in good condition.
3. Separate fire line system for each wing.
4. Electrcial and UPS load data was not available.- to be checked from FM
5. Fully furnished office with HVAC, VAV units, UPS, FA/PA, FPS, Lights, LMS, AV & IT Infrastructure
in working condition.
6. 2 No. Electrical rooms – for Raw power and for UPS power in each wing
7. Electrical Room – 10A DB, RPDB, UPSDB, LDB, ELDB, DB for VAV.
8. 1 No. Hub room in each wing – Specification data not available
9. 1 No. BMS room in Right wing- Specification data not available

11. Chiller in Basement 3; Chiller capacity 2400 T

functionality. AV & IT infrastructure fully functional in Right wing.
