The design of the new, decentralised heating and hot water system allowed for
the calculation of efficient energy demands for individual buildings on this large
business park. This allowed accurate energy supply negotiations with the gas
utility company. Installation of the new system was complex, but was undertaken
without any disruption of supply to the business park tenants. Workshop and
industrial buildings were fitted with gas-fired radiant heaters to heat occupants.

A Carbon Trust funded energy
audit revealed major savings
from the renewal of aging
plant and controls...
Bretby Business Park in Derbyshire
hosts over 70 companies who employ
around 1,000 people. A Carbon Trust
funded assessment revealed the
potential for huge energy savings. The
aging and inefficient centralised steam-
based heating plant was replaced with
10 decentralised gas fired boiler houses.
The existing steam system was old
and in a poor state of repair - it was kept
fully energised all year round, which
created steam and condensate losses
continuously. Barrie Waring was
commissioned to design the new system
and also undertook the project
management of the installation.
This large project shows how major
energy savings are realised through the
replacement of old, inefficient boilers
and heating distribution systems. It was
also encouraging to note that the scale
of initial savings and cost estimates
were reasonably accurately achieved in
practice.
The total energy savings, including
some maintenance savings, amounted
to £180,000 per year, for an installation
cost of £520,000, which equates to a
simple payback period of 2.9 years.
This project aptly reiterates the
importance of upgrading aging
plant and controls to ensure
energy efficiency.
