Rural areas are no longer solely agricultural but have experienced growth in housing, industry, and commerce due to urban sprawl. Factors influencing land use in rural-urban fringe areas include existing land uses, demands for uses like landfills and recreation, planning policies, costs, proximity to other land uses, and access. The future of rural-urban fringe areas will depend on whether surrounding urban areas are growing or declining. Growing cities put more pressure on fringe lands, while declining cities have available inner-city land.
