The Years Ahead Unit sales of residential property will likely decline 12-15% nationally in 2006-2007 and then rise slightly from 2008-2010. Volumes of sales will likely decline 6-8% and then rebound in these same time  periods.  Atlanta will experience a softer landing
The Years Ahead ….. the market favors those with strong commitments to recruiting and developing sales professionals, marketing, technology and other sales professional support services.
The Years Ahead Unlike the past, mortgage, title and other settlement services will not be a “nice” add-on to a firm’s success; Being able to offer packaged/bundled real estate services and capture these earnings for the organization will be a critical  factor in defining who wins.

The Internet As consumers utilize the Web earlier and more frequently they will seek companies and sales professionals that offer customized services that fit unique consumer demands
Consumerism Trustworthiness Representation Communication
Consumerism Over the past 5 years of consumer studies  the desire by housing consumers to utilize traditional housing professionals has stayed steady. Over 80% of consumers indicate that they prefer the use of traditional housing services.
Rise of alternatives The flat fee/discount segment of the market grew quickly from 2002 to 2005 and then has retreated in 2006.
Key Take Aways Delivering a consistently superior consumer experience will define the winning organizations by 2010. American housing consumers continue to  favor the use of traditional “full service” real estate professionals.
Value Proposition Price Trust Convenience
Value Proposition Where providers of service can’t or won’t provide “trust” or “convenience” then consumers will seek adjustments in “price”.

Are You Playing to Win or  Are You Playing Not to Lose? Here are the steps Michael suggests for ensuring that you are playing to win: Make decisions with an attitude of determination and courage. Focus attention on the  desirable  result and avoid what-ifs. Be bold.
Are You Playing to Win or  Are You Playing Not to Lose? 4.Be persistent, especially when the obstacles are big.  5.Move further out on the limb than you feel comfortable with, but not so far as to be careless.  6.Surround yourself with people who will push you, not restrain you with fear.

Against the advice of banks and government, Yunus carried on giving out 'micro-loans', and in 1983 formed the Grameen Bank, meaning 'village bank' founded on principles of trust and solidarity. In Bangladesh today, Grameen has 1,084 branches, with 12,500 staff serving 2.1 million borrowers in 37,000 villages. On any working day Grameen collects an average of $1.5 million in weekly installments. Of the borrowers, 94% are women and over 98% of the loans are paid back, a recovery rate higher than any other banking system. Grameen methods are applied in projects in 58 countries, including the US, Canada, France, The Netherlands and Norway.
